- ZOA Condemns Mamdani’s Bigotry/Discrimination for Excluding Jews from Judicial Appointments Panel | sun-times
ZOA Condemns Mamdani’s Bigotry/Discrimination for Excluding Jews from Judicial Appointments Panel Jewish Connection News Jul 29, 2026 Mamdani Incites Jew-Hatred With Recent Defamation Of Netanyahu, And He Failed To Properly Respond To Ensuing Antisemitic Stabbing By Bigot Shouting “Allahu Akbar” Zionist Organization of America (ZOA) National President Morton A. Klein released the following statement: New York City Mayor Zohran Mamdani gets worse and worse as he promotes his overt Islamist, anti-American, pro-Hamas, Jew-hating agenda. ZOA strongly condemns bigot Mamdani’s latest antisemitic/discriminatory actions this week, including his excluding Jews from a judicial appointments panel; inciting Jew-hatred with his recent defamation of Netanyahu; and failing to promptly and properly respond to the ensuing antisemitic stabbing by an evil, violent bigot shouting “Allahu Akbar.” This week, Mamdani, mayor of a city with the largest Jewish population in America, appointed 18 members – none of whom are Jewish – to the Mayor’s Advisory Committee on the Judiciary, which selects judges for the NYC criminal courts that try hate crimes. Jews are by far the largest number of victims of hate crimes. Further, one of the new committee members signed a statement affirming support for the antisemitic hate group Students for Justice in Palestine. These appointments are clearly a deliberate attempt to censor and discriminate against Jews, by excluding Jews on both the selection panel and its resulting judicial appointments. Censoring and excluding Jews is particularly dangerous in this Mamdani era when NYC anti-Jewish hate crimes are skyrocketing. Mamdani does not have a mandate for such actions: he became mayor with 50.1% of the small number of people who voted. Mamdani’s most recent anti-Jewish actions, moreover, followed Mamdani excluding Italian, Irish and other European neighborhoods from his map of NYC neighborhoods. NYC has a very large percentage of Jewish lawyers and law professors. One recent article states that 50% of NYC lawyers are Jewish. ZOA Coalition member Professor Rabbi Mark Goldfeder, Esq. stated: “If you were to pull 18 [lawyers] at random, you would expect there to be several Jewish members. When they [Mamdani’s Muslim chief counsel, Ramzi Kassem] call it [the committee] ‘TRULY REPRESENTATIVE’ that’s ridiculous.” The committee’s biased composition is unfortunately not surprising. The supervisor of the Advisory Committee on the Judiciary is lawyer-to-terrorist Ramzi Kassem. When Mamdani appointed Kassem as NYC Chief Counsel, ZOA warned that “the NYC Chief Counsel wields immense power and influence over city policy, legislation, ethics, and legal direction, and has oversight of city agencies. Radical Muslim Kassem’s record makes him the wrong person for this role, and a danger to New Yorkers.” ZOA described Kassem’s representation of murderous Al Qaeda terrorists; and Kassem’s work to prevent the FBI from questioning Muslims and from obtaining Muslim informants; derogation of law enforcement as the “real danger;” false accusations that law enforcement was “demonizing” Muslims at a “new fever pitch;” and consistent treatment of Islamic terror as an imaginary excuse for law enforcement’s efforts to uncover terror activities. See “ZOA Condemns Mamdani’s Ending Exec. Orders Protecting Jews & Appt. of Israel-Bashing, Lawyer-for-Muslim Terrorists, Ramzi Kassem, as NYC Chief Counsel, Endangering Jews and America,” Jan. 2, 2026; and “Terrorist Lawyer Who Condemned Israel, Defended 9/11, Now Sets Biden Immigration Policy,” by Daniel Greenfield, Front Page Mag., July 7, 2023. We are now seeing the dangerous, frightening results of Mamdani’s disastrous appointment. We are painfully forced to think of the Nazis’ “Law for the Restoration of the Professional Civil Service,” promulgated on April 7, 1933, which removed Jewish judges from the bench and removed Jewish lawyers from practice. Mamdani’s and Ramzi Kassem’s recent biased/bigoted appointment excluding Jews appears to be aimed at ending justice for Jews who are attacked in New York. We urge all Jewish, Christian, and Muslim leaders, and political, academic, business and other leaders to speak against this and Mamdani’s other discriminatory actions. This bigotry must stop now! Further, Mamdani’s appointments to damage the judiciary occurred the same week that Mamdani outrageously, recklessly incited anti-Jewish violence by falsely defaming Israeli Prime Minister Benjamin Netanyahu as murdering innocent people and other horrific crimes. The next day, on Tisha B’Av, a man screaming “Allahu Akbar” stabbed a Jewish man and an Asian man. Mamdani took many hours to even mention the attacks, and still hasn’t retracted his incitement against the Jewish people and Jewish state. Hypocritically, Mamdani wrote on X the next day that “This kind of despicable violence is not who we are as a city. Every New Yorker deserves to be safe, regardless of their religion or race. Our administration will always stand against bigotry and do everything in our power to root out antisemitism, racism, and hateful acts of all kinds.” Unfortunately, Mamdani’s biased judicial appointments committee and defamation of Israel and its leader will instead further embolden Islamist attackers of innocent Jews and others. Bubbles On The Beach - Champagne Brunch At Maass Fort Lauderdale By Merilee Kern, MBA Jun 19, 2025 Few Experiences Capture The Essence Of Indulgence Quite Like A Champagne Brunch. At: www.maassftl.com , The Signature Restaurant At The Four Seasons Fort Lauderdale, This Tradition Is Elevated To Dazzling Heights. Overlooking The Glittering Atlantic Ocean, The Brunch Experience Here Seamlessly Melds Culinary Artistry, Impeccable Service And The Effervescence Of Fine Champagne, Collectively Offering Guests A Decadent Start To Their Day In A Setting That Epitomizes Coastal Sophistication. Upon entering MAASS on a sunlit weekend morning, you’re greeted by an expansive ocean view underpinned by the soft hum of convivial conversation and the subtle pop of Champagne corks—signs and sounds that foretell indulgence. The restaurant’s serene, yet luxurious ambiance, with its ocean-view windows and polished decor, sets the tone for a brunch that is as visually stunning as it is palate-pleasing. This specific service at MAASS isn’t merely a meal; it’s a curated journey. Anchored by a lavish self-serve raw bar buffet—rife with oysters, crab claws, shrimp and other delectables—the ocean-forward selection immediately impresses. On the day of my visit, the buffet also included tuna and Hamachi sashimi, Mariscadora scallops, cockles, and marinated clams and mussels. Pair these with a crisp pour of Veuve Clicquot or Dom Pérignon for a classic start. Indeed, at the heart of the MAASS brunch experience is, of course, the Champagne. The restaurant offers a thoughtfully curated selection of premium Champagnes and sparkling wines, allowing guests to tailor their indulgence. For those who prefer their bubbles with a twist, the MAASS Signature Mimosa Bar is a standout, offering fresh-squeezed juices and unique garnishes like edible flowers and seasonal fruits. While the Champagne flows freely, the culinary offerings at MAASS steal the show. Buffet aside, the à la carte menu features a variety of inspired dishes crafted with seasonal, locally sourced ingredients. Standouts include the Eggs Benedict, where poached eggs rest on house-made brioche with crab accoutrements, crowned with velvety hollandaise. For those with a sweet tooth, the Japanese Souffle Pancakes with maple and cultured butter are nothing short of sublime. Meanwhile, the Black Truffle Tagliatelle, artfully plated with pecorino and shaved truffle, adds luxury to the table. MAASS’ rotating chef’s specials elevate the experience even further, ensuring each visit offers something new to savor. Below, Michelin-awarded Chef Ryan Ratino, Chef and Owner of MAASS, Fort Lauderdale, provides his take on what makes the eatery’s Sunday Brunch such a standout in the South Florida foodie scene. MK: First, who is your target or ideal clientele for the MAASS Sunday Brunch? CRR: Our Sunday Brunch is designed for culinary explorers, passionate food lovers and anyone who appreciates elevated, seasonal dining. We’re attracting a blend of locals who are looking for a luxe weekend tradition, as well as visitors seeking a standout culinary experience in Fort Lauderdale’s vibrant dining scene. MK: What are the top three things that set the restaurant apart from other comparable brunch options in the area? CRR: At MAASS, our hyper-seasonal menu is crafted using the finest local and regional ingredients, many sourced directly from Florida’s farmers and fishers, ensuring every dish is fresh, vibrant and in-season. We bring a fine-dining mentality to brunch, incorporating elevated techniques and sophisticated presentations inspired by our dinner offerings, while embracing the playful spirit of brunch. Complementing the exceptional cuisine is our immersive ambiance, where indoor garden-inspired interiors and stunning outdoor waterfront seating create a memorable dining experience that celebrates both flavor and atmosphere. Dining at MAASS is as much about the experience as it is about the meal. MK: What might people not know about the restaurant and its brunch service, but should? CRR: Our Chef’s Counter offers a dynamic and interactive experience where guests can watch dishes being crafted right before their eyes, fostering a unique connection between chef and diner. Our hyper-focus on seasonality ensures the menu changes regularly to highlight the freshest and most exciting ingredients, providing even our regular guests with something new to enjoy. This commitment extends to our local purveyors, as we build meaningful partnerships with farmers and markets to source the finest ingredients, while supporting the community. MK: How would you sum up the property’s approach to dining and hospitality at large? CRR: At MAASS, we’re committed to elevating the dining experience through innovation, refined flavors, and exceptional service. We focus on creating an intimate, yet sophisticated ambiance that enhances every meal. Our goal is for each guest to feel like they’re part of something special, whether they’re at the Chef’s Counter or enjoying our seasonal dishes in the lush, garden-inspired interior. We want to surprise and delight, while keeping things grounded in great food and hospitality. MK: What is your personal favorite item on the brunch menu? CRR: My personal favorite is definitely our French Omelet with parmesan mornay and chive. We focus on the technique to create a perfectly smooth, tender omelet, and the rich, velvety Parmesan Mornay sauce adds depth and a little indulgence. The chive garnish provides a fresh, bright pop that ties everything together. It’s a dish that’s simple but sophisticated, showcasing the quality of our ingredients and the attention we put into even the most traditional brunch offerings. MK: What is your personal favorite aspect of the brunch dining experience at large? CRR: I love how brunch brings people together in such a relaxed, yet special way. There’s something about the combination of fresh, seasonal food, a beautiful setting and the lively energy of Sunday that makes the experience feel indulgent and approachable. It’s a moment to connect with others and with the ingredients themselves. MK: What are some of the long- and short-term goals for the restaurant? How will you continue to maintain and/or elevate your image in the process? CRR: In the short term, we’re working to expand our partnerships with local purveyors, bringing even more unique, regional ingredients into the fold. This will allow us to continue surprising our guests with new, fresh flavors. Over the long-term, we are focused on maintaining our reputation as one of the most innovative dining destinations in South Florida. Whether it’s for brunch or dinner, we’re always pushing the envelope with our culinary creativity, ensuring that MAASS remains a destination for those seeking an exceptional dining experience. MK: Does the restaurant have any policies around sustainability? CRR: Sustainability is at the heart of what we do at MAASS and I have always been an advocate of environmentally-friendly practices. In 2018, I enlisted Bresca as the first and only carbon neutral restaurant in the nation’s capital by joining ZeroFoodprint, the nonprofit organization aimed at helping restaurants and diners reduce their climate impact. As part of this initiative, the team and I work to interlace sustainability into the daily practices of restaurant operations such as recycling, composting and sourcing products from purveyors who prioritize sustainable practices. MK: Any little-known factoids/trivia about the restaurant/location? CRR: MAASS is located in one of the most scenic spots in Fort Lauderdale, with direct access to the water. Our design is inspired by the natural beauty of the area—think lush gardens and waterfront views that are perfect for enjoying a meal. It's a space where we can blend the serenity of nature with the excitement of a world-class culinary experience. MK: Any celebrities you can publicly cite by name that have dined at the restaurant? CRR: While I can’t name names, we’ve been fortunate to have several notable guests dine with us at MAASS. From local influencers to out-of-town visitors, we’ve welcomed many who appreciate our unique dining experience. We always take great care to make every guest feel special, no matter who they are. During my own recent visit to MAASS for the Sunday brunch extravaganza, the staff duly elevated the entire experience with their attentiveness and genuine warmth. Each interaction feels tailored, from expert Champagne details to thoughtful menu insights. It’s this level of service that transforms a delightful brunch into an unforgettable affair. In all, the Champagne brunch at MAASS is a love letter to indulgence and an absolute must for locals and visitors seeking a sophisticated, yet relaxed dining experience on Fort Lauderdale Beach. - How Congress Can Stave Off A Crisis In Home Care
How Congress Can Stave Off A Crisis In Home Care By Thomas Ryan December 30, 2024 Share Congress has just weeks to prevent a health care disaster. Across America, companies that provide vital medical equipment to Medicare patients in their homes are drastically cutting services -- or shutting their doors completely. Without action before year's end, millions of seniors could lose access to oxygen tanks, wheelchairs, and other essential equipment that keeps them healthy at home. At the start of 2024, Medicare slashed payments for a major segment of home medical equipment providers by 20%. These rates -- already too low before this year's cuts -- now fall catastrophically short of market realities. A perfect storm of supply chain disruptions, rising fuel costs for equipment delivery and service calls, and a nationwide shortage of trained technicians has sent operating costs soaring. Other payers -- including private Medicare Advantage plans, commercial insurers, and Medicaid -- have followed Medicare and cut their rates as well. For hundreds of small businesses that provide home care to seniors, the math no longer works. Congress must act to restore Medicare reimbursement for homecare to pre-2024 levels. Home medical equipment providers are essential healthcare partners for seniors. Providers teach patients how to use complex devices, maintain life-sustaining equipment, and remain on call 24/7 for emergencies. Without them, millions of Americans can't live safely and independently at home. A July 2024 survey of providers reveals the scope of the emergency. More than nine in 10 companies have had to make operational changes to keep their doors open. Two-thirds are no longer able to provide certain essential medical equipment to Medicare patients. One in three providers reports dipping into personal savings just to keep serving their communities. The impact is being felt nationwide. Nearly half of providers have shrunk their service areas, and one in six have closed or will soon shutter locations. When these companies close, they leave behind health care deserts where patients have no alternative sources for oxygen tanks, hospital beds, or wheelchair repairs. One provider's stark warning echoes across the industry: "We are to the point if reimbursement doesn't increase soon, we will be shutting our doors and leaving 15,000 patients without a provider." What makes these reimbursement cuts so baffling is their ignorance of basic health economics. Caring for patients at home reduces visits to the hospital, which cost more than $3,000 per day, on average. Or consider the costs of long-term institutional care. The average cost of a stay in an assisted living facility is $5,300 a month. For patients who require nursing home care, the tab can run nearly $10,000 a month. And once a senior is admitted to a nursing home or hospital, they tend not to leave. Studies show that many elderly patients never regain their independence after a hospital stay. Home medical equipment that can allow people to receive care at home -- like home-oxygen systems and mobility aids -- can save patients and their families tens of thousands of dollars. This crisis comes at precisely the wrong moment. McKinsey estimates that up to $265 Billion worth of care services for Medicare beneficiaries could move from facilities to homes by 2025, representing a massive transformation in how we deliver health care. As America's senior population grows, we should be strengthening home-based care -- not undermining it. There's a solution within reach. Bills in both the House and Senate would restore Medicare's previous payment structure for medical equipment providers. Dozens of lawmakers have signed on in support of the legislation. Speaker Mike Johnson and Senate Majority Leader Chuck Schumer have the power to include this fix in year-end legislation. Doing so would protect seniors, reduce healthcare costs, and support families. Every day of inaction, meanwhile, deprives more seniors of the option to stay in their homes, where they'd prefer to be -- and increases the risk that additional providers will have to close their doors permanently. Congress must act now to restore adequate reimbursement for home medical equipment. The independence and dignity of millions of Americans hang in the balance. - In Florida, Are REALTORS® Real Estate Agents?
In Florida, Are REALTORS® Real Estate Agents? By Christopher Carter Special To The South Florida Sun Times February 6, 2025 Share As usual, an answer to this week's headline question is more involved than it may initially seem. Before trying to arrive at one, we first need to define, discuss, and expand on the following terms: • REALTOR® • Agency relationships • State business or professional licensee REALTOR® REALTOR® (all capitals, Registered trademark symbol) can only be used by members of the National Association of REALTORS®. The NAR is a Semi-Voluntary Membership Trade Organization of individuals from all 50 States, Puerto Rico, and the US Virgin Islands who hold real estate licenses. The term REALTOR® identifies a person as being a member of the National Association of REALTORS®. Members must hold current State-issued licenses to provide real estate services, and are expected to follow the NAR Code of Ethics in their dealings with the public. I refer to membership as semi-voluntary because if a real estate broker and office are NAR members, all individual licensees (who have independent contractor status) attached to that office are also required to join the local Board of REALTORS® which includes membership in the NAR and the appropriate State Association. Licensees join all 3 organizations (local, State, and National) at the same time, each with separate membership dues. The NAR calls this their "Three-way Agreement:" https://www.nar.realtor/about-nar/policies/the-three-way-agreement It is important to note that in many areas of the US, in order to have access to the local Multiple Listing Service (MLS) of available properties, real estate licensees must either be NAR members or pay a significant additional fee for not being one. In this case, semi-voluntary NAR membership seems to become mandatory if a licensee wants to effectively participate in the real estate business. The State issues real estate licenses, though the local NAR affiliate Board establishes who can use the MLS. All member real estate offices and their individual licensees agree to follow the NAR's policies, standards, and rules. The NAR does not set commission amounts, nor do they establish brokerage relationships between its members and sellers or buyers. Both of those are negotiated directly with local brokers who will be providing real estate services. In addition to promoting their Code of Ethics, the NAR has very strict rules regarding the proper use of their trademarked logos and the term REALTOR®, emphasizing that it should not be used as a job description. REALTOR® = member of the NAR The NAR expresses their Vision "To empower REALTORS® as they preserve, protect and advance the right to real property for all." To that end, the NAR supports an extremely powerful political lobbying effort at the National and State levels through their Political Action Committee, funded by members' voluntary contributions. As stated on the NAR website: "The REALTORS® Political Action Committee and other political fundraising are the keys to protecting and promoting the real estate industry." Through continued public use, the term "realtor" (lower case, no trademark symbol) is often used as a job description for people who have real estate licenses and offer their services to sellers and buyers for paid compensation. • The term REALTOR® refers to a real estate licensee who is also a member of the National Association of REALTORS® trade organization and has agreed to follow its policies, standards, and rules. Agency Relationships In all types of businesses, there are agency relationships in which one person (the agent) performs duties and interacts with a third party at the instruction and for the benefit of another (the principal). Agency relationships are fiduciary, meaning the agent must put the principal's interests above her or his own, working for the best possible result and outcome for the principal. An agreement between both parties documents the agent's duties, time period for the relationship, scope of the agent's work, limits of the agent's authority, and compensation to be paid. Agents often have specialized training, knowledge, or skills that help principals accomplish their defined business goals. General examples of agency relationships can be: • Attorney - Client • Financial Advisor - Investor • Employer - Employee Allowed residential real estate brokerage relationships in Florida are: • Transaction Broker - the default, non-fiduciary, non-agency relationship between a seller or buyer and a real estate broker. Transaction Broker licensees do not work for individual sellers or buyers, they work to facilitate the transaction for both parties. Most residential real estate sales in Florida (thought to be well over 90%) are handled under Transaction Broker relationships in which sellers and buyers are referred to as customers, not clients. Here is a direct link to my more detailed discussion on the topic: https://naplessellersagent.com/florida-real-estate-blog/f/floridas-best-kept-real-estate-secret-transaction-brokerage • Single-Agent - a fiduciary, in-writing agency relationship in which the real estate licensee and broker work to promote and protect seller or buyer interests. Under Single-Agent relationships, licensees work for either the seller or the buyer, never both. Sellers and buyers are considered clients, not customers under Single-Agent relationships. • No Brokerage - the real estate licensee and broker have neither of the above relationships with the seller or buyer, therefore no duties of disclosure, confidentiality, or service apply. No Broker means exactly what it says, the seller or buyer is not being represented in any way by the real estate licensee and broker who are involved in the deal, though the No Brokerage licensee still wants to receive a commission. Any agreement and brokerage relationship between real estate licensees and sellers or buyers is with the real estate office's broker, NOT the individual licensee. A Sales Associate may be the direct contact person and do most of the work, though agreements and relationships for real estate services are between a seller or buyer and the office's supervising broker. In residential real estate, the brokerage relationship is documented in either the Listing Agreement with a seller, or the Buyer Broker Agreement with a buyer. Speak with a Florida-licensed real estate attorney for interpretation and application to specific circumstances regarding agency and brokerage relationships. Transaction Broker has been the default relationship in Florida since 2003, though has not required a separate written disclosure to sellers or buyers since July 2008. Transaction Brokerage automatically applies unless and until another relationship (Single-Agent or No Brokerage) is agreed to in writing. • An agent has a fiduciary relationship with another person (the principal), putting that person's business interests above the agent's, following the principal's lawful instructions, negotiating and making decisions promoting the best possible outcome for the principal. Real Estate Licensee All States have laws governing real estate sales and transfers within their borders. These laws include requirements and procedures for obtaining a license to offer real estate services to the public for paid compensation. The Florida Real Estate Commission (FREC), a division of the Department of Business & Professional Regulation, "...was created to protect the public through education and regulation of Real Estate licensees." First-time applicants for Florida real estate licenses must: • Be at least 18 years old and have a Social Security number • Hold a high school diploma or equivalent • Pass a 63-hour pre-license course from a FREC approved provider • Complete an application and pay required fees • Have a background check performed with fingerprints submitted to the Florida Department of Law Enforcement (FDLE) • Pass the State licensing exam After passing the State exam, licensed Sales Associates cannot offer real estate services to the public on their own, they must affiliate with (and work under the supervision of) a Florida-licensed real estate broker. Most new licensees affiliate with broker offices where they can receive guidance on the practical application of what they learned in their pre-license courses. Florida real estate licenses must be renewed every 2 years. During the first renewal cycle after initial licensing, Sales Associates are required to complete a 45-hour post-licensure course. For each subsequent 2-year renewal, licensees must complete a 14-hour Continuing Education course. Renewal CE includes 3 hours of Florida legal updates, 3 hours of Ethics & Business Practices, and 8 hours of specialty training. Even if they are not members of the NAR, Florida licensees receive regular training in Business Ethics. (BTW - the unlicensed practice of real estate is a third-degree felony in Florida.) • States establish requirements for the training, licensing, and conduct of individuals who want to provide real estate services to the public for compensation. Completing periodic Continuing Education is an integral part of maintaining a valid, current real estate license. That's it for this week, a brief introduction to State real estate licensing, brokerage relationships, and use of the term REALTOR®. Let's approach this week's headline question with a few observations: • The term REALTOR® is trademarked and only allowed to be used by dues-paying members of the National Association of REALTORS®. It is often used by the public as a job description ("realtor"). • REALTORS® must hold State-issued real estate licenses, though individual licensees are not required to join the NAR unless they want to (or their brokers/offices require membership, or they want unrestricted access to the local MLS). • In Florida, a licensee or REALTOR® is only acting as a real estate agent when working under a written Single-Agent relationship agreement with a seller or buyer. Transaction Broker (the most common relationship by far) is a non-agency relationship. So our answer is sometimes. A Florida REALTOR® or licensee can only be a real estate agent if she or he is working under a Single-Agent relationship with a seller or buyer. There we are - a brief introduction to the differences, yet connections between REALTORS®, real estate agents, and real estate licensees. All 3 are closely related, and different combinations of them affect how they apply to the practice of real estate in Florida. Keep today's discussion in mind the next time you interview licensees to handle your sale or purchase. Do you want to be a customer...or a client? Editor's Note: Christopher Carter is NOT an attorney. He does not give legal advice. For interpretation and application to specific circumstances of anything you read in this article, you must speak with a Florida-Licensed attorney. Commercial Business Grant Program The Commercial Business Grant Program program is designed to accelerate the expansion of existing businesses and the attraction of new start-up businesses in the CRA, with an emphasis on attracting the availability of new goods/services, creating job opportunities, and improving the quality of life in the CRA. The program guarantees a portion of the loan to reduce borrower equity requirements and/or reduce interest rates. It also subsidizes a portion of the monthly interest cost to provide a lower effective interest rate to the borrower. Interior Renovation Grant Program The Commercial Interior Renovation Grant (CIRG) is an incentive program available to businesses throughout the Community Redevelopment Area. Throughout the CRA there are also Priority Areas of focus in which have varying levels of funding availability. The goal of the program is to eliminate functional obsolescence, remove deterioration, and improve the “energy efficiency” of existing buildings in the CRA, with an emphasis on bringing these buildings up to current building codes and making them more viable for occupancy. Economic Development Incentives Program The goal of the Economic Development Incentives program is to accelerate the attraction of new major businesses within the CRA and to reduce the risk of developing/constructing speculative commercial space in the CRA. Director Cash/Job Creation Program: The Direct Cash/Job Creation incentive is an incentive program paid solely by the HBCRA. Through this program HBCRA may provide direct cash payments of up to $2,000 per new Job created, to a maximum of $200,000, to companies starting, relocating, or expanding within the CRA. Qualified Target Industry (QTI) Tax Refund Incentive: The QTI Refund Incentive Program is a tax refund program wherein eligible companies may receive refunds of taxes paid to the State of Florida on corporate income, sales, and insurance premiums, as well as certain other taxes paid to the State of Florida. Neighborhood Amenity Incentive Program The Neighborhood Amenity Incentive program is designed to accelerate the availability of desirable goods and services needed by residents, businesses, and employees in the CRA. Facade Improvement Grant The Commercial Facade Improvement Grant Program (CFIG) is an incentive program available to businesses throughout the Community Redevelopment Area. Throughout the CRA there are also Priority Areas of focus in which they have varying levels of funding availability. The goal of the program is to eliminate functional obsolescence, remove deterioration, and update the exteriors of existing buildings, with an emphasis on improving the viability of healthy retail uses and generally increasing the “curb appeal” of the business corridors in the CRA. View the featured video for the CFIG: https://www.youtube.com/watch?v=OdOexTDThq4 Commercial Business Mural Program The Hallandale Beach Community Redevelopment Agency (HBCRA) Commercial Business Mural Program goal is to curate contemporary outdoor murals at key locations to enhance and enrich the existing cultural fabric of our community to attract more art related activities, increase business retention and events. A mural is defined as a large-scale artwork, painting or mosaic applied to or mounted directly to an exterior surface of a building, construction fence or other structure and that is visible to the public right-of-way. Its primary intent is to be artistic in nature, rather than purely information, creative signage or commercial signage. A mural shall not indicate or describe in narrative, the form of commercial activity that happens inside a building. All proposed murals containing and signage elements, will be directed to apply to the Planning and Zoning Department. Priority will be given to the FADD District based on the direction given from the HBCRA Board. Fashion, Art and Design District Priority Area Incentives The Fashion, Art and Design District (FADD) has been deemed a Priority Area (designation allows the CRA to create incentives that are specifically designed to implement the objectives outlined in the application) for the purposes of promoting the renovation of building facades, and encouraging the development of such uses including but not limited to: Microbreweries/ Wine Bars, Specialty Coffee shops, Trendy urban restaurants, Specialty Donut shops, Family oriented restaurants, Music Venues and Art Galleries. A Success Story Icebox Cafe, a culinary community leader on Miami Beach for more than two decades along with investment from the Hallandale Beach CRA opened a location in Hallandale Beach in October of 2020. The restaurant is located at 219 NE 3rd Street in the (FADD) Fashion Arts and Design District, it has been a big success and draw to the area. The Hallandale Beach Community Redevelopment Agency (HBCRA) made a large investment into making Ice Box possible, and in doing so Ice Box was able to acquire that location to attract even more customers. The HBCRA and Ice Box partnership has benefited the City of Hallandale Beach in many ways. Property Tax Reimbursement Program The Property Tax Reimbursement program was created to eliminate functional obsolescence, remove deterioration, update existing buildings, and encourage new investment/development with an emphasis on enhancing the overall CRA, improving the quality of existing buildings within the CRA, and attracting new construction to the CRA. All properties within the CRA are eligible including all commercial, multifamily, or mixed-use (residential/commercial) buildings with uses permitted by applicable land use codes or approved conditional uses that have had substantial capital improvements or new construction. Commercial Kitchen Grant Program The Commercial Kitchen Grant (CKG) is an incentive program to encourage restaurant development within the Fashion, Art and Design District (FADD), and along Foster Road. The HBCRA desires to improve the operating efficiency of existing restaurants in the CRA and attract new restaurants to the CRA, with an emphasis on creating a dining destination within the City. Funding priorities for the CKG will apply specifically to the following types of businesses: Microbreweries/ Wine Bars, Specialty Coffee shops, Trendy urban restaurants (including health food), Specialty Donut shops and Family oriented restaurants. Commercial Signage Grant Program The Hallandale Beach Community Redevelopment Agency (HBCRA) Commercial Signage Grant Program (CSGP) is an incentive program available to businesses throughout the Community Redevelopment Area. The goal of the program is to eliminate functional obsolescence, remove deterioration, and update the exteriors of existing buildings, with an emphasis on improving the viability of healthy retail uses and generally increasing the “curb appeal” of the business corridors in the CRA. Commercial Film Incentive Grant Program The Hallandale Beach Community Redevelopment Agency (HBCRA) Commercial Film Incentive Program is designed to promote economic development; attract more film producers to the city and by extension motivate more investors to open business in the City of Hallandale Beach. South Florida Symphony Orchestra’s 28th Season Ignites With Electrifying Compositions South Florida Sun Times Oct 15, 2025 South Florida Symphony Orchestra’s (SFSO) 28th Season, “Juxtapositions,” Ignites With A Powerful Reminder That Even In Darkness, Light Will Always Find Its Way. Led By Award-Winning Maestra Sebrina María Alfonso, SFSO Launches The Electrifying Evening With Beethoven's Freedom-Fighting Egmont Overture Followed By Saint-Saëns’ Fiery Cello Concerto No. 1 And Massenet’s Hushed “Méditation” From Thaïs Featuring GRAMMY®-Winning Cellist Virtuoso Zuill Bailey. Capping The Evening Is Brahms’ Symphony No. 1 – A profound Work That Took The Composer Decades To Complete, Beautifully Articulating One’s Journey From Darkness To Triumph. The Concert Will Take Place On Wednesday, November 5th At 7:30 p.m., At The Parker, Located At 707 Northeast 8th Street, Fort Lauderdale, Florida 33304. Enjoy A Pre-Concert Chat With Dr. Alan Mason 30 Minutes Before The Concert, Featuring In-Depth Conversation And Insights About The Works And Composers. “Each of the works we are presenting beautifully expresses challenges we can all relate to – when struggle becomes triumph, and the perseverance it takes to get there,” said Maestra Sebrina María Alfonso. “As we enter our 28th Season, I reflect on the resilience, grit, and dedication that South Florida Symphony has demonstrated throughout our history – and what has sustained us: the gift of performing live for our audiences. It is with pure joy that we share these profound, defiant, and utterly sublime works with you – music that acknowledges hardship and suffering, yet at its core fills you with hope, love, and optimism.” A work of extraordinary triumph that took decades to complete, Brahms’ First Symphony is an epic, deeply human piece reflecting the composer’s battles with self-doubt and perfectionism under the weight of Beethoven’s omnipresent shadow. From its brooding, stormy opening to the life-affirming finale, Brahms beautifully traces one’s journey from darkness to light. A signature of this work is the candescent French horn, brilliantly illuminating the path from despair to victory. Saint-Saëns’ Cello Concerto No. 1 is a whirlwind of movement—elegant yet fiery, delicate yet commanding. With no pause from start to finish, the music flows in an unbroken surge of passion and virtuosity. Audience favorite cellist Zuill Bailey returns to SFSO bringing his signature artistry to this expressive work. Beethoven’s freedom-fighting Egmont Overture portrays the tragic heroism of a man who makes the ultimate sacrifice in defiance of oppression and tyranny. Originally composed for violin, Massenet’s “Méditation” from Thaïs takes on new depth in this interpretation for cello—an SFSO first. A hushed prayer amid the opera’s high drama, this sublime interlude floats with quiet longing. Guest artist Zuill Bailey, who performed at SFSO’s inaugural concert and has returned many times since, is widely regarded as one of the world’s premier cellists. An award-winning, internationally renowned soloist, recitalist, artistic director, and teacher, Bailey combines celebrated artistry, technical mastery, and an engaging presence, making him one of the most sought-after and active cellists today. A prolific recording artist with over 20 albums, he won a GRAMMY Award in 2017 for Best Solo Performance for his live recording of Michael Daugherty’s Tales of Hemingway with the Nashville Symphony. The South Florida Symphony Orchestra was part of the consortium that commissioned the work, and Bailey has performed it multiple times with SFSO, highlighting the orchestra’s ongoing connection to this celebrated composition. The album also won GRAMMY Awards for Best Composition and Best Compendium. SFSO’s 28th Season of “Juxtapositions” explores beauty in contrasts, where the bold and the sublime intersect, and timeless masterpieces share the stage with today’s most compelling and celebrated musical voices. From Mozart’s vivacious “Haffner” symphony to the sun-drenched skies of Mendelssohn’s “Italian” and the sweeping emotion of Sibelius’ Violin Concerto — performances burst with color and power. Beethoven’s luminous Piano Concerto No. 4 and Dvořák’s Bohemian Eighth deepen the journey, while Rimsky-Korsakov’s Capriccio espagnol whirls with Spanish flair. SFSO is also proud to present upcoming orchestra firsts by GRAMMY-nominated composers, including the Florida premiere of Had to Be by Haitian American Nathalie Joachim, featuring breakout cellist Seth Parker Woods, and Carlos Simon’s Four Black American Dances. Five Masterworks concerts will be held at The Parker in Fort Lauderdale from November 2025 through April 2026. Three Masterworks concerts will be held at New World Center in Miami Beach and at Tennessee Williams Theatre in Key West from January through March 2026. From sold-out masterworks performances to accompanying today’s musicians such as Natalie Merchant and performing modern musical scores including Tim Burton’s The Nightmare Before Christmas and Back to the Future, featuring the iconic films screened live with audio and musical accompaniment, South Florida’s largest symphonic orchestra is continuing its journey of excellence inspiring audiences of all ages and musical genres. - Medicare In Your Future? A Comprehensive Guide To Getting Started
Medicare In Your Future? A Comprehensive Guide To Getting Started September 19, 2024 Share As individuals approach the age of 65, one of the most critical considerations looming on the horizon is Medicare. Designed as Health Insurance primarily for seniors, Medicare ensures access to essential medical services and coverage for a wide range of health needs. However, the process of enrolling in Medicare can be intricate, often requiring careful planning and understanding of eligibility criteria and enrollment periods. Medicare is structured into several parts, each covering different aspects of healthcare: Part A (Hospital Insurance): Covers Inpatient Hospital Stays, Skilled Nursing Facility Care, Hospice Care, and some Home Health Care Services. Part B (Medical Insurance): Covers services from doctors and other Healthcare Providers, Outpatient Care, Durable Medical Equipment, and Preventive Services. Part C (Medicare Advantage Plans): Offered by private companies approved by Medicare, these plans provide all Part A and Part B Benefits and often include Prescription Drug Coverage (Part D). Part D (Prescription Drug Coverage): Adds Prescription Drug Coverage to Original Medicare, some Medicare Cost Plans, some Medicare Private-Fee-for-Service Plans, and Medicare Medical Savings Account Plans. Eligibility for Medicare typically begins at age 65, but individuals under 65 may qualify if they have certain disabilities, End-Stage Renal Disease (ESRD), or Amyotrophic Lateral Sclerosis (ALS, or Lou Gehrig’s disease). Automatic Enrollment vs. Active Sign-Up For many individuals, enrollment into Medicare is automatic if they are already receiving Social Security or Railroad Retirement Board benefits at least 4 months before turning 65. This automatic enrollment includes both Part A and Part B coverage. However, those who are not automatically enrolled must actively sign up for Medicare during specific enrollment periods: Initial Enrollment Period (IEP): This is the 7-month period that begins 3 months before the month you turn 65, includes the month you turn 65, and ends 3 months after the month you turn 65. It's crucial to enroll during this period to avoid potential late enrollment penalties. Special Enrollment Periods (SEPs): These are available for those who delay enrollment due to having group health coverage through an employer or union. SEPs also apply to individuals who lose their employer-based coverage. General Enrollment Period (GEP): If you missed your Initial Enrollment Period, you can sign up during the GEP, which runs from January 1 to March 31 each year. Coverage will begin on July 1st of that year. For individuals who plan to continue working beyond age 65 and have health coverage through their employer or union, decisions about when to enroll in Medicare require careful consideration. If you or your spouse are still working and covered by an employer's group health plan, you may delay enrollment in Medicare Part B without facing penalties. However, it's crucial to understand the rules and ensure timely enrollment once employer coverage ends or changes. Understanding how Medicare works with other types of coverage is essential to avoid gaps and maximize benefits. Employers with fewer than 20 employees may require Medicare as the primary payer, so enrolling in Part A and Part B at the right time is critical. Each individual's Medicare journey is unique and influenced by various factors such as work status, health needs, and existing insurance coverage. Navigating this complex landscape can be very confusing so it often benefits to seek guidance from trusted sources, such as: https://www.medicare.gov/ or a professional specializing in senior healthcare plans. As the population ages, understanding Medicare and its intricacies becomes increasingly important. From knowing when to enroll to exploring coverage options that best suit individual needs, taking proactive steps can ensure a smooth transition into this vital healthcare program. Whether preparing to retire or continuing to work, staying informed about Medicare empowers individuals to make informed decisions that safeguard their health and financial well-being in the years ahead. < Previous News Next News >
