Helping Renters Understand Their Rights: New Ordinance requires Landlords to provide Tenant Bill of Rights June 30, 2022 Share As rents continue to increase in South Florida, the County has launched a new website to help Tenants understand their rights under Florida Law. The website provides a one-stop-shop with resources for renters including access to the new Tenant Bill of Rights https://www.broward.org/Planning/Renters/Documents/AH_Tenant_guide-6-22-22.pdf which Landlords are required to distribute to all new Renters. The website also addresses concerns regarding Tenant/Landlord issues, Termination Notices, Lease Renewals and Evictions. As part of a new ordinance adopted by the County Commission earlier this month, Landlords are required to provide the Tenant Bill of Rights when the Renter signs the Lease. A second Ordinance also adopted this year applies to Tenants who have Leases starting on or after May 1st and for renewals starting on or after September 1st requiring Landlords to give Tenants at least 60 days' Notice Of Rent Increases that are above 5% of the current rental rate. It also requires Landlords of Residential Rental Units provide Written Notice to Tenants regarding Late Fees under their Rental Agreements. The County will enforce both Ordinances in the Broward Municipal Services District and encourages local enforcement of the Ordinances by municipal Code Enforcement officers. During the COVID-19 Pandemic, an influx of people moved to Florida with higher wages, resulting in an upsurge in rental rates in Florida. As a result, many residents were forced to leave their homes because of expensive rent increases with short notice. The South Florida region saw the highest rent increases in the country in the past year. Realtor.com statistics indicate that the median rent in the Tri-County area that includes Broward, Palm Beach and Miami Counties increased 57% from March 2021 to March 2022. Get Ready for King Tides September 12, 2024 Share Unusually high tides, also known as King Tides, are expected periodically through mid-December. Flooding in low-lying areas is more likely during this time of the year due to the close proximity of the moon which creates King Tides. These seasonal high tides, combined with rising sea levels and inclement weather conditions, exacerbate flooding risks. Rainfall and wind strength and direction also have a significant impact on the height of the tides causing them to come in higher or lower than predicted. With seven miles of shoreline, 7.9 miles of canals, and a flat topography, Hollywood is vulnerable to the effects of sea level rise and tidal flooding. Based on the National Oceanic and Atmospheric Administration’s tide predictions, above average high tides are expected: • September 15 - 23 • October 3 - 5 • October 13 - 22 • October 30 - November 3 • November 12 - 19 • December 13 - 16 High seasonal tides can cause low-lying coastal areas to flood. Motorists are urged to use caution and seek alternate routes to avoid traveling on flooded streets. Coastal roads, parking lots and docks in vulnerable areas could flood during the times of high tide. During high tide, seasonal tides could raise the water level by more than two and a half feet. The City is working on both short and long-term solutions to minimize the impacts of tidal flooding and has completed the installation of flap gates in the stormwater system to help prevent tidal water from flowing back through the stormwater drains. Additionally, auxiliary pumps are stationed in high-risk areas to help clear flooded streets as quickly as possible. Make a Difference in Your Neighborhood Frequent heavy rainstorms increase the potential for localized flooding. City of Hollywood crews work to keep the more than 157 miles of underground storm system piping and 4900 catch basins clean. Residents can also do their part by pitching in to help control flooding in and around their neighborhood by adopting their own catch basin. The adoption is easy - just sign-up to adopt, take a look at the basin at least once a month and clean it as needed. Then submit proof of your efforts. In doing so, you can earn points for rewards for helping to prevent flooding and waterway pollution. You can also reduce the amount of debris that flows into the storm drain system by throwing coconuts into your garbage cart for collection, and ensuring your lawn clippings and yard waste is properly disposed.
