    Get Creative In 2024: Performing Art Programs For Adult & Children Start January 20th, 2024 January 11, 2024 Share A new and exciting semester of Performing Arts classes for all ages and skill levels kicks off soon at the Broward Center for the Performing Arts. Enrollment is now open for Winter/Spring classes that begin on Saturday, January 20th, 2024. The Broward Center’s Performing Arts Programs, voted Favorite Arts Program by South Florida Family Magazine from 2018 through 2023, allow participants to learn something new, try something different, explore their creative side from a talented team of theater professionals. Skills-Building and Performance Classes in Singing, Dancing, Acting and Improv are designed to encourage artistic expression, develop skills in all areas of the Performing Arts and help students build Self-Confidence in a fun and Supportive Environment. Many classes end with showcases and performances at the Broward Center. Financial need-based Full and Partial Scholarships are available for the 2024 Winter Theater Classes for Kids, Tweens and Teens. Scholarship Applications will be accepted until Thursday, January 4th, 2024 and families in Broward, Palm Beach and Miami-Dade Counties are encouraged to apply. All dates, times, teaching artists and instructors are subject to change and current openings are limited. Classes for K through High School Kindergarteners learn about story structure while increasing their Vocabulary, Confidence, Creativity and Problem-Solving Skills in Dramatic Play: Epic Explorations & Travels. They will explore a different book and theme each week in this Introductory Drama Class and embark on an epic adventure using props and dramatic play. Young performers learn to use their body, voice and imagination as they take epic journeys, explore new lands and meet exotic characters and animals from around the world. Intro to Musical Theater is offered in age-appropriate classes for grades K-2 and 3-5 as each explores the dynamic world of musical theater to develop the basics of singing, dancing and acting using songs and choreography from a wide range of popular Broadway musicals in a supportive environment. Additionally, students learn stage directions, basic dance steps, terminology, and also engage in healthy vocal production techniques. Family and friends are invited to an open class at the end of the semester and two sessions of this class are recommended. Elementary School Students in grades 3-5 will also enjoy the Intermediate Class Sing! Dance! Act! as they continue to develop musical theater skills such as movement and choreography, healthy vocal production technique, character development and overall focus and stage presence. The prerequisite for this class includes prior musical theater classes or experience. Broadway Dance, Grades 4-9, is the exploration of Traditional and Contemporary Broadway Dance Styles that include elements of: Ballet, Jazz and Modern Dance. Perfect for students who wish to learn the basic steps found in musical theater dance and improve their dance skills for auditions and performances, this Beginner-Level Class focuses on core fundamental exercises and technical steps while introducing a variety of movement styles. Musical Theater Singing is a group singing class that is perfect for students in grades 6-12 who love show tunes. Students will learn songs from some of Broadway’s greatest composers while focusing on healthy vocal and breathing techniques, creating a character through song, and developing overall stage presence. Basic music theory and sight-reading instruction are included. All levels are welcome as students will sing in group numbers and explore their specific skill level through solos and duets. Principles of acting for students in grades 9-12 are explored in Teen Acting. Created specifically for teens, this class will help students develop a foundational understanding of character, diction, vocal projection and breath control while building physical awareness and theater vocabulary. Warm-ups, theater games and in-class performances help students grow in self-confidence, public speaking and creativity. Acting & Improv is available for students in Grades 4-6 and explores the “fun”damentals of Acting and Improv Skills. Youngsters will build confidence and stretch their imagination as they explore how to use their bodies, voices and minds to create characters and imaginary circumstances through interactive warm-ups and skills-building activities. This class is perfect for strengthening Social Interactions and developing Effective Listening and Communication Skills. Classes for Adults Designed for ages 18 and up, these classes are available to any performing arts lover wishing to simply get in on the fun or improve skills in a variety of dynamic and engaging classes. Breathwork is a new class offering that takes place over the course of three separate weeks (one evening class per week) and teaches students the art of becoming aware of their breath and breathing in conscious, controlled patterns to promote Relaxation, Self-Awareness and Overall Well-Being. Students will gradually increase their breath stamina in these powerful breathwork classes that build weekly to help revitalize their entire being, boost their Immune System and shift energy within. Explore the connection between breath and voice with Breathwork for Singers. Adequate for seasoned vocalists or beginners with a passion for music, this innovative class is designed to unleash the full potential of students’ voices and elevate their singing skills through specialized breathwork techniques focusing on breath awareness and control, vocal endurance and expressive performance. At the end of the session, students will learn how to extend their vocal range and stamina, how to exercise precise control over inhalation and exhalation and get a better sense for their breath's connection to sound production. Broadway Dance is designed for adults who love dancing and high-energy. The class is taught by an experienced choreographer who offers the perfect way to help adults stay fit while learning basic steps and explosive choreography from some of Broadway’s greatest shows. Designed for adults who enjoy singing Broadway show tunes and wish to improve their vocal technique, the Musical Theater Singing class uses musical theater songs to teach proper vocal production, breath control and how to act out a song. No previous singing experience is necessary as students learn group numbers in a supportive environment. Students explore all aspects of musical theater including solo and ensemble singing, scene work and Musical Theater Improv during Adult Musical Theater Experience. There is something for every musical theater performer in this class as students work individually and in groups to develop their skills. Adult Improv Foundations is a fun introduction to the world of Improv for beginners, as well as an opportunity for the more experienced improviser to refresh and hone skills. Learn the fundamentals of acting in a nurturing atmosphere with Adult Acting: Try It! This class allows students to participate in physical and vocal warm-ups, improvisation, theater games and more. Acting Foundations will increase skills and Self-Awareness as students build on the foundations of the acting process in a collaborative and creative environment. Stretch your acting abilities, strengthen your instincts and explore acting abilities through improvisation, movement and voice in this acting class. Develop techniques to build a full-bodied, compelling character from the inside out using monologues and scene work. Adult Acting: Scene Study is for serious students interested in building their craft as they further their understanding of script analysis and character development. Students dig into more complex material through analysis, exercises and movement in this advanced class. Breath, body and the intellect are explored as character details and specificity are created. This class increases skills and Self-Awareness and prepares students for entry into the professional acting community. A teacher assessment is required for enrollment in this class. In the tradition of SNL, Key & Peele and Monty Python, the Sketch Comedy adult class explores the world of sketch comedy, identifying various comedic styles, and then creating material using them. In this introduction to sketch comedy, participants will work out concepts in class as well as at home. Pieces will be selected by the instructor from material developed in class and presented in a final class showcase. Classes Culminating in Performances Let’s Explore a Show! is a class for young performers in Grades 1-3 that culminates in a performance where family and friends are invited to witness the magic. This immersive experience guides students through the captivating journey of bringing a show to life, from auditions to final bows. Taught by theater professionals, the class covers the fundamentals of acting, singing and dancing in the vibrant setting of the JM Family Studio Theater. As they hone their skills, students not only create lasting memories on stage but also have a blast along the way. Class fee includes a script and costume pieces. Youth Spring Musical: Mean Girls Jr., for students in Grades 5-10, is offered in partnership with The Performance Project, Inc. In this all-encompassing theatrical experience students learn acting, singing and dancing as well as production disciplines such as costumes, props, make-up and staging and use these skills to put on a final show. Adapted from Tina Fey’s 2004 Blockbuster Film and the Broadway smash hit, the script for Mean Girls JR. was specifically written for tween groups to perform. Students in Grades 4-12 may audition for the MTI Pilot Production/Advanced Musical Theater Workshop of Dreamworks Theatricals Trolls the Musical Jr. The Broward Center has been selected by Music Theater International (MTI) and Dreamworks Theatricals to produce a pilot production of this brand-new musical adventure, set after the events of the first film. As one of the first theaters in the country to produce the junior version of this brand-new original musical, students have a unique opportunity to continue developing their musical theater skills while working on an exciting pilot production. Classes and rehearsals will culminate in three performances at the Broward Center’s Amaturo Theater. This project is made possible by support from Florida Theatrical Association and Funding Arts Broward. Middle and High School Students from Grades 6-12 may audition to join Broward Center Spotlights, a performing vocal ensemble perfect for students who love to sing in front of an audience that includes performances at community events and in the Spring Spectacular. Students in Grades 9-12 may audition for Mean Girls – High School Version is which advanced techniques in acting, singing and dance are integrated into the rehearsal process and culminate in a full-length musical production, offered in partnership with The Performance Project, Inc. All Abilities Classes No experience is necessary to enjoy monthly All Abilities classes announced throughout the season. These interactive and engaging arts experiences are led by teaching artists and followed by refreshments. All Abilities classes are made possible with support from the Taft Foundation. Once again, the Broward Center will feature the Special Stars Class for the neurodiverse community offering a unique performing arts experience for those ages 16 and older. The city is rolling out a Motorized Scooter Registration Program to enhance your Safety and Security. We’re introducing Scoot Safe! Sunny Isles Beach. If you plan to operate your motorized scooter within city limits, it’s now required to complete the Registration Process under Ordinance 2023-609. But here’s the good news – this registration is not just about following the rules; it’s about safeguarding your scooter. In the unfortunate event of theft and other security concerns, having your scooter registered can make all the difference. Getting on board with the program is easy as a breeze. Just go online and register your motorized scooter. After completing the Online Registration Form, applicants will be mailed a Registration Decal. The Decal must be affixed to the scooter in a visible location. This Decal is like your scooter’s very own badge – simply pop it on the front of your scooter (we recommend within 12 inches from the top), and you’re ready to hit the road! Decals are NOT transferable from one scooter to another. However, a Decal is transferable from one person to another when there has been a change in ownership of the scooter and in accordance with a change in the registration of the motorized scooter. In addition to registration, this ordinance outlines some important rules for safe scooter operation. Here’s the scoop: Follow Traffic Signals: Just like any other vehicle, riders must obey official traffic-control signals and signs. It’s all about keeping everyone safe and sound. Speed Limit: Motorized scooters should not exceed 15 miles per hour on sidewalks and should not exceed 20 miles per hour on the roadway. It’s a fun ride, but let’s keep it safe. Safety First: If you’re under 16, don’t forget to wear your helmet. We’ve got your noggin covered! Solo Ride: Scooters are meant for one person at a time, so it’s all about your solo adventure. Ride With Traffic: Scooters must ride with the flow of traffic and follow traffic signals, using extra caution around intersections and driveways. Stay in Line: If you are riding alongside another scooter rider, you must ride in a single file line. Ears Open: While cruising, ditch the cell phone, headset, headphone, or listening device, except for a hearing aid. We need you to stay aware of your surroundings. Be Visible: Your scooter should sport a reflective front white light, visible from 500 feet away, and a reflective rear red light, visible from 600 feet away. Safety first, even in the dark!     What Is A Buyer's Financing Pre-Approval Really Telling You? By Christopher Carter - Real Estate Broker Associate August 10, 2023 Share This question comes up every time house or condo sellers receive a written purchase offer accompanied by the buyer's Pre-Approval for Mortgage Financing. Buyers already know that their offer will be taken more seriously if they support it with a Pre-Approval letter from their lender. Though what does that Pre-Approval really represent, and how dependable is it? Real Estate Markets across the country have noticeably softened from the strong Sellers Market of 2020 to mid-2022. Back then, many sellers in "hot" markets (like Florida) openly demanded cash-only offers, adding that any written offer with a Financing Contingency would be ignored. Here we are in early 2023 and times have changed. Price reductions, longer Days-On-Market, and more listings that expire without selling have brought many sellers back to the realities of buyers using Mortgage Financing. Even with Interest Rates gradually rising, Mortgage Financing is still an integral part of U.S. Real Estate Markets, especially as those resale markets move closer to balanced conditions. Sellers don't want a deal to fall through after they accept an offer and take their property off the Active market by changing the listing status to Pending (with or without contingencies). Once the listing status changes due to an accepted offer, new Potential Buyer Interest drops off significantly because the property is already locked up by another buyer. At that point, others can only submit back-up offers if they are still interested. By knowing what a financing Pre-Approval really contains (or doesn't), sellers can better decide whether to believe in it enough to commit to that one buyer. Accepted offers that go a few weeks or a month, then dissolve and terminate because of denied financing are a waste of everyone's time. Sellers are not the only ones who have to depend on Pre-Approvals. Buyers themselves need to know that what they are submitting with their offer presents a realistic picture of their ability to get mortgage financing. When buyers feel strongly enough about a property to submit a purchase offer, they want to know that they have a good chance of actually receiving financing and owning the property. Buyers should also keep in mind that with a well-supported Pre-Approval, they are more than halfway to receiving full loan approval, significantly shrinking the time needed between the accepted offer and closing. This is an important fact to tell sellers when submitting an offer with a Financing Contingency. Properly prepared mortgage Pre-Approvals give both sellers and buyers the peace of mind and confidence they need to proceed with the transaction. Many buyers and their Real Estate Agents might think a Pre-Approval goes further than a Pre-Qualification. Not really. They are just different ways to refer to the same thing because their intended use is the same: to indicate ahead of time that buyers have some chance of getting the financing they need to buy a house or condo. Whatever you want to call it - the more supported it is, the better the chances of mortgage funding arriving at the closing table. In this article, I am using "Pre-Approval" referring to any written estimate of a buyer's ability to receive mortgage financing, including Pre-Qualifications and letters of credit. Pre-Approvals are preliminary estimates of mortgage affordability based on information a buyer has provided to the lender. They are neither offers to lend, nor agreements to borrow. By definition and function, they are prepared before buyers submit an offer on a specific property. As you'll see shortly, a thorough and dependable Pre-Approval contains most of the elements needed to turn into a supported Application when a purchase offer is accepted. According to the Consumer Financial Protection Bureau (CFPB), the Federal Agency that oversees all things mortgage-related in the U.S., borrowers have made loan application when they have provided their lender with just the following 6 pieces of information: • Borrower name(s) • Stated income • Social Security Numbers (for Credit Report) • Property Value (estimate, not yet Appraisal) • Loan amount requested (for preliminary Loan-To-Value Ratio) • Specific property address Note that none of these items has to be verified in order for the buyer/borrower to have made a loan application and receive mandatory initial loan disclosures from the lender. In fact at the Pre-Application stage (Pre-Approval), lenders are prohibited from asking for supporting documents for any of these items. With the exception of a Credit Score, the beginning of a mortgage application is based entirely on information provided by the applicant without verification. However, borrowers are free to voluntarily provide verification of what they submit at this preliminary stage. That is how a Pre-Approval becomes a supported, dependable one. Providing verified details moves the Application closer to either loan approval or denial. Without additional documentation, we don't yet know in which direction it will go. A specific property address is what turns a loan inquiry (Pre-Approval) into a loan Application, causing the borrower to receive CFPB-required disclosures before continuing. Therefore, a buyer can comply with the purchase contract's Financing Contingency requirement to make a timely loan application, yet not have provided any supporting documentation up to that point. Buyers who delay providing supporting documents and verifications either voluntarily or when the lender asks for them are at risk of running out of time on their Financing Contingencies and having to bail out of the purchase. Before sending an Application to their Underwriting departments for loan approval, lenders must still ask for and receive follow-up information to support anything in the Application that the Borrower has not already provided. This can include Tax Returns, Bank Statements, Employment and Earnings Verifications, letters of explanation, and anything else needed to support what the buyer has put on the application. If most of these items are already in the file from a Pre-Approval, the full approval timeline is well ahead of schedule. Remember that the contract's Financing Contingency Period (often 45 days after an offer is accepted) is steadily counting down while all this is going on. We will discuss Financing Contingencies in depth in upcoming articles. Only after a supported Application is submitted to Underwriting (with full documentation) and it looks good for final Approval, can the lender provide a Mortgage Commitment. The Mortgage Commitment (or denial) is the only document that provides buyers with enough information to decide whether to continue on toward closing or to fall back on the Financing Contingency and bail out of the deal without penalty. It is very important for sellers to understand what is in (or not in) a buyer's Pre-Approval so they can evaluate the chances of it actually becoming a fully approved and funded mortgage loan. The better supported a Pre-Approval is, the better its chances of becoming a funded mortgage. Here is what to look for in a solid, dependable Pre-Approval: • Date prepared and name of lender • Buyer/Borrower name(s) • Purchase price and loan amount • Property Type (Single Family, Condo, Townhouse/Villa) • Term and structure of loan (30 year fixed, 5 year ARM, etc) • Proposed Occupancy (Primary Residence, Second Home, Investment) • Type of loan (Conventional, FHA, VA, USDA) • Loan or file identification number • Name and contacts of person who prepared it And here's what to do when you receive a Pre-Approval with an offer from a buyer: First, make sure ALL the above items are included - then email the person who prepared it and ask: • Have available funds for down payment and closing costs been verified? • Has this file received initial processing and preliminary Underwriting review? • Do the buyers qualify for any other loan programs than the one indicated on the Pre-Approval? (your "Plan B," if needed) Simple Yes or No answers are sufficient for the above questions And most importantly here in Florida - • Have you allowed for Property Taxes, Home-Wind-Flood Insurance, and any mandatory recurring Condo or Homeowners Association charges/fees? If so, are the amounts appropriate for the specific property now under contract? Of course, the person who prepared the Pre-Approval cannot disclose any buyer personal confidential information, though he or she can certainly answer these basic follow-up questions with a Yes or No. Being able to interpret how dependable a mortgage Pre-Approval might be is valuable for sellers, buyers, and their Real Estate Agents. Don't hesitate to ask questions now that you know what to look for in one. Many sellers think that a cash deal can be better than a financed deal. This is not necessarily the case. Cash buyers may try to offer below asking price while extracting more concessions and better terms from sellers because they think their cash should buy them a sweeter deal. A buyer with a well-supported Pre-Approval can "compete" head-to-head with a cash buyer, as long as everyone understands how supported Pre-Approvals and contract Financing Contingencies really work. Sellers should learn how to negotiate the terms of an offer, not just the price.     Spring Break Rocks: Enrollment Is Now Open For Spring Break And Summer Theater Camps At The Broward Center February 20, 2025 Share It’s never too early to plan for camp, so the Broward Center for the Performing is offering a host of popular, award-winning theater camps during spring break and throughout summer for children and teens. Enrollment is now open and space is limited. Spring Break Theater Camp 2025 Themed Spring Break Camp Rocks, this five-day camp is under the direction of Nina Felice, Executive Director of The Performance Project School of the Arts, who will share her knowledge and hands-on experience in musical theater, acting, dance, voice and technical production with students from different ages and experience levels. The one-week camp runs from 9:00 a.m. to 4:00 p.m. from March 24th - March 28th at the Rose Miniaci Arts Education Center on the Broward Center campus. This one week camp culminates with a live performance of an electrifying musical revue on a professional stage at the Broward Center on March 28th at 6:00 p.m. This high-energy show will feature iconic songs from beloved rock musicals with a lineup of power ballads, Classic Rock, Rock N' Roll and Rap. Due to limited seating, each camper will receive two tickets for guests to attend the showcase. If available, the Broward Center may be able to provide additional tickets on the first day of camp. Camp is split into age groups: grades 2 to 5, grades 6 to 8 and a teen program, for grades 9 to 12. In addition to the international and American independent films and documentaries, which it has been showing since its opening in 2013, the theatre has recently begun screening first-run films from major American studios such as Disney, Paramount, Warner Brothers, Universal and others. "We want to expand the offerings of the theatre to appeal to a wider customer base, and bring more people to Cinema Paradiso - Hollywood," explained Gregory von Hausch, President and CEO of the The Broward County Film Society (BCFS), the parent company of the theatre, as well as the Fort Lauderdale International Film Festival (FLIFF). The BCFS also just reopened the iconic Gateway Cinema in Fort Lauderdale, von Hausch noted that the addition, contributed to the Society's ability to expand its local programming. "We now have an even greater opportunity to showcase and celebrate the best in films in our theatres, making them more accessible to a wider audience," he continued.     Who Owns The Common Areas In Your Building Or Community? By Christopher Carter - Real Estate Broker Associate May 17, 2024 Share Trick question. The answer depends on whether you are in a Florida Condominium Association or a Homeowners Association. These two types of Residential Owners Associations are regulated and function very differently, and each one is treated separately in Florida Statutes, with Chapter 718 covering Condominium Associations and Chapter 720 applying to Homeowners Associations. (This article is part of my Back-To-Basics series for Condos and HOAs. Last published about a year ago, here it is updated for the many new owners and residents in Florida Condominium buildings and HOA communities.) As we get started, it is interesting to note that Florida's Condominium Act uses the term common elements, while the Homeowners Association Act refers to common areas. This difference in language is an important part of this week's topic. Today's discussion refers to residential Owners Associations in which membership is included and/or mandatory when buying property in the building or community. • In Condominium Associations, each individual unit owner owns an undivided share of the common elements. • In Homeowners Associations, the Association's corporation owns the common areas. This distinction may not seem like much at first, though it directly influences: • Voting procedures and proxies • Board of Directors authority and responsibility • How financial reserves are handled • Maintenance and repair responsibility • How changes can be made to the shared property areas. Common element/area ownership is one of the main reasons why Condominium and Homeowners Associations are regulated differently in Florida. Condominium common elements are jointly owned by all the individual unit owners, so more oversight and protection are needed in order to safeguard owners' legal and financial interests and rights. The jointly owned portion of any condominium property is a fundamental, permanent element of owning an individual unit in the building. Since Homeowners Association common areas are owned by the Association's corporation, individual owners can be partially insulated from some of those legal and financial issues that might affect condo owners. In this case, the shared-use portion of an HOA community might be considered more of an amenity or feature that goes along with living in that community. "Bundled golf" and mandatory country club membership communities are a bit more complicated, though the ownership of HOA residential common areas (as described below) remains the same. Florida's Department of Business and Professional Regulation (Division of Condominiums, Timeshares, and Mobile Homes) states: "A condominium is a form of real property ownership in which an individual owns a unit exclusively and owns common elements jointly with all other unit owners in the condominium." An individual unit's transfer deed acknowledges the condominium form of ownership and often directly references the shared ownership of common elements. To simplify this concept, in a 100-unit condominium building each individual unit owner also owns a 1/100th share of all the common elements. That share cannot be separated from the other owners' shares, nor can it be separated from an individual unit. It is part of (appurtenant to) owning an individual unit and transfers to the new owner when a unit is sold. Speak with a Florida-licensed attorney for legal interpretation and application. Common elements in a condominium property may include: Building Structure and Exterior, including Roof, Hallways, Office, Meeting and Fitness Rooms, Lobby Areas, Elevators and Mechanical/Electrical Equipment, Building Water Supply and Drain Plumbing, Stairways, Surrounding Grounds and Landscaping, Parking Lots and Structures, Swimming Pools and Decks, and Other Structures, Components, or Amenities on the property. HOA communities usually include single-family homes and townhouses/villas with no shared ownership of the common areas. Property owners own individual parcels/lots and residences, not any part of the common areas. This is a major difference between HOAs and COAs in Florida. Common areas in HOAs can include: Streets and sidewalks, Clubhouses and maintenance buildings, Landscaping in common areas and along streets, Guardhouses and Gates, Community Swimming Pools, and other Recreational Facilities and Amenities. Unlike condo ownership, exterior maintenance and repair of each residence in an HOA is usually the responsibility of the property owner, not the Association. You might be thinking that if the HOA corporation owns a community's common areas, and property owners are part of the corporation, all owners get to vote on how those common areas are maintained, improved, and managed. Not exactly. Just about all Florida Condominium and Homeowners Associations are organized as Not-For-Profit Corporations under Florida Statutes Chapter 617. This is so they can engage in the legal and financial activities that contribute to proper Association operation. The elected Board of Directors runs the corporation in similar fashion as the Boards of major US for-profit corporations. Elected Board members are also officers in the Association's corporation. The Association holds all shares of the corporation. Individual owners are members rather than shareholders. This recent article expands on Board operation and officers' duties: Do Condo Board Presidents have more power than Vice-Presidents? - www.thefloridarealestateblog.com Not all matters regarding COA or HOA common elements/areas are open to having all the owners vote on them. Since a Board of Directors is elected to manage the Association's business in compliance with either the Florida Condominium Act (FS 718) or Homeowners Association Act (FS 720) and an Association's own Governing Documents, Board members are able to make some decisions without a vote by all owners. Example - If you own a few shares of Microsoft, Amazon or any other public company, you don't get to vote on every decision that comes before the corporation's Board of Directors. Florida Statutes Chapters 718 or 720 and the building or community's own Governing Documents provide the rules about which decisions a Board can make on its own, and which require an owner/member vote. • Because condominium unit owners also jointly own the common elements, they have more input and voting rights on how those parts of the property are managed and maintained, especially when it comes to spending Association money. • On the other hand, since HOA individual property owners do NOT jointly own the common areas, the Board of Directors has the authority to make more decisions on its own regarding maintenance, repairs, upgrades, and additions to common areas and structures within the community. No matter how an Association's common elements/areas are owned, the Board is still fully responsible for making sure they are properly maintained. This includes monitoring common property physical condition and ensuring there is enough money available when maintenance or repairs are needed. Every owner (especially newer ones) in a Florida condominium building or HOA-governed community has the responsibility to understand how their Owners Association is organized and how it functions. If you are not as familiar with your Association as you may like to be, use this article as a starting point, then look through your Governing Documents for specific guidance. The keys to owning and living in an Association-governed building or community in Florida are education and participation.
