  • Mayor Joy Cooper: Better Safety At Our Schools

Mayor Joy Cooper: Better Safety At Our Schools By Hallandale Beach Mayor Joy Cooper August 23, 2024 Share Last week, I had the chance to join with many Mayors at a School Board Round Table. This was not the first but the third in a year to discuss the future of our schools. Over the past year, we all have had to reevaluate and work to address under enrollment and how we can unite to make sure our public school system is successful. While it was not the first Mayors meeting it was the first with the new School Board Superintendent Dr. Howard Hepburn and his team. We all know that there has been continued uncertainty and upheaval at the school board. I cannot tell readers what the backstory is, but I can tell you Mayors are very tuned in to working for our students. We do not have control over the school board’s actions, but we can and do have the voice for many parents that simply cannot attend meetings to advocate. This meeting was a breath of fresh air. We finally have metal detectors rolled out in our High Schools. In our K-8 Schools, we have safety upgrades and added security on all campuses. After the state finally demanded phone policies, a policy of no phone use during school hours. They have rolled out “Discount to Reconnect.” It is a simple concept. Students should be focused on class, their surroundings, and their fellow classmates. It is a way to re-engage and learn to connect with one another. This is between the morning bell to the end bell unless they are needed for class. This means that all cell phones need to be in airplane mode. I personally had a debate with my eldest daughter about having no phones. Her argument included: ‘But Mom what if it is an emergency? What if I need to contact him? Remember, they had a school alert, and he was stuck in a bathroom not knowing what was happening and I was talking with him.” I looked at her and said “exactly, what if a shooter heard him talking?” There is nothing that a student needs more than an environment focused learning. There is no true need for phones in a classroom. Parents can drop their children off and certainly give students instructions for picking up or planning safe after school activities. If those plans need to be changed that is why there are offices. I attended the first day of school at Gulfstream Academy K-8. It was safe and all teachers and support staff were fully engaged in assisting parents that needed help. At no time was anyone without an ID allowed to enter the school. There was one entrance for Middle School Students and one for Elementary School Students. After the first bell there was only one entrance to the campus. School safety should be at the top of the list when it comes to our children. Our cities and the school board have worked to make sure it is the priority. Our City provides School Resource Officers-SROs at the schools and collaborates extremely closely with school safety officers and the Broward Sheriff’s Office on training and communications. With two new principals: Principal Bonny at Gulfstream Academy of Hallandale Beach K-8 and Principal Peters at Hallandale Magnet High School focused on improving school performance. It is great that they have one less distraction to address. Not only do phones distract from education, but they also create a platform for cyber bullying that needs to be stopped. While we cannot stop all phone posts we at least now have a pause during the day. Students will not be able to take pictures and videos of other students. There is a policy that addresses violations that includes confiscation and parental notification. Multiple violations can result in suspension. All parents can contact their school offices if they need to contact their child. At the Mayors Meeting, we also asked for a district wide Uniform Policy for all schools. Currently it is up to each school to make an annual decision. This policy creates another distraction from academics. In Hallandale Beach we have a Uniform Policy, and it helps to create a more disciplined environment at our K-8. It provides for less distraction and discipline issues. Also, less bullying over clothes. We need to collaborate with our teachers. We need to fight to ensure they have the resources to instruct our children. Phuc Yea Introduces The Golden Hour - A Brand New Happy Hour & Cocktail Menu Inspired By Summer, Southeast Asia & Swanky Martini Culture South Florida Sun Times May 22, 2025 Just In Time For The Sizzling Summer Nights, Phuc Yea Is Proud To Unveil The Golden Hour—A Bold New Happy Hour Experience And A Deeply Collaborative Cocktail Menu That’s Shaking Up The Way We Sip. Expect Tropical Vibes, Bold Southeast Asian Flavors And Serious Technique Behind The Bar. Offered Wednesday through Sunday from 5:00 p.m. – 7:00 p.m., The Golden Hour features 50% off all cocktails, $5 beers, wine, sake shots and $5 chicken or broccoli bao. Whether you’re kicking off a night out or sliding into an early solo session, this is where the glow-up begins. At the heart of this refresh is a swanky new martini section, cheekily titled “A ‘Tini with a Snack”—four original martinis, each with a perfectly paired bite. From the Madame Ho Chi Minh with crispy pickled onion wonton to the Đông Sơn Warrior with a sesame-peanut crumble boat, each pairing delivers a three-part flavor experience: the drink, the bite and the magic in between. Four martinis. Four bartenders. Four personalities. This menu was created as a true team effort—with each bartender on Phuc Yea’s squad bringing their own voice and vision to the table. Led by Beverage Director and Co-Owner Ani Meinhold, the group crafted cocktails that are deeply personal yet technically tight. Ani’s signature flavor layering and modern Southeast Asian flair helped shape the foundation—then each team member added their own story, shaking up something distinct and memorable. The result is a menu that’s collaborative, expressive and uniquely Phuc Yea! Served with thoughtful garnishes, these cocktails are elegant on their own—but when combined with their paired snacks, something transformative happens. Each combo creates a third flavor moment that’s unexpected, smart and deeply satisfying. This isn’t your average sip-and-snack setup. It’s culinary storytelling in liquid form. Phuc Yea’s bar is technique-driven, leaning into clarification, house infusions, CO2 carbonation, fresh, Southeast Asian ingredients like watermelon basil, red bell pepper and coco-cashew orgeat. These cocktails aren’t just delicious—they’re intentional, layered and built to impress. The Golden Hour is available by reservation in the lobby lounge and high tops via: www.phucyea.com , while the bar remains first come, first served. Free parking is available onsite, while it lasts. • Good Is Not Always Great: Why Having Good Credit Could Cost You More On A Home Mortgage

Good Is Not Always Great: Why Having Good Credit Could Cost You More On A Home Mortgage May 19, 2023 Share For many people, owning a home is a major financial goal. It's a symbol of success, a place to build a life and a long-term investment. But buying a home can also be expensive, and for most people, it requires a mortgage. When you're shopping for a mortgage, you'll find that there are a lot of fees and costs associated with the loan. One of the most important fees is the Loan Level Price Adjustment (LLPA). LLPA’s are fees that are charged by Fannie Mae and Freddie Mac, the Government-Sponsored Enterprises that back many of the mortgages in the United States. The fees are charged upfront and are based on a number of factors, including the borrower's credit score, the size of the down payment, and the type of home being purchased. The fees can range from 0.25% to 3% of the loan amount. Beginning this month, the fees for loans backed by Fannie Mae and Freddie Mac will be adjusted. The changes are the result of new federal rules that are designed to ensure that the fees charged by Fannie Mae and Freddie Mac are fair and equitable. The new rules are complex, but here's what you need to know: Fees will be based on risk Under the new rules, the fees charged by Fannie Mae and Freddie Mac will be based on risk. Borrowers who are deemed to be higher risk will pay higher fees, while borrowers who are deemed to be lower risk will pay lower fees. Factors that will be taken into account include the borrower's credit score, the size of the down payment, and the type of home being purchased. Borrowers with higher credit scores and larger down payments will be deemed to be lower risk and will pay lower fees. Borrowers with lower credit scores and smaller down payments will be deemed to be higher risk and will pay higher fees. The changes could impact how much you pay If you're in the market for a mortgage, the changes to the LLPA’s could impact how much you pay. Borrowers with higher credit scores and larger down payments may pay less in fees under the new rules, while borrowers with lower credit scores and smaller down payments may pay more. It's important to note that the changes to the LLPA’s are just one factor that can impact the cost of a mortgage. Other factors, such as interest rates and closing costs, can also impact the total cost of the loan. The changes are designed to be fair and equitable The changes to the LLPA’s are designed to be fair and equitable. Under the old system, borrowers with lower credit scores and smaller down payments often paid more in fees, even if they posed no greater risk to the lender than borrowers with higher credit scores and larger down payments. The new rules are designed to ensure that fees are based on risk, rather than arbitrary factors like credit scores and down payment sizes. This means that borrowers who pose less risk to the lender will pay less in fees, regardless of their credit scores or down payment sizes. It's worth noting that even if a borrower has an excellent credit score, they may still be charged LLPA’s if they have a low down payment or a high LTV. This is because the higher the LTV, the more significant the risk of the loan. Therefore, borrowers who put down a larger down payment or have a lower LTV are generally charged lower LLPA's. Similarly, the type of property being purchased can also affect LLPA’s. For example, investment properties or properties located in areas with a high risk of natural disasters may be subject to higher fees. This is because these properties pose a higher risk to the lender. It's important to note that LLPA’s are not the same as mortgage insurance. Mortgage insurance is an insurance policy that protects the lender in the event that the borrower defaults on the loan. Mortgage insurance is typically required for borrowers who have a down payment of less than 20%. The cost of mortgage insurance is also affected by the borrower's credit score, down payment size, and LTV. LLPA’s, on the other hand, are fees that are added to the interest rate or charged as a separate fee. They are not insurance policies and do not provide any protection to the lender in the event of default. Instead, they are used to compensate the lender for the risk they assume in providing the loan. So, how do LLPA’s affect the cost of borrowing? Let's look at an example, under the revised LLPA pricing structure, a home buyer with a 740 FICO credit score and a 15% to 20% down payment will face a 1% surcharge - an increase of 0.750% compared to the old fee of just 0.250%. Meanwhile, buyers with credit scores of 679 or lower will have their fees slashed, resulting in more favorable mortgage rates. For example, a buyer with a 620 FICO credit score with a down payment of 5% or less gets a 1.75% fee discount – a decrease from the old fee rate of 3.50% for that bracket. The effective penalty for having a credit score under 680 is now smaller than it was. It still costs more to have a lower score. For instance, if you have a score of 659 and are borrowing 75% of the home's value, you'll pay a fee equal to 1.5% of the loan balance whereas you'd pay no fee if you had a 780+ credit score. But before these changes, you would have paid a whopping 2.75% fee. On a hypothetical $300K loan, that's a difference of $3,750 in closing costs. It's also worth noting that LLPA’s can vary between lenders. Therefore, it's essential to shop around and compare offers from multiple lenders to ensure that you're getting the best possible deal. It's important to note that the changes to the LLPA’s will only impact loans that are backed by Fannie Mae and Freddie Mac. These two entities are responsible for backing a large percentage of the mortgages in the United States, but not all mortgages are backed by them. The changes to the LLPA’s are part of broader efforts to reform the mortgage industry. The LLPA changes may actually make it easier for some borrowers to qualify for a mortgage. By accurately pricing loans based on risk, lenders may be more willing to lend to borrowers who were previously deemed to be too high of a risk. If you're shopping for a mortgage, it's important to understand whether the loan is backed by Fannie Mae and Freddie Mac, and whether the new LLPA’s will impact the cost of the loan. < Previous News Next News >

With remarkable ingenuity, tenacity, and an uncanny knack for anticipating trends, her viral YouTube videos and influential status within the digital marketing community continue to make her a force to be reckoned with in the world of online content creation. However, most important to her air fryer empire is that Cathy empowers hundreds of thousands of people to dust off their air fryers and embrace using them to make simple, delicious meals in minutes. With this in mind, and the holiday cooking and gifting season on fast approach, we caught up with Cathy to discuss how she can help make celebratory meals quicker, easier and healthier by using an air fryer as well as the profound success realized through her entrepreneurship, digital marketing and Social Media influencer endeavors. MK: You are a mother of eight, and it’s been said that you don’t like to cook? Is that what made using the air fryer appealing to you? CY: Yes, that’s true. I don't like to cook. But, as a busy mom of eight kids, I needed a way to put food on the table fast--several times a day. I tried meal prep, delivery services, eating out (not good), and more. Nothing worked. Meal prep required too much time in the kitchen. And the other options were too pricey for my deal-seeking nature. That's when I started experimenting with an air fryer—which also appealed to my penchant for new technology. Soon, I discovered I could make simple, delicious, and mostly nutritious meals in minutes. When my kids ate those first dinners without complaining, I had an "aha moment" that dramatically changed how I cook and the trajectory of my business. In 2020 during the Pandemic, with a house full of family members needing to eat, I used my phone to record videos of the food I cooked in the air fryer. The kids tried and rated each recipe. Some even pitched in to help chop, mix, and measure. I posted the videos and recipes on YouTube, and here we are. I now have a family full of air fryer enthusiasts. The recipe portion of Fabulessly Frugal, which is my original business started to help families save money while enjoying delicious meals, has grown so much that we spun off the cooking content into a site called Empowered Cooks. As a complement to that, I also launched Pine & Pepper, which is a physical product line of cooking accessories. Ironically, my reluctance to cook was an essential ingredient for building this thriving culinary business that helps people (like me) feel more confident in the kitchen. MK: I understand your Empowered Cooks multimedia platform is designed to guide everyday home cooks on the use of air fryers. What will folks find there? CY: At Empowered Cooks online, my "Air Fryer Recipes" cookbook filled with over 150 recipes is available. To date, it has sold over 35,000 copies worldwide, giving folks the confidence and inspiration to enjoy all that an air fryer has to offer. Other resources on the: https://EmpoweredCooks.com platform include access to an air fryer cooking catalog with over 300 video recipes, accessories, a transformative video course, and interactive cooking class sessions where new and experienced air fryer enthusiasts gather with me to cook and chat as we air fry foods in real time! Overall, this platform motivated home cooks to learn the basics of air frying and feel empowered to experiment with more recipes as they progress with the appliance. MK: Also a prolific Social Media influencer, your YouTube channel, itself, boasts over 730,000 subscribers. What resources do you provide there? CY: On my YouTube channel users will find endless air fryer inspirations! I share easy, delicious ways to make the most of your air fryer. With it, I'm on a mission to empower everyday cooks like me to feel more confident in the kitchen. With simple ingredients and easy-to-follow instructions, every air fryer recipe on this channel will help you make delicious, and mostly nutritious, air fryer meals in minutes. We make recipes ranging from amazing air fryer chicken to salmon, steak, veggies, baked goods, and desserts in a fraction of the time it normally takes. Some of my most popular videos include "4 of THE BEST Air Fryers in 2023--And What to AVOID," 15 Things You DIDN’T KNOW the Air Fryer Could Make, "Top 12 AIR FRYER MISTAKES," and "These 15 Recipes Will MAKE YOU WANT an Air Fryer." MK: To what do you attribute your book, “Easy Air Fryer Recipe Book: Best Airfryer Cookbook Recipes for Beginners to Advanced,” having realized such tremendous success? CY: Yes, the book project has been such a joy. Inside, readers find more than 150 easy and delicious recipes complete with gorgeous photos. This includes delicious, healthy and effortless meals conveniently organized into six sections: Breakfast, Main Dishes (grouped by protein), Veggies & Sides, Snack & Sandwiches, and Desserts. At the end of the book, you’ll find additional quick tips, cheat sheets, conversion charts, and other resources. Overall, this book is written to transform your air fryer into your all-time favorite kitchen appliance, and teach you how to use your air fryer to create recipes everyone will love. Yummy Air Fryer Recipes aren't full of complicated recipes or crazy ingredients. Each recipe is simple enough for anyone to make, and includes pictures. Plus, the index is arranged to help you quickly find recipes in different categories and ingredients so that you can easily use items you already have on hand in your fridge or your pantry. If you want to up-level what you make in your air fryer, Yummy Air Fryer Recipes is the cookbook recipe book providing simple-to-follow recipe guidelines getting you top notch results every single time. MK: You mentioned that you also offer kitchen accessories and resources—what’s available for sale? CY: Through our Pine & Pepper online eCommerce store that’s linked with Empowered Cooks, we offer nearly 30 helpful tools, books and recipe resources—some available for as little as 99 cents—to help users make air frying simple, accessible and to get food on the table fast. One of my favorites is a handy magnetic air fryer cheat sheet, which is designed to help prevent overcooked food, helping users cook over 85 foods to perfection. There are also gadgets like the Mistifi 6-ounce Oil Spray Bottle; Premium Air Fryer Liners Premium Air Fryer Liners and an Instant Read Food Thermometer. And, of course, there is the paperback cookbook as well as a wide range of general and specialized digital recipes books—all under $8—available for immediate download. From Protein-focused, dessert, kid-friendly, pizza pleasers and meals for two, to Diabetic, Gluten-Free, Vegetarian and Dairy-Free recipe books, we have something for everyone. For those who really want to dig in, there’s also my “Air Fryers Unleashed! Digital Course” as well as the “Cooking with Cathy” 6-month subscription. MK: What does the “Cooking with Cathy” 6-month subscription entail? CY: This is a really exciting, immersive option that provides 6-Months of live online cooking classes designed to help participants make fast, delicious, and easy air fryer meals in the comfort of their own kitchen. It's about so much more than just following a recipe; it's about having a group of people to share it with. Our "Cooking with Cathy Community" allows users to actively participate, learn, ask questions and get premium support when needed. The format is an online Zoom class with recipe cards to print at home. The subscription provides a monthly live cooking show plus access to past recorded shows. MK: I believe Fabulessly Frugal has an app as well. Tell us about that. CY: Yes, shopping smart has never been easier. The Fabulessly Frugal app is a mobile database of the best online deals available. Users get deal alerts when you select your favorite brands, shopping categories, or products. And you get access to a price comparison tool that ensures you never fall for "marketing math tricks" again. MK: You had published findings from a survey you conducted unveiling insights into air fryer enthusiasts’ preferences—what did you glean from that? CY: The insights gained from that survey, conducted among our audience of nearly 650,000 subscribers, were compelling, with participants representing a diverse audience demographic. This ranged from empty nesters to a growing cohort of younger enthusiasts between their teens and mid-20s. Among the findings, the survey revealed that owning an air fryer led to faster and more efficient cooking for well over half (67.8%) of users, a shift towards healthier cooking for 44.5%, and increased culinary experimentation for 43%. The usage pattern indicated that 39.7% utilize the air fryer several times a week, 36% use it daily or almost daily, and 9.6% use it once a week. It's been amazing to get these survey results. The insights are opening up new ways for us to support our air fryer community. It's pretty cool to think that air fryers, once just a gadget for zapping frozen foods, have become a kitchen game-changer. We're here to keep bringing everyday cooks the best tips, recipes, and advice, whether they're just starting with an air fryer or have been experimenting with it for a while. It's awesome to be part of the journey with this fantastic kitchen innovation. Cathy and her multi-faceted Empowered Cooks and Pine & Pepper platforms are bringing the delight of air frying to countless kitchens—and her overarching business insights are inspiring other aspiring entrepreneurs. She's thoughtfully curated a collection of high-quality kitchen tools and recipe books designed to help you prepare air fryer meals quickly and easily, without sacrificing flavor or quality.
