    Keeping An Eye On Tallahassee - The Biggest Threat To Our Communities The Notion Of Reducing Or Eliminating Property Taxes By Hallandale Beach Mayor, Joy Cooper Feb 11, 2026 It Is Official, We Are In The Middle Of Florida’s Legislative Session. Over The Years, As A Municipal Elected Official, I Have Learned To Wait To See What Bills Will Pass And What Will Fail. I Learned A Good Lesson From A Former State Legislator Who Worked Hard To Kill Bad Bills. So Many Ideas Brought Forward That Simply Do Not Help Create A Stronger Florida. They Erode Home Rules And Create Unfunded Mandates. This year, over 1,200 Bills have been filed. I can think of many in the past years that should have never made it out of committee let alone become law. Deregulation of Vacation Rentals is a big one. It is not that they are bad, they simply do not belong everywhere. Local control was removed and now we are all dealing with the fallout. Another is allowing at home businesses that bring customers into residential neighborhoods. While people may think what a great idea. This has to be great for businesses, but not for neighbors with a business next door with employees and customers coming and going. The state also continues to remove local control when it comes to Development and Redevelopment. Live Local is a big one. It has changed the landscape of our communities. Property owners can build up to 90 units per acre so long as 40% is affordable. It also provides the height can be as high as the closest building within 3/4 of a mile or capped at 10 stories. The other side of this is there is a need for affordable housing to be created. This year, the biggest threat to our communities is the notion of reducing or eliminating Property Taxes. There are to date over 8 Bills proposed on this issue alone. The reality is the state does not collect Property Taxes. Property Taxes are collected by local governments to provide services. Cities around the state rely on property taxes for vital services. The false narrative being created for political points and future runs for higher office will adversely impact every community. Some communities more than others. The reality is nothing is free. If you want safe livable communities, it costs money. These are a few Bills to watch. AI Bill moving that will protect minors but also does not allow local government renewal of some AI contracts. There is a Bill for Drug Price Transparency, but it does not seem to touch or cap prices. There is a Bill to regulate certain Medical and Paramedic Licensing. There is another proposal to further erode local control over land use. Of particular interest is cutting our ability for Impact Fees and Denial of Applications. There is a proposal once again to repeal some No-Fault Insurance Coverage. I call these Insurance Company Relief Bills guised as help for motorists. There is a Bill to allow Medicare Provider Networks to negotiate mutually accepted rates for payments and reimbursement under Medicaid, it also provides for rate payments to dentists. So, while we are halfway through, you can see what takes place in Tallahassee will have overreaching implications. We will be following the Property Tax Issue very closely. In the coming weeks, we will be hosting a Town Hall to share how these various proposals could impact our City. We will also discuss how the Lost Revenues may be made up in the form of Direct Fees. Again, there is not one thing that is FREE! We must provide Police, Fire, EMS, Water, Wastewater, and Stormwater Services. Code Enforcement and Building Safety are also vital. Roasted Chateaubriand with Red Wine Gravy and Lemon-Garlic Asparagus Recipe by Omaha Steaks Executive Chef David Rose Prep time: 15 minutes Cook time: about 90 minutes Chateaubriand: • 1 Omaha Steaks Chateaubriand (2-4 pounds) • kosher salt • ground black pepper • 1/4 cup grapeseed oil Red Wine Gravy: • Reserved chateaubriand juices • 1 medium shallot, small diced • 2 garlic cloves, minced • 1 1/2 cups red wine • 4 tablespoons unsalted butter, divided • 2 tablespoons all-purpose flour • 2 1/2 cups water • 2 beef bouillon cubes • 1 tablespoon stone ground mustard • kosher salt, to taste • ground black pepper, to taste Lemon-Garlic Asparagus: • 1/4 cup olive oil • 1 pound jumbo asparagus, stems trimmed and spears blanched in salted water • 1 pinch kosher salt, plus additional, to taste, divided • 1 pinch ground black pepper, plus additional, to taste, divided • 1/4 teaspoon crushed red pepper flakes • 2 garlic cloves, minced • 1/2 lemon, juice only • 2 tablespoons unsalted butter To make chateaubriand: Pat chateaubriand dry with paper towels. Season on all sides with salt and pepper; bring to room temperature, about 30 minutes. Preheat oven to 250 F. In large cast-iron pan, bring grapeseed oil to high heat. Sear chateaubriand on all sides until golden brown, 2-3 minutes per side. Remove chateaubriand from pan, reserving pan drippings; place chateaubriand on wire rack-lined baking sheet. Bake according to cooking chart for cook time and desired doneness. Use meat thermometer to ensure doneness. Rest chateaubriand 15-20 minutes. Slice to desired thickness. To make red wine gravy: Bring cast-iron pan with reserved chateaubriand drippings to high heat then add shallots and minced garlic. Brown 30 seconds. Add red wine and deglaze pan, cooking until reduced by half, about 3 minutes. Reduce heat to medium and whisk in 2 tablespoons butter and flour until all clumps have disappeared and mixture is well-incorporated, 3-4 minutes. Add water and bouillon cubes; bring to boil then whisk in stone ground mustard. Reduce to low heat and simmer until achieving sauce-like consistency, 7-8 minutes. Season with salt and pepper, to taste. Turn off heat and whisk in remaining butter until fully melted and emulsified into sauce. To make lemon-garlic asparagus: In large saucepan, bring olive oil to medium-high heat. Add asparagus and season with salt, ground black pepper and crushed red pepper flakes. Sear undisturbed about 1 minute. Turn asparagus and add minced garlic, sauteing about 10 seconds. Add lemon juice and continue sauteing until reduced by two-thirds, about 1 minute. Turn off heat and add butter, stirring until emulsified into pan sauce. Season with salt and ground black pepper, to taste. Klein Released The Following Message: The Zionist Organization of America (ZOA) expresses its sincere appreciation to House Democrat Leader Congressman Hakeem Jeffries and other Democrats, and of course many Republicans, for their condemnation of America-hating, Jew-hating, lowlife bigot Hasan Piker’s ugly and dangerous antisemitism, including clear threats of violence against Jews. Jeffries’ post to that effect on his official X account this week followed what amounts to a justification for violence against Jews by social media monster Hasan Piker, who insanely claimed that Jews are bringing violence upon ourselves by supporting Israel. Piker has endorsed at least a half-dozen eventual winners of Democrat primary contests for U.S. Senate and House seats. “We are grateful that Minority Leader Hakeem Jeffries and others have finally addressed the ever-increasing anti-Jewish invectives and incitement that have become a fixture of the current congressional campaign season – most notably by unfortunately popular ‘influencer’ Hasan Piker,” said ZOA National President Morton A. Klein. “A number of candidates have also engaged in false and hatred-inciting attacks against Israel and its self-defense against the Palestinian Arab subhuman butchers who planned and perpetrated the massacre of 1,200 Jews, the raping of countless Jews and the kidnapping of 251 others. They, too, must be condemned.” Though Jeffries’ post did not mention Piker by name, he later told an interviewer that he reacted to Piker’s latest attack against the Jewish People. Leader Jeffries wrote on X: “The malicious claim that American Jews are inviting violence against themselves is dangerous and antisemitic. “There is zero justification for threats against the safety of our Jewish brothers and sisters at a moment of rising hate. “We will fight the cancer of antisemitism with the fierce urgency of now.” Days earlier, Piker – who livestreams or has a “show” on the Twitch platform that has three million followers and many more millions of viewers – told his audience, according to The New York Post: “People don’t f–k with Israel any longer. And if Jews in America keep putting this idea out there that they’re singularly invested in Israel, eventually someone will come around and take action not against Israel, mind you, but against American Jews.” Leader Jeffries told CNN’s Wolf Blitzer: “The comments were dangerous, malicious and antisemitic and should not be tolerated by anyone in the public square.” When asked by Blitzer if Jeffries was referring to Piker’s most recent threats against Jews, he said they were. Jeffries said: “What we’ve seen is a startling rise of hate crimes all across the United States of America, but particularly in this moment directed against our Jewish brothers and sisters. And everybody, regardless of ideological perspective, should be willing to denounce this rise of antisemitic rhetoric, hate crimes and bigotry …. The notion that people should be targeted because of their religious beliefs, or ethnicity or race — whatever the case may be — that’s fundamentally inconsistent with who we are in this country.” ZOA’s Klein noted that it is not enough to call out Piker, or generic anti-Jewish rhetoric, when candidates in his own party have sought out Piker to help them win their primary races. Piker campaigned for at least six winners of Democratic House primaries, as well as Michigan Democrat Senate candidate Abdulrahman Mohamed El-Sayed during this election cycle. “Their own anti-Jewish statements are influential.” Klein added, therefore: “We call on Minority Leader Jeffries to admonish those candidates for associating with Piker, which in essence endorses Piker’s anti-Jewish views and activities, and to assert uncategorically that there is no place for anti-Jewish activity or rhetoric in his party. Of course, it does not belong in either party, in American politics, or in American government at any level.” Klein noted that during this election cycle, there have also been Republican candidates who have engaged in anti-Jewish rhetoric – particularly in Florida. The ZOA is also appreciative of other Democrat lawmakers in addition to Jeffries who have been outspoken in their condemnations of America-hating bigot Piker and Jew-hatred. Most notably among these has been Senator Cory Booker, D-NJ. Booker posted on X: “Hasan Piker’s dangerous and hateful language targeting Jewish Americans has no place in our civic discourse. Suggesting that Jewish Americans bear responsibility for hatred or violence directed against them is wrong, dangerous, and antisemitic. “We can, and should, argue fiercely over policy. We should have meaningful dialogue and debate about the policies and actions of the Israeli government and American foreign policy. That is the lifeblood of democracy. But that’s not what this is. “No American should be told that their political beliefs make them responsible for hatred or violence directed against them. There is a bright line between vigorous debate and rhetoric that stokes hatred toward our neighbors. Mr. Piker has crossed that line, repeatedly and unmistakably.” Piker is reportedly Twitch’s most-watched political livestreamer. Among his guests have been anti-Jewish House members Ilhan Omar and Alexandria Ocasio-Cortez, as well as now-mayor of New York Zohran Mamdani. Piker has millions of viewers to his streams and three million “followers.” Piker’s anti-Jewish rhetoric and incitement and anti-American sentiment are not new. In fact, it has been so bad for so long that in 2024, another lawmaker, U.S. Representative Ritchie Torres, D-NY, wrote to Twitch officials about Piker’s use of their platform to promote Jew-hatred. Twitch is a subsidiary of Amazon. Torres noted in his letter to Twitch: “Here is Mr. Piker in his own words: ‘America deserved 9/11.’” Torres stated: “I am writing to express alarm about the amplification of antisemitism on Twitch at the hands of Hasan Piker, who is one of the largest political streamers with a following of 2.7 million. Since October 7th, there has been an explosion of Jew-hatred on Social Media Platforms. “Hasan Piker has emerged as the poster child for the post-October 7th outbreak of antisemitism in America. Mr. Piker has demonized Orthodox Jews as ‘inbred’ and has dehumanized a Jewish man as a ‘bloodthirsty pig dog’: the association of Jews with pigs and blood-thirst is textbook antisemitism. Mr. Piker has all but exposed himself as an apologist for the sexual violence and savage rapes of October 7th. ‘It doesn’t matter if rape happened on October 7th. It doesn’t change the dynamic for me,’ Mr. Piker declares before finally admitting that ‘Palestinian resistance’ (his euphemism for terrorism) is not perfect.” Reportedly Democratic Senate Candidate Abdulrahman Mohamed El-Sayed, who benefitted from Piker’s support and appearances at campaign rallies, has now tried to distance himself from Piker. The New York Times wrote, "What do we mean when we use the word perfection? The question arises every time I watch the pop singer Linda Eder…." Eder’s diverse repertoire spans Broadway, standards, Pop, Country and Jazz. When performing live, she effortlessly transitions between genres, showcasing a vocal versatility to which she excels in each. Born in Tucson, Arizona and raised in Brainerd, Minnesota, Eder began her career right out of high school singing all around her home state, and she eventually landed a gig at Harrah’s Casino in Atlantic City, New Jersey. But it was her appearance on the 1987 season of “Star Search,” during which she won for an unprecedented 12 straight weeks, which attracted the attention of audiences and record companies alike. Eder launched her recording career in 1991 with a self-titled album which quickly established her as one of America's most popular and acclaimed interpreters of pop, standards and theatrical music. She then released two more solo albums before landing a role as the tragic character, Lucy, in the original Broadway production of Jekyll & Hyde. And, in June, 2010, she and Clay Aiken covered Roy Orbison’s “Crying” as a duet on Aiken’s album, TRIED & TRUE. In 2013, Linda established her own record company under the name Tressamail, Inc., and in that same year she released her first recording on that newly established label, the highly acclaimed CHRISTMAS WHERE YOU ARE. This CD features 12 tracks – six selected by her fans via social media and two originals from Eder herself. It also featured a unique twist on the classic, ”Baby, It’s Cold Outside,” which Linda rewrote and recorded with her teenage son, Jake. Unless, that is, you live in a city that’s notorious for pricey apartments. If you do, brace yourself: New data from shows that in the past year, those normally sky-high rents shot clear into the stratosphere. “Nationwide, the median asking rent for an apartment in October was $1,655,” says Jonas Bordo, CEO and cofounder of Dwellsy. “In New York City, median apartment rent was $3,100. Several other cities including Boston and Naples-Marco Island, Florida, were not far behind. Even in Miami, the tenth-most-expensive city, October asking rent was $2,500.” From October 2021 to October 2022, apartment rent across the U.S. rose 12.2 percent — a number that is consistent with overall inflation levels. “At first glance, 12.2 percent sounds like a lot—but median asking rent for all property types rose 28.6 percent year-over-year,” shares Bordo. “So although it may not feel like it — especially in pricier cities — apartment dwellers came out far ahead of their counterparts who rent single - family homes.” Bordo believes that having hard data on which cities are most expensive for apartment dwellers is important for individuals and households who may be relocating, or who simply want to know how their city fits into the broader rental market. “If you’re just browsing rental listings in various cities, it can be nearly impossible to pick out developing trends and plan for the future,” he says. “It can also be tough to determine which prices are fair, especially since median asking rent can fluctuate significantly month-to-month.” Each month, Dwellsy breaks down this data regionally across the U.S. so renters and landlords can see up-to-date trends in rental housing and current affordability in their area. “Santa Barbara is the only new rental market to rank on this list since last month, although several cities have switched places within the top ten,” says Bordo. “If you’re a resident of one of them, you probably already know your rent will never be what most other Americans consider ‘cheap.’ But neither is your rent check doomed to take such a big bite out of your budget forever. You Make A Decision Or Take Some Action, But There Is That Little Voice In The Back Of Your Mind Telling You Not To Do It. Then Later On, If It Turns Out You Made A Mistake, You'll Readily Admit That You Knew You Shouldn't Have Done It. But you proceeded anyway, in spite of your so-called better judgement. Why? Is there something within your subconscious mind that is able to make better decisions than your conscious self? Everyone has that little voice called intuition. Too often, to our detriment, it's ignored. Surprisingly, there are people who refuse to pay attention to their intuition, even when it's proven that it is correct. Repeatedly, these people ignore their better judgement only to continually make mistakes. There is nothing wrong with making a mistake. Ignoring guidance that could help avoid making the wrong decision is a waste. Exactly how intuition works is not really known. However, its uncanny accuracy is proven time and time again. Some people develop a highly tuned sensitivity to it. Others block it out to the point that they are not even aware of its existence. Your intuition is a special internal navigator. Your brain has much more power than you consciously tap into. It's capable of doing things you don't really understand. Whether you call it a gut feeling, a little voice, a nagging inside you, or a bad feeling is irrelevant. It is all the same thing. Here's another example. Someone you meet for the first time makes you feel uncomfortable. You can't put your finger on anything specific. The person is pleasant yet you don't feel right. Your subconscious mind is picking up something you can't see. If you have enough interaction with the person, the reason for your uneasiness will eventually come to the surface. You can develop your intuition. First recognize it exists. Next, listen to it. Your intuition works best when you step back and take some time to contemplate your situation while considering various options. Allow your mind to work to bring the best course of action. Whenever your intention conflicts with your intuition, it's time to pause without taking any action. You first need to resolve why there is a conflict with your inner voice. If you proceed without further thought and analysis, you are increasing the odds for unfavorable results. Your inner voice is there to serve you. It's your ally, not your adversary. People get into trouble when they act before they think. Often, they behave as if they are in a race with time. This haste is self-imposed causing them to act impulsively rather than prudently. There is really no rush. It takes relatively little extra time to step back, listen to your inner voice, and fully analyze your various options. A little introspection yields big benefits. You don't want to lament having rushed into something. If you analyze bad decisions you have made, you will probably find you acted hastily, didn't think first, and ignored your gut feel. This cycle doesn't have to repeat itself. It's easy to break out of it. People who reiterate this pattern invariably complain that they don't understand why problems consistently seek them out. Everyone has intuition. Some have ignored it so long they don't realize it exists. Others pay attention when those internal alarms go off. You decide which category you want to be in. Klein Released The Following Statement: The Zionist Organization of America issues qualified support for President Trump’s Gaza plan, with concerns. ZOA is thrilled at the prospect that – at the outset of the plan – all the remaining innocent Jewish hostages will be freed from the blood-soaked hands of the evil Arab-Islamic Hamas monsters, who committed unspeakable atrocities, and whose Charter calls for the murder of every Jew and Israel’s destruction. ZOA is grateful that the war against Arab/Islamic Hamas and their supporters will have achieved its primary goals and therefore may come to a successful end. ZOA strongly thanks President Trump and Prime Minister Netanyahu for their unceasing efforts to help release our brothers from captivity. And we profoundly thank President Trump for supporting any and all of Israel’s actions if Hamas rejects this plan, or if the Palestinian Arabs and the Palestinian Authority do not fulfill their obligations of reformation and deradicalization required under this plan. As we entered Yom Kippur, we were also hopeful that the plan will enhance Jewish unity and help usher in a year that sees better days for all of Israel and the Jewish people. We are greatly concerned that the deal includes releasing 1,950 Arab/Islamist terrorists, including 250 who were convicted for murdering Jews, and similar capital crimes. In the past, many of these released Arab terrorists went back to murdering Jews. Forty of them became leaders of Hamas. It also increases and inspires the likelihood of more kidnappings of Jews. We are also concerned about hostile-to-Israel Tony Blair having an important oversight role, and the prospect that untrustworthy non-neutral Palestinian Arabs could aid in running Gaza. So-called Palestinian technocrats have historically and invariably been terrorists. We are upset that Hamas leaders will not be held accountable for their Nazi-like barbarism and atrocities and will be given the right to remain in Gaza. We very much appreciate the plan’s statement that Gaza will be deradicalized. However, it is unclear to us if this will include the strenuous, drastic, long-term programs and efforts needed to re-educate an entire population brought up from infancy to hate and aspire to murder Jews and Christians. If such serious efforts will indeed be made, that would be a historic game-changer, and could bring real peace. At a minimum, deradicalization must also include the Palestinian Authority ending pay-to-slay; and all Palestinian Arab regimes changing their antisemitic, Israel-bashing textbooks and daily indoctrination of antisemitic and anti-Israel hatred; removing the names of Jew-killers from schools, streets, sports teams and children’s camps; removing Imams and media that preach hatred and violence against Jews; publicly accepting Israel as a Jewish state; deleting the Fatah and Hamas charters’ demands to murder Jews and destroy Israel; changing emblems, such as the Fatah (PA ruling party)’s emblem, showing all of Israel as Palestine with a rifle and Arafat, and the Palestinian Authority logo showing all of Israel as Palestine; sincerely accepting the Jewish state; and placing Israel on all their maps. We are concerned that mere interfaith dialogue and improving the economic situation of Gazan Arabs will not change the Gazan population’s Islam-inspired commitment to hate and kill Jews and destroy the Jewish state. This has been a religious/Koranic war against Israel’s very existence. It has not been about economics or a state. It is about destroying Israel and murdering Jews. Improving Palestinian Arabs’ material lives doesn’t impact their Islamist hatred of and violence against Jews. The Palestinian Arabs’ refusal to give up their overriding Islamic goal of destroying Israel is why the Palestinian Arabs rejected numerous offers of a “side-by-side” state accompanied with billions of dollars in aid. Remember, the Arabs rejected the British Peel Commission’s two-state offer in 1937, the UN’s non-binding partition recommendation in 1947, and numerous other rejected offers for a state, and instead went to war to annihilate the Jewish state. The economic improvements offered here unfortunately also reward terror. We believe that the provision limiting Israel’s withdrawal from Gaza (e.g., “save for a security perimeter presence that will remain until Gaza is properly secure from any resurgent terror threat”) needs to be broadly interpreted to make the perimeter of Israeli control permanent. Israel needs to retain and control a significant buffer zone in Gaza to assure Israel’s safety, and to make it safe for Israelis to rebuild the communities in southern Israel that Hamas and Gazan civilians destroyed on October 7th. It must also be made clear that Israel must continue to control the Philadelphi border with Egypt so that no weapons can enter Gaza via Egypt. We must never forget that Israel’s withdrawal from Gaza in 2005 was a disaster that resulted in over 30,000 rockets launched at Israel, repeated wars, and brutal terror attacks. We also want to make sure that the clause about non-interference with aid is not (mis)interpreted so broadly as to prevent Israel from inspecting trucks delivering aid into Gaza. Israeli inspections for weapons are essential for Israel’s security and should not be deemed to be interference. Current Israeli inspections have not interfered with aid deliveries. Indeed, as of this past Sunday (Sept. 28, 2025), Israel has facilitated 2,097,488 tons of aid on 107,828 trucks and 13,209 pallets into Gaza. We are also concerned about the statement giving UN agencies aid distribution roles – and hope that this provision is not used to revitalize UNRWA – the Hamas-infested UN organization that participated in October 7th, hid weapons and communications centers for Hamas, and teaches unmitigated hatred for Jews and Israel in its schools. We also hope that the aid provisions are not interpreted to bar the U.S.-based Gaza Humanitarian Foundation (GHF) from its work: As of Monday, September 19th, 2025, the GHF has distributed 176 million meals in Gaza. We are very relieved that the plan does not include an agreement to a Palestinian terror state. But we are somewhat uneasy about even the mention of a state in the vague provision: “While Gaza re-development advances and when the PA reform program is faithfully carried out, the conditions may finally be in place for a credible pathway to Palestinian self-determination and statehood, which we recognize as the aspiration of the Palestinian people.” As ZOA has explained repeatedly, a Palestinian state would be a terror enclave and a mortal danger to Israel, and is overwhelmingly opposed by the Israeli people, officials, and the Knesset. “Reforming” the efficiency of the bloodthirsty Palestinian Authority will not justify taking away lands guaranteed to Israel under international law to form a Palestinian state. The aspiration of the Palestinian Arabs is not a state; it is Israel’s destruction, as their charter, their repeated rejection of side-by-side offers, their speeches and sermons, and textbooks and media all confirm. ZOA is also unconvinced that Hamas and the Palestinian regime will fulfill their obligations under the plan. Can we trust Qatar, Egypt, Turkey, and others to do what’s promised and what’s right? Nevertheless, given the present international and Mideast circumstances and the frightening surge of Jew-hatred and Israel-hatred everywhere, we believe it is now best to move forward and give the Palestinian Arabs yet another chance for peace. And if the plan is properly interpreted, properly carried out and properly monitored, and truly fulfilled, it has the potential to dramatically change the landscape and increase the safety and security of Israel and its people, and improve the lives of Jews, Arabs, Muslims, and Christians in the Middle East.
