- The NAR Lawsuit Settlement: An Introduction For Sellers & Buyers
The NAR Lawsuit Settlement: An Introduction For Sellers & Buyers By Christopher Carter - Real Estate Broker Associate August 29, 2024 Share Late last year, multiple lawsuits were brought against the National Association of REALTORS® (NAR) and several large national real estate brokerages. In the NAR's own words from a September 2023 article on their website: "The lawsuits claim that NAR rules violate antitrust laws and inflate the fees paid to buyer’s agents by requiring a listing agent to compensate a buyer’s agent for listing a property on the MLS." This refers to the widespread practice of cooperative commission in which sellers of residential real estate pay a negotiated total commission to listing brokers who offer the seller's property for sale to the public. Listing brokers then share part of that commission with the broker and licensee who bring the eventual buyer to a deal. It has been alleged that within co-op commission, some individual licensees and their brokers encouraged "standard" commission rates and other practices which reduced consumer choice. Here is a direct link to the NAR's webpage in which they publicly address the settlement: https://www.nar.realtor/the-facts It has been suggested that listing brokers and their licensees were not giving sellers a choice of how much commission they would be paying to the buyer's broker, saying that the cooperative commission and a specific % of the sale price was standard or usual. There are even anecdotal accounts of listing brokers telling sellers that unless they were offering at least X% buyer-side commission, very few Sales Associates would waste their time showing the property to prospective buyers. (Yes, really) Quite a few buyers have long suspected that since sellers were told they had to pay both sides' commission, residential asking prices were inflated to include those costs. Maybe so, maybe not. We will have to wait and see what effect (if any) these practice changes have on real estate asking prices in different parts of the country. Up until August 17, 2024, MLS (Multiple Listing Service) listings included the co-op commission rate or amount offered to licensees who may want to bring a potential buyer into the deal. Many (most?) MLS platforms are owned by the local Board of Realtors® (NAR affiliates), so the MLS became the mechanism by which offers of shared compensation were communicated to other brokers and their licensed Sales Associates. Even though sellers have historically paid the entire commission to both sellers' and buyers' brokers under the NAR's cooperative commission arrangement, it is important to understand that NAR has never set commission rates, commission splits between brokers, or the business relationships between brokers/licensees and sellers. These details have always been separately negotiated between a local real estate broker and a seller. So how did the NAR end up in a lawsuit over member broker and licensee behavior and business practices? Possibly because the majority of US residential real estate brokers and offices are members of the NAR and require their individual Sales Associate licensees to be members. For background on State real estate licensees and NAR membership, take a few minutes to look through this article from May 2024: https://thefloridarealestateblog.com/f/in-florida-are-realtors%C2%AE-real-estate-agents? The opinion has been presented that the NAR passively enabled individual members to engage in questionable behavior and business practices. While the NAR may not have actively promoted members' questionable business practices, neither did they try to prevent some of those practices from occurring through increased member training and more focused professional standards. State and local Boards of Realtors®, along with member real estate offices, brokers, and licensees agree to follow NAR's published rules, procedures, and standards which include the cooperative commission arrangement. However, local interpretation and application of rules, standards, and ethical behavior can vary widely between brokerage offices and the individual licensees attached to them. The NAR is a national organization, yet the practice of offering real estate services to consumers (sellers and buyers) is always hyper-local. The alleged violations that led to landmark lawsuits and subsequent real estate practice changes were committed by individual licensees interacting with individual sellers and buyers. Now that we have some background, what has changed? Two of the main changes intended to increase transparency to consumers and promote seller / buyer choice when using an NAR-affiliated broker, licensee, and MLS include: • Any mention of compensation (broker/licensee cooperative commission) is expressly prohibited in MLS listings and/or any platform drawing information from the MLS (syndicated sites). Previously, this information was required when entering a property's details into the local MLS. • Licensees must now have buyers sign Buyer Broker Agreements before providing real estate services to them. BBAs must include the terms, services, and compensation to which broker and buyer have agreed. Sellers can still pay a commission to buyer-side licensees if they would like, though the offer cannot be shown anywhere on an NAR-affiliated MLS platform. Seller-paid commission to the buyer broker can be accomplished in a few ways: • In signed Listing Agreements, sellers can agree to pay buyer broker compensation, the amount offered, or not to pay any at all. Keep in mind that this decision is made well before the property has been offered for sale to the public. • Listing brokers can share part of their negotiated commission from the seller with the buyer-side broker (this is traditional cooperative commission). Remember - no mention of compensation in the property's MLS listing. Offers and amounts of shared commission must occur through separate communication between brokers and licensees outside the MLS. • In the written offer that becomes the sales contract once accepted, buyers can ask sellers to pay some compensation to their buyer broker as part of closing. This can be done through a co-op commission or a seller payment at closing directly to the buyer-side broker. As we have discussed in previous articles, payment for real estate services goes to the office's broker who then distributes it to the individual licensee who interacted with the seller or buyer. So far, much of this sounds very similar to the old way real estate commissions were handled, except for how and where offers of buyer-side commission are made, right? The second major change is the requirement that buyer-side licensees must have potential buyers sign Buyer Broker Agreements before any real estate services are provided. In some areas of the US, BBAs have been used for some time. In others it is a recent development and new business practice with which NAR members must comply. In keeping with NAR settlement-related changes, all BBAs must include the compensation amount or % buyers agree to pay the licensees who will be showing them properties and handling some of the transaction details after an offer is accepted. As with Listing Agreements and sellers, Buyer Broker Agreements are signed (and commission amounts established) well before an offer is made or a sales contract exists. In BBAs, buyer-side licensees decide how much commission they want to receive if/when their buyer purchases a property. If no seller-paid commission is offered to the buyer broker (or sellers cannot be convinced to pay some when asked), the buyer is responsible for paying the entire amount shown in the signed BBA. According to the new rules, buyer-side brokers cannot receive more commission than is pre-determined in the BBA. Until the recent practice changes, most residential buyers were not directly responsible for paying their real estate brokers commission. New language in required Buyer Broker Agreements changes that. Remember - sellers can offer (or not offer) buyer-side commission when entering into a Listing Agreement with a local real estate broker, before the property is available for purchase. On the other side, buyers agree to pay their brokers a predetermined commission if/when they buy a property through them, before a purchase offer or sales contract exists. One of the most confusing aspects of all this is that neither one knows what the other side's written compensation agreement contains. Sellers may be asked to pay part (or all) of a commission negotiated and agreed to by other parties. (I am not making this up.) Buyer-side brokers can only receive the commission amount or % agreed to in the BBA. If there is no seller-paid cooperative commission offered to the buyer-side, then the buyer has to pay what is shown in the BBA. If a seller is not offering the full amount agreed to in the BBA, the buyer has to make up the difference. That's probably enough of an introduction for now. There is a lot for consumers to absorb and apply to both hypothetical and real-world situations. Looks like I will be writing a few more articles on this topic trying to help principals to a residential real estate deal better understand how to navigate the changes while protecting their interests. Read today's article a couple of times for better understanding, this can be very confusing. The new practices will take some time to work efficiently, and there is a distinct possibility that may never happen. Though these are the new rules that MLS participants must follow until further notice. BTW - There have already been multiple suggestions by some local licensees on how to sidestep the new settlement-related practices through some eyebrow-raising maneuvers. More on them in a future article. For now, the best advice I can give you is: Don't sign anything you don't fully understand. When interviewing real estate licensees to handle your side of an upcoming transaction, have her or him completely explain (with examples) your choices, rights, and responsibilities under the new broker compensation rules. Editor's Note: Christopher Carter is NOT an attorney. He does not give legal advice. For interpretation and application to specific circumstances of anything you read in this article, you must speak with a Florida-Licensed attorney. - Residential Refresh: Personalized Touches for Your Home
Residential Refresh: Personalized Touches for Your Home Family Features August 22, 2024 Share Your home is an expression of you, your personality and your lifestyle. When it comes to personalizing your home's aesthetic, try leaning into your senses to inspire change within your space. Inspiration can be found everywhere around you - from taking cues from Mother Nature to "shopping" your own house or, with a little help from Air Wick, finding and incorporating your home's signature scent. Give yourself a residential refresh with these tips: Rearrange Living Spaces Breathing fresh air into a room doesn't always require a complete overhaul, or even any construction or DIY projects. Sometimes all you need is a little rearranging. Shifting furniture to better suit your needs or let more natural light in can significantly improve the space's aesthetic. Additionally, the items you currently own are most reflective of your style; try "shopping" your own house by repurposing items from other areas or rooms to give them a fresh feel. When decor pieces are overused in one spot, they may feel brand new in a different space. These are practical and cost-effective tactics to create a new and inviting space for both you and any guests entering your home. Introduce Plants and Greenery When sourcing your design inspiration from nature, adding greenery is an inherent way to bring in the beauty and freshness of the great outdoors. To personalize your home with plants, visit a nursery or local flower shop and choose ones that are appealing to you based on their shape, color or size. Live plants offer multiple benefits, like naturally purifying the air, and studies have shown numerous therapeutic benefits of spending time with nature. Therefore, designing with natural elements, like house plants or flowers, can bring a sense of serenity into your home. Find Your "Scentscape" A home upgrade rooted in nature includes more than just what you can see and feel, it also includes engaging the sense of smell. One of the latest home decor trends, "scentscaping," is growing in popularity as a way for individuals to enhance the ambiance of their homes through tailored scent. "Scent is an often-overlooked aspect of design," said Egypt Sherrod, HGTV personality who is both an interior designer and real estate broker, and Air Wick partner. "People tour homes and experience spaces with all their senses. It adds a new layer to home personalization, as an authentic fragrance experience often heightens the aura of your space beyond its physical layout. Scentscaping is the perfect way to add a bespoke vibe for your home that reflects your personal style, in turn creating a welcoming atmosphere." With innovative devices designed to deliver carefully blended scents like Air Wick's Advanced Plug-In Scented Oil, you can enjoy long-lasting pulses of scents inspired by nature in the comfort of your home for up to 60 days on low setting. With anti-fading technology, an on-demand boost button and adjustable intensity settings, you'll notice the fragrances from the first drop to the last. Update Colors Introducing color to a room can transform its look, and the scale of change is up to you. You might repaint the entire space, simply paint an accent wall or even just spruce up a corner with a pop of color. Incorporating accessories or decorative elements with new colors can also create some variety, such as including pops of seasonal-inspired colors in artwork and textiles. Switch Out Light Fixtures A room's lighting is an important detail for personalizing the type of mood and ambiance you are trying to achieve. Swapping out light fixtures for dimmers, for example, can create a brand new atmosphere, allowing you to adjust the light to the time of day and for your intended experience. Consider updating old lighting fixtures with new ones to enhance the presence of natural light or changing the bulb wattage to further impact the mood. Embrace the Scent of the Season If you tend to make frequent edits to your home's design, you may also find the idea of experimenting with different fragrances appealing. A short-term scent can be ideal for seasonal swaps, like trading fresh spring blooms for sweet summer citrus, for example. Lasting for up to 45 days on low setting, Air Wick's Essential Mist Diffuser fills the room with a gentle, fragrant mist with natural essential oils so you can set it and forget it. Adjustable settings are included on the device, and the cordless and portable design allow it to blend seamlessly into any home decor. Scentscaping to Give Your Home a Personalized Style Achieving your perfect scentscape begins with nature-inspired fragrances, including classics like White Sage + Mahogany, Lavender + Waterlily and Eucalyptus + Wild Berry. If sweeter scents are your preference, consider enticing blends like Pink Watermelon + Mimosa, Lush Honeysuckle + Raspberry or Hawaiian Guava + Tropical Flowers. To establish a one-of-a-kind scentscape for your home, start with these tips from Sherrod: 1. Identify your scent preferences, whether leaning toward citrus, spicy, fruity, floral or woody notes. 2. Consider the scent's intensity and the scent level you and your guests find pleasing. 3. If you plan on creating room-specific scents, or want to use different fragrances in each room, consider how these scents interact with one another to harmonize the scents with contrasts that add dimension. 4. Consider rotating your seasonal scents to freshen up your home and bring new energy to your space at different times of the year. 5. Maintain a scent balance so different scents do not overpower each other. Rather, create a soft and pleasing aroma that establishes inviting spaces throughout your home. - With Elections Over, We Are Back To Work
With Elections Over, We Are Back To Work Hallandale Beach Mayor, Joy Cooper November 21, 2024 Share As the nation settles into the transition of Washington, D.C., our City will be going right back to work addressing the needs and concerns of our residents. All the incumbents won overwhelmingly and approximately a third of our residents cast votes for our opponents. We are elected to serve every resident whether they voted for us or not. I always chose to be pragmatic when it comes to politics. When I was first elected, I had an interesting conversation with a friend’s father that lived in the southwest. That is my philosophy. Our Former City Manager RJ Intindola and the Commission at the time had just concluded a very contentious meeting at OB Johnson Park where residents rightfully were demanding investment in our neighborhoods on the western side of our City. I agreed with our residents and was working to address their needs alongside a commission that was stuck in the sand when it came to making change happen. The quality of life, on ‘the other side of the tracks’ was glaringly lacking investment. My friend’s father came up to me after the meeting and asked me to give him a minute. I of course obliged and we stepped off to the side. I will never forget the conversation. He started with “You seem like a lovely smart young lady. I can tell that you seem to want to make everyone happy. My advice to you is you will never make everyone happy.” I was taken back, and my response was, “you may be right, but I will not stop trying.” He gave me a smile and said, “Keep up the great work.” And I said thank you. So, while we have all won the election thirty percent of the voters feel disenfranchised and want their voices heard. I will remain true to making sure I continue to work for every resident. As a Commission, we need to work hard and address issues we continue to hear about. Traffic, Homeless and cleaning up our corridors. We recently made these issues priorities this summer through our vision plan. Our main roadways are controlled by Broward County and FDOT. Federal Highway is already budgeted for repaving and upgrades. There was a meeting right before the election conducted by FDOT on their planned project. Hallandale Beach Boulevard is also slated to be repaved the following year. Traffic is another issue that we have only a bit of control over. We have been working with the county for years to complete real-time signalization for our traffic lights. The county is finally after years implementing the program which should be completed at least for Hallandale Beach Boulevard in 2025. The system will monitor and change the lights to move traffic from the FDOT staffed monitoring center that will change signals on demand. There is another project that will adversely impact our traffic, and it is the red light system on the ramps to I-95. The goal is to move traffic on I-95 by adding lanes and adding lights on the ramps without regard to local traffic impacts. This goal has already changed the pattern on Hallandale Beach Boulevard, and we are backed up all the way to Federal during rush hours. I fought against these changes, but FDOT has control. I, along with the Commission, will continue to lobby for improvement. Many voters I spoke with were unaware that all of the development north of Hallandale Beach Boulevard is all in Hollywood. As a City, we fought the development of Hyde through litigation. Our case was weak at best as we had limited standing. We won a settlement of $350,000. As we can see developments continue to march forward. With the State preempting cities with the Live Local Act many developments do not need to receive city approval. It allows commercial property owners to develop up to ninety units per acre so long as it is a mixed use and includes 40 percent affordable units. We have not had one of these projects yet but be prepared because they are on their way. The Homeless issue is something we tackled last year. We adopted our own ordinance, taskforce, and partnership with beds at The Caring Place. We were on the right track to begin getting help for the homeless or arresting the homeless, refusing to move on. Right before the election the Sheriff announced that he would not accept any arrests of homeless individuals into the jail. The battle played out on the county level and there was finally a resolution. The county passed their own ordinance that made it clear the county would require the sheriff to not abdicate his responsibility. We now must rescind our ordinance and adopt the counties. I will continue to update readers on this issue. Private property owners must file an agreement with our Police Department and post their properties correctly to allow us to use arresting authority. The last but just as critical issue is the cleaning of our roadways. The last comment and complaint I received in an email was right on point. They pointed out the lack of maintenance but also understood that private property owners have an obligation to maintain and clean their property including the right of way and everyone should be held accountable. I have pushed that we power wash our sidewalk at a minimum once a year on our main corridors. Even with this we need to continue to educate and enforce the laws on the books. This is a job of Code Enforcement, the Commission and all of our Stakeholders. Our first regular meeting and organizational meeting was yesterday November 20th. This meeting is where we appoint a Vice Mayor. Next article I will be able to report on these actions. Congratulations to Greater Friendship Missionary Baptist Church on their 95th Church Anniversary Scholarship Gala. Friendship has much to celebrate as they were recently selected as the 2025 Dr. Martin Luther King Jr. Humanitarian Award Recipient. The gala was complete with entertainment from the Unveiled Glory Praise Dancers, Wanda Williams and the Starlets. Community partners joined in support: Memorial Healthcare Systems, United Way Family Stability Program, Born On Purpose Project, and many more. Greater Friendship Missionary Baptist Church continues to be a staple in our Hallandale Beach community. - Auschwitz Jewish Center Foundation Presents Annual Moral Courage Awards, Honors Ousmane Diallo's Legacy At Yankee Stadium | sun-times
Auschwitz Jewish Center Foundation Presents Annual Moral Courage Awards, Honors Ousmane Diallo's Legacy At Yankee Stadium Jewish Connection News Sep 10, 2026 The Auschwitz Jewish Center Foundation (AJCF) Presented Its Annual Moral Courage Awards At Yankee Stadium On Sunday, Recognizing Five Individuals For Confronting Antisemitism And Hate And Posthumously Honoring Ousmane Diallo, The 24-Year-Old Harlem Legislative Director Whose Brief Life Was Marked By Public Service And Bridge-Building. The honorees were Rachel Amar, Co-Founder of MODA; Gil Cygler, Board Member of AJCF; Moshe Kinderlehrer, Co-Founder and Co-Publisher of The Jewish Link; Rebecca Sassouni, Of Counsel at Wisselman Harounian Family Law; and Lisa “Malkie” Vider, Operator and Administrator of Oceanview Manor Home for Adults. Diallo served as Legislative Director for New York State Assembly Member Al Taylor (D-Harlem) and died on July 18. His family accepted the posthumous award. A lifelong Harlemite and longtime youth leader with the National Action Network, Diallo devoted himself to public service and youth empowerment. At the time of his death, he was participating in a JCRC-NY Fellowship focused on strengthening relationships between Muslim and Jewish New Yorkers. At the event, Assembly Member Landon Dais (D-Bronx) announced his commitment to allocate a six-figure Capital Grant to support the Infrastructure needed to expand Decode Hate to schools across New York State. During the 2025–2026 academic year, Decode Hate reached more than 25,000 New York City public school students across all five boroughs through a partnership among AJCF, the New York City Council and New York City Public Schools. AJCF plans to begin expanding the program statewide during the 2026–2027 academic year due to the support of the NYS Assembly, NYS Senate and Governor Hochul. Decode Hate combines Holocaust and antisemitism education, digital literacy and civic responsibility. Teacher-led advance and follow-up lessons accompany interactive workshops conducted by trained AJCF facilitators, helping students identify and confront antisemitism, racism, misinformation and online hate. “The Holocaust and slavery are among the darkest chapters in human history. Education helps us understand that pain and stand together against hatred today,” said Assembly Member Dais. “Ousmane dedicated his life to serving Harlem and building bridges between Muslim and Jewish communities. We honor his memory by continuing that work.” “Holocaust memory has meaning only when it changes how the living behave,” said Jack Simony, President and Director General of AJCF. “The people we honored understand that confronting hatred is not someone else’s responsibility. Ousmane Diallo embodied that responsibility in a life cut far too short. Assembly Member Dais’s investment will carry Decode Hate into more classrooms, giving young people the knowledge to recognize hatred and the courage to reject it before it becomes normal.” “After more than 25 years caring for older New Yorkers, I have learned that dignity depends on who shows up when people are most vulnerable,” said Vider. “AJCF teaches young people to recognize hatred early, speak when others are targeted and refuse to stand by. I am honored to receive this award and accept it as a responsibility to continue the work.” About the Auschwitz Jewish Center Foundation The Auschwitz Jewish Center Foundation transforms Holocaust memory into action through education, leadership development and initiatives confronting antisemitism, hatred and extremism. With operations in New York City and Oswiecim, Poland, AJCF educates students, educators, military officers, diplomats, elected officials and civic leaders to recognize the consequences of hatred and act against it. The Foundation maintains the Auschwitz Jewish Center in Oswiecim, including the town’s last remaining synagogue, a museum and education center, and preserved Jewish heritage sites. Through programs including Decode Hate, the American Service Academies Program and the RISE Leadership Initiative, AJCF prepares current and future leaders to build a more resilient, pluralistic and democratic society. - 2024 Will Be Filled With Opportunity: Hallandale Beach Can Celebrate A Strong Fiscal Future Ahead
2024 Will Be Filled With Opportunity: Hallandale Beach Can Celebrate A Strong Fiscal Future Ahead By Hallandale Beach Mayor, Joy Cooper January 4, 2024 Share Hope our readers are having a Blessed New Year! In Hallandale Beach the New Year will bring with it many opportunities that will continue to move our City forward and some that will need to be keenly followed. The first reason to celebrate is the strong Fiscal Future ahead of us in 2024. The hard work of our City Commission, City Manager and all of our Department Directors over the past years has paid off. As I have reported in past articles, we have stabilized our Budget with multiple strategies that took the courage of this Commission. When the Budget needed to be passed Vice Mayor Lima Taub, Commissioners Lazarow and Adams kept true to our goals. We stood firm and stayed the course on our Five Year Stability Plan. We did not play Politics with our Votes. Due to these actions we are optimistic we can reduce our Tax Rate this year. While this is great news we still need to remain vigilant and watch all the Local, State and Global Trends that may impact this stability. The big issue this year that can change the course of Hallandale Beach and all levels of Government will be Elections. I know it seems like there has been a never-ending cycle of election reporting, but we all need to keep informed. It is a Presidential a year but there are many other Elections taking place on the State and Local Levels. It is an Election year for Hallandale Beach City Commission. We have the Mayor Seat and two Commission Seats on the November Ballot. After discussions with my husband and family, I have decided to run for Re-Election. There are still many Projects and Issues that need to be focused on. Knowledge and experience will be critical to keep our City moving in the right direction. I am extremely excited that both Vice Mayor Anabelle Lima Taub and Commissioner Michele Lazarow have decided to seek Re-Election. The environment of collaboration and stability truly make a difference. Over the past 6 years, our City has had the most civil Commission in its history. Not only can we get the job done, our working relationships help to retain good management and a great working environment for all employees. Qualifications are not until June. I encourage every reader to participate in the Local Races. We are the Government closest to the people and knowledge and experience does truly matter. The other trend is Developers who are looking to make Major Investments in our City. We have many Development Projects that are in the final stages of Approval. There are many that are under different Phases Of Construction. This includes some wonderful Affordable Housing Units. We have a Policy that any Developer who wants to build above the Existing Land Use Rights, must include an Affordable Housing Component. The Commission has all agreed that the Inclusionary Housing Policy is vital where units are built as a mix of units on site. We have Amended our Comprehensive Plan to ensure we have all the resources in place so New Construction will not have an Adverse Fiscal Impact on our City and burden our Taxpayers. Over the next year we will be partnering with all Stakeholders to address the rewriting of our Codes. We are still having issues filling and maintaining positions in our Building Department. This trend is not only impacting our City but others that have been faced with the challenges of New Construction and the Forty-Year and Fifty-Year Safety Inspection Program. In Broward County's Rules, Governing Inspectors, Plan Reviewers and Building Officials have set up an obstacle that no other county is facing. We are the only county that does not allow individuals to work in their respective licensed fields while working within Building Departments. As an example, I can have my License and Certification to do Plumbing work in the State. In Miami-Dade County, I can have my Licenses run my business and also do Plan Reviews and Inspections, however, in Broward County, I cannot. This is even if the Project is located in Miami-Dade or Palm Beach Counties. I do agree that a person should not be reviewing their own Work or Company’s Projects. There is no reason why an individual could not do Reviews and Inspections. We will be going to the Broward County Board of Rules for an Appeal to reverse a dated interpretation from 2014. I look forward to working alongside our Commission and the County Commission to change the Regulations on the State’s side through a Local Bill. State Legislators are also looking at changing Laws to help access qualified employees. Senator Pizzo is working to establish the ability to make it easier for any Licensed and Certified Contractor/Engineer or Architect to work in the State. To think you can design and build skyscrapers in New York but not do work in Florida is an obsolete concept. With all of the online technology this makes sense. We are on the right course when it comes to our Infrastructure. Many Projects have begun and there are plenty in the pipeline. The Commission just approved a Long-Term Road Resurfacing Contract. Our residents will begin seeing this work on roads not slated for underground work. Our goal will be to make sure we continue to focus on every aspect of implementation. One of the ongoing issues is Vacation Rentals. The State continues to preempt cities for Regulating these types of Rentals. They have been adversely impacting all of our cities and are not limited to simply one area or housing type. If you are aware of a rental that is not registered you can help us by reporting it. A new National Law took effect that does not allow LLC’s to be Registered Owners. This will go a long way to help us Regulate Properties. Not only for Vacation Rentals but for Code Violations as well. The biggest challenge in the coming year will be hiring and retaining qualified employees. The employee market since the COVID-19 Pandemic continues to be extremely competitive. We have taken measures to recruit and more importantly retain good employees. We continued to hire in many departments. I encourage our readers to visit our City’s website at: www.cohb.org - There may be an opportunity for you to work with our organization! As always please feel free to contact me anytime with your questions, concerns, and ideas to make our City a better place! I am available at: jcooper@cohb.org . Or: joycooper@aol.com . There are an array of other activities at the resort as well. “Workshops range from arts and crafts such as natural Jewelry and Abanicos, to culinary workshops such as the Molcajete option, where guests explore Mexican culinary traditions,” said Enrique Sinencio, the resort’s General Manager. “Another activity is DIY Botanical Cocktails, where guests can pick their ingredients for their drink at the onsite garden. Perfect for creative beverage concoctions, the garden features Rosemary, Lavender, Mint, Basil, Lemongrass, Peppermint, a Mexican Tea called Epazote, Aloe Vera, Sage, Nopales Cactus Pads, Thyme, Tamarind, Jackfruit, Mango, Guava and more. Our mixologist will use the selected ingredients to make a personalized botanical cocktail to enjoy on the Koi Pond-dotted terrace. Varieties of fruits, herbs, vegetables and botanicals are also used in the cuisine and spa treatments at Casa Velas.” For the health conscious, a spa food menu is available as well. Casa Velas’ commitment to excellence extends to its impressive on-site Organic Botanical Garden, where the resort grows its own herbs, flowers and vegetables. These fresh ingredients find their way into cocktails and culinary creations, adding a farm-to-table element to the dining experience. The beverage offerings at Emiliano, and throughout the entirety of Casa Velas, are equally impressive, featuring Premium Domestic and International Premium Wines and Liquors. Also enjoyable are spirit-induced nightly events like Wine Pairings and Beer, Tequila, Wine, Martini and other F&B tastings that foster socialization among guests. Relative to in-suite victuals, the resort's in-suite Mini Bars also depart from the ordinary by offering healthy, freshly-made options on-demand. This includes two different selections of Crudités—a “Mexican Turnip” with a combination of Carrots, Cucumber and Jicama; and another including: Celery, Beetroot and Pineapple. These come complete with three different choices of dressing: Mango, Chipotle or Basil, to enhance flavor while keeping the snack light and healthy. Guests can also choose from a menu of freshly made juice options available year-round. Speaking of health, also included in the daily rate for all-inclusive Casa Velas guests is access to its fully equipped gym. A visit to the property also would not be complete without experiencing services at its on-site ABJA Spa. The 6,500 square foot sanctuary offers a wide variety of massages, body wraps and facials, a hydrotherapy area, spa boutique and beauty salon. Notably, Casa Velas is just as committed to the environment as it is to providing impressive guest experiences. “Our luxury resort’s environmental responsibility is a driving force behind the entire operation, from conservation efforts and Recycling, to planting our own herb garden,” Sinencio notes. “From natural composting and fertilizing of our on-site gardens, to Water-Saving Initiatives, Solar Heating and meticulous separation and processing of all Waste and Recyclables, Casa Velas sets the benchmark for Green Tourism and hospitality in Puerto Vallarta and beyond. We also Recycle burned Cooking Oils to a supplier for conversion to Biodegradable Fuel. Local companies are in charge of processing glass, plastic, metal, cardboard and toxic material to handle their Recycling, and proper disposal.” “In addition, we clean the sand daily of any foreign debris,” Sinencio continued. “Teams of more than 30 employees are organized monthly to thoroughly clean, sweep, dig and sift the sand for extra cleaning. Designated containers are strategically located for the Recycling Garbage around the property. Since the COVID-19 Pandemic, Casa Velas has implemented rigorous health and safety protocols in accordance with local and international guidelines. This includes enhanced cleaning procedures, regular sanitization of common areas and the adoption of contactless services where possible. We keep our guests informed through various channels, including our Website, Social Media and direct communication with booked guests. We want everyone to be aware of the measures in place and feel confident in choosing Casa Velas for their stay.” So pristine the locale, it’s become a highly-coveted option for weddings and other important events.
