  • Real Estate's 80/20 Rule: What Is Mortgage Insurance & Why You Might Have To Pay It

Real Estate's 80/20 Rule: What Is Mortgage Insurance & Why You Might Have To Pay It August 31, 2023 Share Mortgage Insurance is one of the most misunderstood topics in Residential Real Estate. When buyers use financing and their Down Payment is less than 20% of the purchase price (or Appraised Value), Lenders require Mortgage Insurance. Lenders' tracking studies indicate that when Buyers start out with less than 20% Initial Equity in the property, there is higher risk of the Loan going into default, then into Foreclosure. Mortgage Insurance (MI) offsets the risk of Lender Financial Loss. Real Estate's 80/20 Rule refers to the LTV Ratio, a primary element of all Lenders' Risk Management. A Mortgage Loan's Initial Loan-To-Value (LTV) Ratio represents the relationship between the buyer's Down Payment and the property's value (20% down = 80% LTV). Here are 3 important points to keep in mind while reading today's article: Mortgage Insurance protects the Lender from Loss, though the Borrower pays the Insurance Premiums. MI Premiums do not go toward Principal or Interest, they are separate additional charges, and Initial LTV (and the need for MI) is determined by the amount of the Buyer/Borrower's Down Payment. With less than a 20% Down Payment, Buyers pay Mortgage Insurance Premiums for Coverage that reimburses the Lender for its Loss if the Borrower defaults on the terms of the Loan. MI is an additional charge to Buyers in Conventional as well as Government-Insured Financing Programs. Depending on the Loan Program and MI requirements, Premiums might be paid upfront, monthly, or both. On Conventional (Not Government-Insured) Mortgages, those Premiums are paid to Third-Party Specialty Insurance Companies. With Government-Insured Mortgages (FHA, VA, USDA), MI Premiums are paid to the Insuring Government Agency. (Important - The Mortgage Insurance we are discussing today is NOT to be confused with Mortgage Life Insurance, which pays off the remaining Mortgage Balance in the event of the Borrower's death. They are very different Insurance Policies used for very different purposes.) Most people have seen the acronym "PMI" which stands for Private Mortgage Insurance. PMI is issued by Specialty Insurance Companies for Conventional Loans in which the Buyer/Borrower has put down less than 20%. Annual Premiums for PMI depend on Initial LTV (Down Payment Amount), Credit Score, property type, and other transaction details. PMI can be structured as a one-time payment at Closing (upfront), Monthly payments added to scheduled Principal and Interest Payments, or a split plan combining both upfront and monthly. Mortgage Insurance Premium Structure Overview Conventional - Upfront, Monthly, Or Combination FHA - Upfront and Monthly VA - Upfront Funding Fee only USDA - Upfront Guarantee Fee and Monthly Note - Upfront MI Payments on Government-Insured Loans can be wrapped into the Loan Amount. Conventional one-time upfront MI must be paid at Closing. Lenders might pay for a Borrower's PMI in exchange for charging a higher Interest Rate for the Life of the Loan. As we have mentioned, it is all about Lenders' Risk Management. Ask your Licensed Loan Originator about Lender-Paid Mortgage Insurance (LPMI) and other Lower Down Payment Programs. Under the U.S. Homeowners Protection Act (HPA) of 1999, Borrowers may request in writing that Conventional PMI be removed (and ongoing PMI Payments ended) when the Loan Principal Balance is paid down to 80% (there's that 80/20 Rule again) of the property's Appraised Value when purchased. Also under the HPA, Lenders must remove PMI when LTV reaches 78% of the property's Original Value, as long as Payment History has been satisfactory. Important - this removal procedure ONLY applies to Conventional Mortgages, not Government-Insured Financing. The Federal Housing Administration (FHA) is an Agency of the U.S. Department of Housing and Urban Development (HUD), a Cabinet-Level Department of the Federal Government. To help make Mortgage Funding available to a broader range of Buyers, the FHA Insures Independent Lenders against Buyer/Borrower Default. FHA Qualifying Standards for Borrowers are more lenient than most Lenders’ Conventional Loan Programs. These standards help Buyers with Lower Credit Scores and Lower Down Payments qualify for Mortgage Financing on Primary Residences. Lenders are more willing to make Loans using these broader Qualifying Standards when they are protected by FHA Insurance. FHA-Insured Financing includes both Upfront and Monthly Mortgage Insurance Premiums (MIP). The upfront portion can be either paid at Closing or wrapped into the total Loan Amount, and is required on all FHA-Insured Mortgage Financing. There is also an Annual MI Premium that is paid with the Borrower's Monthly PITI (Principal, Interest, Taxes, Insurance) Payment. For FHA-Insured Mortgages, the Annual MIP stays in place for 11 years when the Initial LTV is less than 90%. This means that Buyers putting down more than 10% will be paying Monthly MI for the next 11 years unless they Refinance or move within that time. When Buyers use a less than 10% Down Payment, FHA MIP stays in place for the Life of the Loan. In this case, Buyers could be paying Monthly MI Premiums for up to 30 years, or until they Refinance or sell the property. There we are - a brief overview and introduction to Mortgage Insurance, an important part of the U.S. Real Estate Market. For expanded details on Mortgage Insurance and available loan programs, speak with a licensed Mortgage Loan Originator. < Previous News Next News >

  • Robo Cop-Car: Largest Tesla Electric Police Fleet Rolled Out By The City of Hallandale Beach

Robo Cop-Car: Largest Tesla Electric Police Fleet Rolled Out By The City of Hallandale Beach City of Hallandale Beach July 21, 2022 Share Thirteen (13) new Tesla Model Y vehicles join the City of Hallandale Beach Police Department’s fleet of vehicles. Twelve (12) of which will be utilized by Detectives and one (1) is being tested out as a Patrol vehicle. “With this purchase, we’re taking a step into the future of Hallandale Beach, which is sustainable both financially and environmentally. We’re thrilled to be rolling out the largest deployment of electric Police Vehicles in the state of Florida - we believe the largest deployment in the United States, and to get these EVs on the road.” said City Manager Dr. Jeremy Earle. Police departments, from coast-to-coast, have been adding Tesla’s to their patrol fleets for several years. With agencies from New York to San Francisco adding one or more Electric Vehicles to their fleet, Hallandale Beach’s purchase may make it the largest roll-out of full-size Electric Vehicles for Police use in the United States. The City utilized a mix of funds, including federal dollars provided by the American Rescue Plan Act (ARPA), to make this purchase possible. The vehicles will ultimately save the City money. While the upfront cost to purchase electric vehicles is higher than traditional internal combustion engine vehicles, electric vehicles show reduced energy costs when compared to the gas costs ($2,750 vs. $12,000). The resale value also came into play with the City’s decision to go electric in which these Teslas will be almost 1.8 times as valuable as the gas option when the City auctions them off at their end of life with the Police Department. “These Tesla Police Vehicles represent a win-win-win for our police officers, for the City’s residents, and for the environment. Our officers are getting an ideal vehicle for their work. Our residents are saving money over traditional Police Vehicles and can be proud that Hallandale Beach is one of the first Police Departments in the Country to go electric. And finally, as a beach community directly affected by rising sea levels, these cars will reduce the City’s contribution to climate change.” said Vice Mayor Butler. In addition to saving money, replacing existing Police Vehicles with hybrids and EVs was included in the City’s 50 by 30 Climate Action Plan. The City joined the Race to Zero in 2021 by committing to reduce our greenhouse gas emissions 50% by 2030 and becoming Net-Zero by 2050. The City of Hallandale Beach’s first Climate Action Plan outlines the ways we can all work together to become a cleaner, safer, and healthier community. Hallandale Beach has committed to being an active part of the solution in terms of taking the steps to reducing local emissions, embracing sustainability, and bringing to the forefront the impacts of climate change. This purchase, as well as the purchase of forty-nine (49) Hybrid Police vehicles made in 2022, will help the City reduce their fleet related emissions by approximately 600 metric tons annually. That is equivalent to 117 homes worth of annual electricity each year. “As Mayor, I understand how important each and every step we take to reduce our carbon footprint is in addressing global warming. Adding Police cars to our green vehicle fleet with the goal to fully go green is in progress! We have worked with our Chief and officers to ensure these vehicles are not only green but will provide the performance needed to protect our officers and community.” said Hallandale Beach Mayor Joy Cooper. These vehicles will be charged utilizing chargers installed in the Police Station parking lot. Through a partnership with Florida Power and Light, four (4) dual-port Level 2 Charging stations are being installed to support these EVs at no construction/ installation cost to the City. The chargers are connected to existing back-up power, ensuring that the vehicles can be operational even in the event of a power outage or hurricane. Currently the City has nine (9) other Level 2 charge ports on City properties which these and the City fleet’s other four (4) EVs can also utilize. To account for emergency fast-charging needs and/or take-home charging, the City is planning to allow Police Officers to utilize the Tesla Supercharger network to charge their vehicles up to a certain dollar amount per fiscal year. • The Single Surge: Florida's Singles Population Swells By 2.5 Million In The New Year

The Single Surge: Florida's Singles Population Swells By 2.5 Million In The New Year January 25, 2024 Share As the holiday glitter has settled from last month, it's not just the Christmas lights that have gone out - so have the flames of faltering romances, as many decided not to carry their baggage into the New Year. It's the season of the Great Romantic Reset, where reflection leads to resolute endings. www.Mixbook.com - a #1 rated photo book company, surveyed 3,000 new singletons to map the landscape of love's recent departees: the newly single who are now taking applications for a plus one. Utilizing this survey data, they compiled a geographically representative snapshot, state by state, revealing how many are reentering the dating scene. It is revealed that, since the start of 2024, a whopping 35,492,356 people are newly on the singles dating scene! In the vast and populous California, the surge in solo flyers seeking a romantic co-pilot is most pronounced, with the singles market burgeoning by nearly 4.5 million. In Texas, where everything is larger than life, 3.1 million hearts are back on the market, ready for a love as grand as the state itself. And in New York, the city that never sleeps, 2.6 million singles are navigating the dating avenues, channeling their inner Carrie Bradshaw in search of that perfect 'Mr. Big' or at least a Mr. 'Right Now'. The fourth-largest number of singles reentering the market resides in Florida. The sun-kissed state, often seen as a haven for new beginnings, has its own story to tell, with over 2.5 million people now updating their dating profiles, perhaps in search of love as enduring as the endless Florida summer. And rounding up the top 5 of 2024’s single markets came Ohio, the heartland state, where traditional values meet modern-day romance. Ohio may not boast the glitz of California or the glamor of New York, but its charm is in its genuine approach to relationships. In the Buckeye State, the new year has seen a significant number of singles — over 1.4 million—poised to find companionship that's as heartfelt as the state's Midwestern roots. "Our survey reveals a fascinating trend of romantic reawakening across the country. It's a testament to the resilience and optimism people have, particularly at the start of the year. Singles are not just ready to turn the page but to start a whole new chapter in their lives. And at Mixbook, we're excited to help support them by reflecting on what matters most and to celebrate new experiences that bring joy, one photograph at a time,” says Leslie Albertson, Director Of Marketing at Mixbook. Just in time for Valentine's Day, Mixbook has provided 6 insightful strategies for those venturing back into the dating scene, whether they’re bouncing back from a holiday season split or transitioning after a lengthy relationship: Reflect on Your Past Relationship: Take time to understand what you’ve learned from your previous relationship. Reflect on what worked, what didn’t, and what values and qualities are important to you in a partner. This self-awareness will be invaluable as you meet new people. Rebuild Your Confidence: Spend some time rebuilding your sense of self. Engage in activities that make you feel good about yourself, whether that's pursuing a new hobby, working out, or simply spending time with friends and family who make you feel loved and appreciated. Update Your Dating Profile: If you’re using dating apps or websites, refresh your profile. Update your photos to current ones that show you at your best and make sure your bio reflects who you are now, not who you were when you were last single. Set Realistic Expectations: Understand that finding the right person might take time. Be patient with the process and don't rush into anything. It's okay to go on dates and not find a spark—each experience is a step towards finding someone who's right for you. Be Open to New Experiences: Be open to dating people who might not be your "usual type" and trying out new ways to meet potential partners. Whether it’s through social media, mutual friends, or even speed dating events, stepping out of your comfort zone can lead to unexpected, positive outcomes. Keep Balance in Your Life: While dating can be exciting, it’s important to maintain balance. Make sure you’re not neglecting other areas of your life such as your career, hobbies, friendships, and personal growth. If you would like to see how many new singles have reentered the dating market in 2024, across each state visit: https://www.mixbook.com/inspiration/single-surge-over-35-million-new-singles-follow-wave-of-post-christmas-breakups < Previous News Next News >

  • French Chic Wines For Less: Climate Change Can Help You Find Better And Cheaper Wine

French Chic Wines For Less: Climate Change Can Help You Find Better And Cheaper Wine July 18, 2024 Share Life is expensive and, as much as we can not escape this fact, we often need to try to save money where possible. An occasional indulgence like a glass of fine wine helps to keep us going. The good news is that there are a few secrets that consumers can use to find high quality French wines for less. Business remodeling, climate change and technique can be used to allow you and your loved ones to indulge more often in French Varietals without spending more than you want. Seeking out producers who are changing their business model is the first way to find chic French wines without the prix élevés. The cooperative is a ubiquitous part of the French wine landscape with some 619 Cooperatives across France are responsible for making 51% of all French wine. Cooperatives are businesses that operate under shared ownership, with growers pooling their vineyard holdings to gain access to expertise in winemaking and marketing and to lower the costs of production and cultivation. Over time, the price of grapes in some regions like Burgundy have risen substantially. The increase in value has made it tempting for cooperative members with vineyards of high quality potential to leave the cooperative and produce their own wine for a greater share of the spoils. Yet when they first withdraw from the cooperative, the now freestanding producer has limited brand awareness and no market presence beyond their cellar door. This results in price being a key selling point until the brand establishes a following and press reviews that will support price increases. Seeking out producers who have recently withdrawn from cooperatives is a great way to both try great wine at bargain prices but to also support small operations when they need it most. The Macon wines of Jean Manciat are a good example of this. A lot of column inches are currently devoted to the threat posed by climate change. While there is no denying the fact that the climate is changing, the lesser known fact is that climate change can help you find better, and cheaper wine. You just need to know where to look. The Bordeaux region of Moulis-en-Médoc is a prime example. Large parts of Moulis-en-Médoc lie on outcrops of gravel based soils that mimic those of the best producers in the more prestigious appellations of Pauillac and Saint Julien. The free draining nature of these gravel soils make them perfect for growing Cabernet Sauvignon, considered to be the grape with the highest quality potential on the Médoc peninsula. Despite this natural advantage, the inland location of Moulis-en-Médoc, away from the moderating influence of the Garonne river, was always cooler and its Cabernet Sauvignon struggled to achieve the same degree of ripeness as the warmer riverside appellations with the lesser quality reflected in lower prices. Today, the prices for Moulis-en-Médoc wines are still low, but the warming climate now means that Cabernet Sauvignon is now ripening perfectly and producing charming, classically styled, Cabernet Sauvignon based Bordeaux wines that reach their peak around 10 to 15 years from vintage. Château Anthonic is just one of the many producers worth seeking out. The third way to find high quality wines on a shoestring is to look at technical wine styles where the method of production, in contrast to the origin of the grapes, plays a large part in establishing the quality, and style, of the final wine. Champagne is one such technical wine style with the global icon of sparkling wine being made by a process known as the traditional method. The same method is used in many other wine regions of northern France, such as Burgundy and the Loire Valley to produce sparkling wines that are known as Cremant. The combination of a cooler climate, frequent use of similar grape varieties, and an identical production method means that Cremants are often excellent facsimiles of many entry level styles of Champagne. Although similar in the glass, the lower cost of land and grapes outside of Champagne, along with smaller marketing budgets, means that Cremants are available at prices that are very friendly for everyday drinking at around the $15 mark, making them the perfect choice for quiet luxury. The wines of Langlois-Chateau are but a starting point. In an era of rising prices, the wines of the historic—and always en vogue—regions of Burgundy and Bordeaux, along with facsimiles of Champagne, are still available on a budget. Consumers can use business remodeling, climate change, and technical production methods to guide themselves toward the best deals. The only question is which region to start with. < Previous News Next News >

  • Changing The Future: City of Hallandale Beach Adopts Their First Climate Action Plan

Changing The Future: City of Hallandale Beach Adopts Their First Climate Action Plan By Alyssa Jones Wood - Hallandale Beach Sustainability & Resiliency Officer September 9, 2021 Share Left to right: Dr. Jeremy Earle (Hallandale Beach City Manager), Alyssa Jones Wood (Sustainability & Resiliency Officer), and Noemy Sandoval (Assistant City Manager). Standing in front of three of the City’s four electric vehicles in their fleet. As they purchase and/or replace vehicles in the city’s light-duty administrative fleet, they’re selecting electric vehicles to reduce emissions and costs. This month, the City of Hallandale Beach City Commission made history with the adoption of the City’s first Climate Action Plan, approved on a 3-0 vote. With a commitment to climate equity, the Plan includes 54 strategies for reducing the City of Hallandale Beach’s greenhouse gas emissions (GHG) and improving quality of life. The plan serves as a pathway to reduce emissions 50% by 2030, the first step in City’s goal to achieve net-zero emissions by 2050. “The City of Hallandale Beach has committed to being an active part of the solution in terms of taking the steps to reducing our emissions, embracing sustainability, and bringing climate change and its impact on people to the forefront of our decision making process”, said City Manager Dr. Jeremy Earle "I'm proud of Hallandale Beach for adopting the 50by30 Climate Action Plan. Our city acknowledges the peril our future is in if we don't drastically reduce greenhouse gas emissions to build a sustainable world for the next generations to come. We've already experienced serious, tangible impacts from climate change that our residents have suffered through. I look forward to working hand in hand with partners to implement the 54 actions recommended in this visionary, community focused Climate Change Action Plan." Commissioner Sabrina Javellana The Plan was developed with an extensive public engagement process which lasted approximately a year and involved more than 450 individuals. City staff collected public input in the form of an online survey, a 24/7 webpage available in multiple languages, and a public meeting. “I know the detriment that flooding can cause because of inclement weather & because of climate change. Climate Change is not only a threat to structural engineering obviously, but it has a definite impact on social interaction, on communities… it has a social consequence. There are intersections with climate change and health and human services, and these are the things we have to look at,” said Darcell Streeter, member of the City’s Sustainability & Flood Mitigation Advisory Board. Actions in the Plan span from establishing building performance standards/benchmarking to strategically planting trees in area of the City which suffer most from the urban heat island effect. Actions are separated into “Action Pathways” which correspond both with sectors of the community which emit the most greenhouse gasses and also quality of life improvements that the community suggested. Almost every action has an associated equity consideration to ensure that the actions taken equitably distribute benefits and avoid or correct for potential burdens. “I’m thrilled with the work that we’ve done and am so happy to see this adopted tonight”, said Vice Mayor Butler. “After over a year in development, I’m excited to see the actions in our Climate Action Plan coming to light. We’re going to hit the ground running,” said Alyssa Jones Wood, the City’s Sustainability & Resiliency Officer. The full 50by30: Hallandale Beach’s Climate Action Plan can be found at www.cohb.org/50by30 The Plan itself is accompanied by a “How can you support the Climate Action Plan” handout for residents, business owners, and activists which can be found at www.cohb.org/MyClimateAction About the City of Hallandale Beach The City of Hallandale Beach is dedicated to enhancing the quality of life of the community in a fiscally responsible manner by providing superior services that meet the needs of our community as well as plan for their future needs through continued communication. www.cohb.org < Previous News Next News >
