- Easy Easter Eats: One-Pan Dishes To Make Hosting Simple
Easy Easter Eats: One-Pan Dishes To Make Hosting Simple By Family Features February 15, 2024 Share Even if Easter hosting duties fell on your plate this year and added one more thing to your holiday to-do list, that doesn't mean it has to be difficult. After all, Easter is a time meant for fun and fellowship with the food just one part of the celebration. Building the menu around simple, one-pan dishes can keep the focus where it needs to be: spending time and creating memories with family and friends. These dishes call for short lists of ingredients, many of which you may already have in your pantry, and simple preparation to create a full spread perfect for sharing with loved ones. Plus, using only one pan makes cleanup a breeze, so you can get back to the festivities quickly. A dish like this Easter Roast lets you check both the main course and side dishes off your list, relying on the oven to do most of the work for you after some quick prep work. Similarly easy to prepare, these Refrigerator Rolls can also be made up to six days in advance and stored in the fridge until ready to bake - a perfect complement to the savory roast and veggies. Finish off your feast with an adaptable dessert like this Blueberry Crumble. Made using just five ingredients and ready in about an hour, you can swap the blueberry pie filling and yellow cake mix for any combination that suits your guests' tastes like apple pie filling with spice cake or cherry pie filling with chocolate cake; the sky's the limit when it comes to satisfying that sweet tooth. - Concerts At The ArtsPark & Commission In The Community
Concerts At The ArtsPark & Commission In The Community May 2, 2024 Share Bring a lawn chair or blanket to enjoy this show at the ArtsPark at Young Circle in Downtown Hollywood. Two exceptional bands will take the stage this weekend - Cortadito & Samambaia. Cortadito Since its origins twelve years ago, the evolution of Cortadito has led it to become one of the torchbearers of a pop culture phenomenon that is two centuries strong. A traditional folk and acoustic band that focuses on performing one of the earliest styles of Cuban country music known as Son (pronounced sOwn), their sound can best be described as reminiscent of the famed Buena Vista Social Club. This dynamic, Miami-based ensemble has been joined on stage by Grammy and Latin Grammy Award-Winning Singer Aymeé Nuviola, World-Renowned Flutist Nestor Torres, and has performed with legendary member of Buena Vista Social Club, Eliades Ochoa. In October of 2022, the group was invited to perform at the Kennedy Center's Millennium Stage in celebration of Hispanic Heritage Month. Jose Elias founded the band alongside Julio Cesar Rodriguez Delet, from Santiago de Cuba, in November of 2011 after a 12-year stint with Conjunto Progreso that garnered him a Grammy nomination for the album Masters of Cuban Son. The duo was an instant success and was celebrated for their ability to create a big band sound with such a small lineup. They released their first CD titled Abriendo Caminos in 2012, which featured an original composition by each of the artists “Delicias Caribeña” (Elias) and “Te Lo Perdiste” (Delet). In 2018, the group released their follow-up CD titled Canciones de Julio, which included five original songs and featured the participation of Double Bass Player Yorgis Goiricelaya and Roinel Vega, who performed with the likes of Albita Rodriguez and Oscar De Leon. The current lineup includes Bass Player Alberto Pantaleon, who has toured with the Afro-Cuban All Stars and is currently touring with Eliades Ochoa in the United States. The group also features trumpet player Tony Perigo, who started his professional career at the age of 17 playing with Cuban songstress Omara Portuondo. Rounding off the group on percussion is Santiago McCook, who is referred to as "El Pulpo" (the octopus), due to his one-of-a-kind multi-percussion setup that allows him to play the role of three musicians in one. Next month the group will release their first full-length feature album titled “The Guajiro Triangle.” The album will feature a variety of original compositions that celebrate the traditions of Cuban music in the modern world. The triangle represents the connection between Santiago de Cuba, Havana, and Miami, the group's home and final destination of this musical journey that was established two centuries ago. Samambaia Samambaia captures the essence of classic samba with an elegant and sophisticated twist. Fronted by the enchanting vocals of Rose Max, this ensemble features the elegance of the seven-string guitar, a masterful pandeiro player, an expressive percussive flutist, and a diverse array of Afro-Brazilian percussion. Their music not only embraces the traditional Samba Raiz but elevates it with a contemporary and polished flair that appeals to both purists and new audiences alike. - Unfazed: Journeys of Resilience
Unfazed: Journeys of Resilience By Rabbi Moishe Kievman - Chabad Chayil June 15, 2021 Share Rabbi Menachem Mendel Schneerson - After the decimation of the Holocaust, the Rebbe breathed new life and vitality into the Jewish people. The 3rd of Tamuz, this year on Sunday, June 13, marked the 27th Yohrtzeit - anniversary of the passing, of Rabbi Menachem Mendel Schneerson, the Lubavitcher Rebbe. Known affectionately and simply as The Rebbe, he was probably the most influential Rabbi, in history. With his Shluchim emissaries, dispatched to every corner of the world, his impact is felt everywhere, you turn. After the decimation of the Holocaust, the Rebbe breathed new life and vitality into the Jewish people, urging them (and demonstrating by example) to celebrate Judaism and live life optimistically, to ‘reclaim’ countless individuals and communities to living a Jewish way of life, to feel personal responsibility and for all others, everywhere. In so doing, the Rebbe altered the much-prophesied demise of Judaism, forever shifting the course of the history and transforming the landscape, of Jewish life. The Rebbe took breathtaking responsibility for the material and spiritual welfare of Jews in the Soviet Union (including masterminding the exodus of thousands), in Morocco, Iran and more, while reaching out to Jews in Curacao, Japan and Alaska... Israel’s leaders turned to the Rebbe for counsel, on public health policies; military strategy; economy; relations with the U.S., Egypt, South Africa, Tunisia and above all, it's, the educational system. Growing up in the Crown Heights section of Brooklyn, just a few short streets away from the Rebbe, I was fortunate enough, to see the Rebbe, all of the time. I prayed with him, in his Shul, sang by his Farbrengens, stood at his public gatherings and rallies, I watched every glimpse, that I could. As a child, I would look around at the thousands of people that would constantly come from all over the world to seek his counsel, hear his talks, or just to see his holy face and I remember thinking, how privileged I was, to live, right there. Every Sunday for hours,The Rebbe would stand, giving out dollars and blessings to thousands of people from all walks of life. He gave the dollar to be given to a charity of choice. People would of course exchange that dollar for one of their own to give to charity and to keep the dollars they got from the Rebbe’s hand, as a sign of, a blessing. The Rebbe was remarkably accessible and counseled, countless individuals from a wide array of backgrounds, including statesmen and artists as diverse as Ronald Reagan, Robert F. Kennedy, Yitzchak Rabin, Menachem Begin, Elie Wiesel and Bob Dylan, as well as countless and “nameless” individuals, who were, each showered with his individual attention and love. He spoke out largely, about his activity, in public issues, like, public school education, charity for employees’ distribution, large families, moral education, the energy crisis, a universal moral code for all, creating and bolstering the Food Stamp/WIC system for America’s underprivileged, the responsibility of government and much more. He believed and taught that the age-old ideals and text of Torah are as real and relevant today, as they were at Sinai, over, 3,000 years ago. Today, thank G-d, the Rebbe’s teachings and ideals have already become ingrained in our society and inspire millions of Jews and non-Jews. More people than ever, are learning his teachings and acting on his wishes of spreading Judaism to Jews and moral ethics, to all people. People of all walks of life, flock to his resting place to pray to G‑d for blessing, guidance and inspiration. In 2013, on the night, preceding his election to the Senate, Democratic Candidate, Cory Booker, an African-American Christian, went to pray at the Rebbe’s Ohel. In 2016, preceding his election, President Trump sent his family to pray at the Ohel, on his behalf. Go there any day, any time and you will see people from all walks of life praying to G-d, at that holy site. The Rebbe was a wide-ranging Torah personality, whose vast knowledge spanned the entire spectrum of the Torah. His teachings include: Ideas in Jewish philosophy and theology, commentary on biblical, talmudical and kabbalistic texts, perspectives on world events as well as, moral and practical, directives. Over the next few weeks, thousands of communities worldwide, will be marking this holy day with special events. I urge you to contact your local synagogue or Chabad to find out what they have planned, but more importantly, to see what extra good deeds you can do, to perpetuate the Rebbe’s legacy and make the world, a better place. You’re invited, of course, to join us at The Family Shul for a Special Shabbat Dinner & Lunch honoring the Rebbe, which, you can RSVP for, at: 305-770-1919. To learn more about this saintly man, visit: www.ChabadChayil.org/rebbe. There will also be a special in-person & virtual event, joined by hundreds of communities and titled, Journeys of Resilience. This mega event will feature lessons of resilience and self empowerment from the life & teachings of The Rebbe, featuring speakers such as: Elisha Wiesel and Dina Hurwitz, performers like Itzhak Perlman and Shulem Lemmer. Join us on Monday, June 14th at 7:00 p.m., in-person at Chabad Chayil. Or virtually at: www.ChabadChayil.org/LiveStream. - 40 Year Safety Inspection Committee: Changes Will Directly Affect the Future of Our Aging Buildings
40 Year Safety Inspection Committee: Changes Will Directly Affect the Future of Our Aging Buildings By Hallandale Beach Mayor, Joy Cooper September 23, 2021 Share “While the catalyst for the committee was the tragic Champlain Tower collapse, there were no discussions about it. Our goal was to develop recommendations to send to the State, Board of Rules and Appeals, municipalities, condominium boards and residents.” Hallandale Beach Mayor, Joy Cooper Over the last 5 weeks I have had the honor to work on the 40 Year Safety Inspection Committee. Mayor Steve Geller established the committee composed of Senators Book and Thurston, Representatives Gottlieb and LeMarca, Mayor Bolin, Commissioners Monlina-Macfie and Shuham, Michael Chapnick, Esq. Condo Lawyer, President Toby Feuer of Bon Adventure Council, President Johnson of Broward Palm Beach and Dade Realtors, Chair Dan Lavrich of Board of Rules and Appeals, President Nesbitt of Galt Miles Association, Director Dr. Jurado from Broward Environmental Protection, Maite Azcoitia, Esq. Deputy County Attorney and myself. All were picked due to our specialties and connection to legislative policy making. The committee met for over 25 hours to review all aspects of the 40 Year Program and other items that directly affect the future of our aging buildings. There was expert testimony on insurance and future impacts of not fixing buildings, environmental impacts of sea level on structures including seawalls, engineering and waterproofing, concrete restoration and testing, reserve studies and their importance, building officials on the current state of the program and robust discussions on condo board governance and regulations. We also had a day for the public to make comments. While the catalyst for the committee was the tragic Champlain Tower collapse there were no discussions about it. Our goal was to develop recommendations to send to the State, Board of Rules and Appeals, municipalities, condominium boards and residents. Some of our findings will require changes in Tallahassee to be approved regarding condo laws and other statutes related to building codes. Some items we can do locally. My goal is to do all we can do locally and lobby the state to approve changes. Our committee is not the only group working on these issues, but we are one group that had participation from 2 Senators and 2 Representatives, all part of leadership. Miami Dade has had the benefit of Senator Garcia and Rodrigues who also have been working on condo reform and 40-year safety issues. Our last meeting, we reviewed over 22 recommendations and voted on a final recommendation. The final report has not been issued. The major highlights include that associations budgets include reserve accounts for concrete restoration, statutes include that reserves can only be waived if there is a reserves study at least every three years and the waiver must be approved by 75% of unit owners in a meeting quorum, all sellers of the units must provide information relating to all studies, waivers and condo documentation, realtors contracts must include disclosure of reserves and any waivers, the 40 year will be changed to 30 year with ability for 3 year phase in, inspections to happen every 5 years, seawall inspections to be included, a change in the notification process will start two years earlier, it requires that boards must distribute the inspection report to all owners and conduct a meeting to present the report even if the condo has no deficiencies, requires that that the condo must have insurance, requires that any condo over 50 units or having a budget of over 100,000 needs to have a professionally certified condo manager or that at least three of the board members have taken the required education courses, increase that amount of educational requirement for CAMs to include three hours including educational units in building inspections and maintenance, require the CAMs to file a report in writing to the board of any building inspection issues or concerns, remove the certification waiver form for confirming board education and requires that board members have a minimum of 3 hours every two years that will include condo maintenance, the $4 dollars that is paid per door be only used for its intended purpose and not be swept into the general fund, fully support the ombudsmen and increase his ability to provide education and lastly to have the property appraiser include in the TRIM notices for all unit owners educational material on their responsibilities as unit owners. As you can see, we covered a lot of bases and now, Staff will be drafting the final recommendations. Our legislators have already started committee meetings in Tallahassee so our local elections will be putting together the proper bills. Once they are drafted, I will keep our readers informed. Considering the tragic collapse and the broad coalition of groups working together hopefully the State will see fit to correct years of erosion to the condominium laws which have created loopholes that have adversely impacted our residents. As a city we will continue to do what we can to ensure buildings are following the rules. Educating our residents will also be critical. I hope to meet with one or more of my colleagues to see what we can do as a municipality in ties in the event items do not pass in the State. As always, I am available anytime for your questions, concerns and ideas to make our City, a better place, on my phone/text at: (954) 632-5700. Or you can e-mail me at: jcooper@cohb.org . The consequences can be severe, ranging from financial losses due to fraudulent medical bills to incorrect medical information contaminating the victim's health records. The Federal Trade Commission (FTC) defines Medical Identity Theft as "when someone steals your Personal Information (like your name, Social Security Number, or Medicare Number) to get medical care, or uses your information to submit fraudulent claims for medical services." This definition underscores the importance of safeguarding personal information associated with healthcare services. Medical Identity Theft can occur through various means, including: Data Breaches: Hackers targeting Healthcare Providers, Insurers, or Government Agencies to access Sensitive Patient Information. Stolen Documents: Physical Theft of Medicare Cards, Insurance Forms, or other documents containing Personal Details. Fraudulent Practices: Unscrupulous individuals posing as healthcare providers or insurers to obtain personal information. Once obtained, this information can be used to file false claims with Insurers, obtain Prescription Drugs, or receive medical treatment—all at the expense of the victim's insurance coverage and potentially their health. Protecting Yourself from Medical Identity Theft Given the serious implications of Medical Identity Theft, it is crucial to take proactive steps to safeguard personal information. Here are some essential tips: Protect Personal Information: Medicare and Social Security Numbers: Treat these numbers like you would a credit card number. Only provide them to healthcare providers you trust or legitimate insurers. Medicare Card: Guard your Medicare card carefully. Avoid carrying it unnecessarily and ensure it is stored securely. Understand How Your Information is Used: Familiarize yourself with how Medicare and other healthcare providers use and protect your personal information. Be cautious of unfamiliar requests for personal data. Monitor Healthcare Statements: Regularly review statements and Explanation of Benefits (EOB) Forms from Healthcare Providers and Insurers. Report any discrepancies or unfamiliar charges promptly. Be Aware of Medicare Policies: Medicare will never call you to sell you anything or visit your home for unsolicited purposes. Be wary of unexpected calls requesting personal information. Report Suspicious Activity: If you suspect medical identity theft or fraud, report it immediately to the appropriate authorities. Visit: https://www.identitytheft.gov/ or contact Medicare directly for assistance. What to Avoid To reduce the risk of Medical Identity Theft, avoid the following practices: Sharing Personal Information: Do not disclose your Medicare or Social Security Numbers unless necessary and to trusted entities. Accepting Unsolicited Offers: Refrain from accepting money or gifts in exchange for medical care or providing Personal Information to unknown parties. Unauthorized Access: Only allow Authorized Healthcare Providers to access your Medical Records or recommend services. In conclusion, protecting oneself from Medical Identity Theft requires vigilance and awareness. By safeguarding personal information, understanding how it is used, and promptly reporting suspicious activities, individuals can mitigate the risks associated with this increasingly prevalent form of Identity Theft. As technology evolves, so too must our efforts to protect our Personal Data from exploitation and misuse. By adhering to these guidelines and staying informed, individuals can minimize the likelihood of falling victim to Medical Identity Theft and ensure their healthcare remains secure and private. < Previous News Next News >
- Adopting Senior Dogs: Teaching An Old Dog New Tricks
Adopting Senior Dogs: Teaching An Old Dog New Tricks January 13, 2022 Share The day a family adopts a new dog is exciting for everyone, as dogs get a second chance at a happy life and owners find a new best friend. For older dogs, especially, being adopted into a comfortable home can make a world of difference for their health and happiness. Harmony Peraza, a veterinary technician and project manager for the Texas A&M College of Veterinary Medicine & Biomedical Sciences’ Dog Aging Project, says senior dogs are often overlooked in the shelter for adoption but have the potential to make wonderful pets. “You will be saving a life and giving a sweet companion a wonderful next chapter,” Peraza said. Dogs are considered seniors at different age levels depending on their size. Generally, the larger the dog, the earlier they reach their senior years. Larger breeds such as Labradors, Boxers, or German Shepherds are considered seniors around 7 years old, while smaller dogs such as Chihuahuas, Yorkshire Terriers, or Miniature Poodles are considered seniors around 8 to 9 years of age. Because senior dogs are fully grown, their personalities are much easier to identify than those of a puppy, allowing them to be more easily paired with a compatible family. “When adopting an older dog, it is important to discuss the details of your household with the shelter or rescue staff,” Peraza said. “This conversation is the first step in discovering which adoptees will be better matched in a household with kids or other pets.” It is good practice to introduce new dogs to other pets, family members, and parts of the home slowly, as it can take dogs around three weeks to adjust to a new environment. It is also important that these introductions are always made under close supervision to ensure the safety of everyone involved. “Many senior dogs have lived in homes before and may be ahead of the curve on good manners and some level of training,” Peraza said. “This possibility, combined with the calm demeanor and greater attention span of an older dog, can make them more receptive to training.” However, because older dogs are more prone to mobility challenges, it is important for owners to be mindful of stairways or other potentially dangerous areas by using pet gates. Owners may also consider investing in pet stairs to help older dogs onto allowed furniture, as well as a pet ramp for ease in and out of the car. Similarly, every senior dog comes with its own set of special health considerations. “Getting your senior dog examined by a veterinarian soon after the adoption is a good idea,” Peraza said. “Because our seniors are aging more quickly than younger dogs, having a baseline for their current state of health is a great start.” Daily exercise is crucial to a senior dog’s heath, barring any physical disabilities. The intensity of their activity should be appropriately matched with the dog’s stamina and overall condition and level of health. “Exercise also keeps your older dog cognitively engaged and mentally sharp,” Peraza said. With just a few extra considerations, a senior dog can provide as much joy, excitement, and love to their new family as a younger dog or puppy would. In return, you can give your new friend a loving and supportive home for their golden years. “Older dogs have just as much ability to bond and make great memories with a new family as a puppy,” Peraza said. “Consider adopting a senior companion; they have got a great story to tell and so much love to give!” The Dog Aging Project at Texas A&M is working to understand how genes, lifestyle, and environment influence canine health and aging through research that asks pet owners to complete surveys about their dogs. - Charging Your Electric Vehicle At Your Condo: There Are Two Ways For Associations to Address Electric Vehicle Charging
Charging Your Electric Vehicle At Your Condo: There Are Two Ways For Associations to Address Electric Vehicle Charging By Christopher Carter: Real Estate Broker Associate March 14, 2024 Share In a previous edition, we discussed the basics of installing an Electric Vehicle Charging Outlet in the garage of a Single-Family Home. Today we are doing an overview of Florida Condominium Owners Associations (COAs) allowing unit owners to install a dedicated charging outlet at their individual parking spaces, and/or the Association installing a shared charging station on the property for all owners to use. EV Charging in Florida Condo Buildings and Communities is much more involved than having a Charging Outlet installed in the garage of your Single-Family Home. Since 2018, Florida's Condominium Act (FS Chapter 718) has addressed EV Charging considerations for COAs, adding another couple levels of regulation to the installation of Charging Outlets and Stations on the Association's Shared Property. We are building on the basics presented in that earlier article, so you may want to re-familiarize yourself with Level 1 (120-Volt), Level 2 (240-Volt), and Level 3 (DC Fast Charging). Here is a direct link: EV Charging - An Overview Of Residential Installations ( https://thefloridarealestateblog.com/f/ev-charging---an-introduction-to-residential-installations ). Due to the differences in how COAs and HOAs function and are regulated in Florida, this discussion only applies to Condominium properties and Associations, not HOA-Governed Communities. There are 2 ways for Condominium Associations to address Electric Vehicle Charging on its Shared Parking and Garage Common Elements: • An Electrical Service Outlet at an Individual Owner's Deeded or Assigned Parking Space in the Building's Garage, Carport, or Open Parking Area • A Freestanding Charging Station installed in a shared, paved area for the use of all owners Florida Statute 718.113(8) is already in place to address individual owners wanting to install Electrical Service for EV Charging at their Assigned Parking Spaces. Here is a link: Chapter 718 Section 113 - 2023 Florida Statutes - The Florida Senate ( www.flsenate.gov ) - https://www.flsenate.gov/Laws/Statutes/2023/718.113 The main points include: • An Association cannot prohibit owners from installing EV Charging Outlets at their Assigned Parking Spaces • Installation cannot cause irreparable damage to any common element/area • Electrical Service to the Individual Outlet must be Separately Metered for that owner to pay for Electricity used • The Unit Owner must pay ALL Installation, Operation, Maintenance, Repair and Future Removal Costs • Installation must comply with ALL Federal, State, and Local Regulations and Permitting Requirements The Association has the Authority to Require Individual Owners to: • Comply with any Building or Property Architectural and Appearance Standards • Use a Licensed Contractor who is familiar with (and capable of) installing EV Charging Stations • Provide a Certificate of Insurance naming the Association as an Additional Insured Party • Reimburse the Association for any increase in the Property's Insurance Premium which is directly attributable to EV Charging Station Installation and use For interpretation and application to specific circumstances, you must speak with a Florida-licensed attorney. For individual parking space installations, the primary consideration is where to tap into the property's existing electrical service. EV Experts universally support Individual EV Outlets on Dedicated Separate Circuits and Breakers from a Main Service Panel so as not to Overload an Existing Circuit. This applies to outlets for either Level 1 (120 Volt) or Level 2 (240 Volt) Charging. Be aware that Running Power from one of the Property's Electrical Panels all the way to an Individual Parking Space can be very expensive. Safety Considerations, Code Requirements, and Association approval will depend on whether Assigned Individual Owner Parking is Open-Air, Light Duty Carport, Masonry Constructed Carport with Structural Roof, the Building's Shared Garage, or Separate Individual Garage. If you are an EV Driver and Florida Condo Owner who would like to install a Charging Outlet at your Assigned Parking Space, start by contacting your Board of Directors to ask them how to proceed. They will likely have you go through the Management Office for Permit and Installation Details, though always start with the Board. There we are - a quick introduction to the basics of Condo Owners installing EV Charging Outlets at their Own Assigned Parking Spaces. FS Chapter 718 gives them the right to do it, though there are multiple Regulatory, Administrative, and Safety Considerations that must be met. When a Condominium Association decides to install a Charging Station for the shared benefit and use of ALL Owners, things work a bit differently. To start, an Onsite Charging Station becomes another Common Element with Undivided Ownership by ALL Association Members (Unit Owners). In this case, COA Money will be used to purchase the equipment and pay for Installation, Maintenance, Repairs and Future Upgrades of the Association-Owned EV Charging Station. The Condominium Act already states that installing a Charging Station on COA common property "...does not constitute a material alteration or substantial addition to the common elements or association property." However, a Shared Charging Station for the use of all owners cannot be paid for with accumulated Reserve Funds. The money must come from an Operating or Contingency Account, Special Assessment to ALL Owners, or Bank Loan. It is important to note that it doesn't make much sense to install a Level 1 (120-Volt) Station for shared use by multiple owners. Level 2 (240-Volt) Charging which provides Faster Charge Rates and can have 2 simultaneous users is definitely preferred and recommended. Level 3 Charging on Residential Condominium Property is probably far too expensive to be a reasonable option since it is mostly used in Commercial and For-Profit Locations. See my previous article for the differences. The decision on whether to have EV Owners install Charging Outlets at their own Parking Spaces, or for the Association to install a Shared Higher-Capacity Charging Station for the use of ALL Owners is one that involves quite a few "moving parts" and requires well-informed evaluation before proceeding. Here are some questions and discussion points for Boards and Associations to consider when thinking about a shared charging station on the property: • How many current owners are EV Drivers? How many future Owners might be EV Drivers? • 2023 Estimates indicate less than 3% of Vehicles on U.S. Public thoroughfares are EVs. • Will the Board also be proposing the installation of a Gas Station on the Property for Non-EV Owners? (A little sarcasm there.) • Where will the COA's Shared Charging Station be located? Will some Guest Parking be changed to Charging-Only Spaces? • Will Guests, Visitors, and Tenants be allowed to use it? • How will the Association pay for the Purchase and Installation? (In Florida, Reserve Funds cannot be used to pay for a new amenity like a Charging Station) • Ongoing Maintenance will be a budgeted cost to ALL Owners. A service contract with the charging station manufacturer is the best way to handle maintenance and repairs. • Can the Association's Not-For-Profit Corporation make any money from User Fees? • What is the best way for Individual Owners to pay for the Electricity used Per Charge? "Smart" Charging Stations with Cell Phone App, Credit Card Links, and Login Access are advised. Billing through a Unit Owners Association Assessments (Dues, Fees) Payment Account is definitely NOT recommended. • If the COA installs a Shared Charging Station for ALL Owners, will Individual Charging Outlets at Owners' Parking Spaces also be allowed? EV Charging Capacity is an increasingly sought-after amenity by Florida Condo Buyers. In time, it is possible that having Onsite Charging capability will become a desired feature contributing to many buying decisions. Though any rate of increase in future demand cannot be determined or assumed at this time. As mentioned above, the initial installation involves many layers of approval - Board Administration, Owner Input, County or City Permitting, Safety Considerations, and Location Planning. Florida Condominium Boards should already be addressing EV Charging Capability and Capacity in their Parking Garages, Lots, and Paved Common Areas. Good Business Practice suggests that they gather as much information as possible prior to making a decision and starting installation. Boards need to ask questions and receive input from the Property Manager (or Management Company), Individual Owners, Charging Station Manufacturers, Local Licensed Electrical Contractors, and City or County Permitting Departments. Editor's Note: Christopher Carter is NOT an attorney. He does not give legal advice. For interpretation and application to specific circumstances of anything you read in this article, you must speak with a Florida-Licensed attorney. There are many options for condo associations to look into for their residents, such as: • https://apogeechargingsolutions.com/enabling-electric-vehicle-charging-for-condominiums/ • https://www.chargepoint.com/solutions/apartments?utm_source=google&utm_medium=cpc&utm_campaign=%20CP-Nat-Remarketing-Search&_bt=678500898176&_bk=ev%20charging%20solution&_bm=p&_bn=g&gad_source=1&gclid=EAIaIQobChMIoZve6K_ghAMV6KJaBR3bkQa3EAMYASAAEgLJSPD_BwE Take time to review options available that best fit your buildings needs and how these options could even generate income for your property. - You’d Better Watch Out - The Surveillance State Is Making a List, And You’re On It
You’d Better Watch Out - The Surveillance State Is Making a List, And You’re On It By John & Nisha Whitehead December 12, 2024 Share You’d better watch out—you’d better not pout—you’d better not cry—‘cos I’m telling you why: this Christmas, it’s the Surveillance State that’s making a list and checking it twice, and it won’t matter whether you’ve been bad or good. You’ll be on this list whether you like it or not. Mass surveillance is the Deep State’s version of a “gift” that keeps on giving…back to the Deep State. Geofencing dragnets. Fusion centers. Smart devices. Behavioral threat assessments. Terror watch lists. Facial recognition. Snitch tip lines. Biometric scanners. Pre-crime. DNA databases. Data mining. Precognitive technology. Drones. Contact tracing apps. License plate readers. Social media vetting. Surveillance towers. What these add up to is a world in which, on any given day, the average person is now monitored, surveilled, spied on and tracked in more than 20 different ways by both government and corporate eyes and ears. Big Tech wedded to Big Government has become Big Brother. Every second of every day, the American people are being spied on by a vast network of digital Peeping Toms, electronic eavesdroppers and robotic snoops. This creepy new era of government/corporate spying—in which we’re being listened to, watched, tracked, followed, mapped, bought, sold and targeted—has been made possible by a global army of techno-tyrants, fusion centers and Peeping Toms. Consider just a small sampling of the tools being used to track our movements, monitor our spending, and sniff out all the ways in which our thoughts, actions and social circles might land us on the government’s naughty list, whether or not you’ve done anything wrong. Tracking you based on your phone and movements: Cell phones have become de facto snitches, offering up a steady stream of digital location data on users’ movements and travels. For instance, the FBI was able to use geofence data to identify more than 5,000 mobile devices (and their owners) in a 4-acre area around the Capitol on January 6th. Tracking you based on your DNA. DNA technology in the hands of government officials completes our transition to a Surveillance State. By accessing your DNA, the government will soon know everything else about you that they don’t already know: your family chart, your ancestry, what you look like, your health history, your inclination to follow orders or chart your own course, etc. It’s only a matter of time before the police state’s pursuit of criminals expands into genetic profiling and a preemptive hunt for criminals of the future. Tracking you based on your face: Facial recognition software aims to create a society in which every individual who steps out into public is tracked and recorded in real-time as they go about their daily business. Similarly, biometric software, which relies on one’s unique identifiers (fingerprints, irises, voice prints), is becoming the standard for navigating security lines, as well as bypassing digital locks and gaining access to phones, computers, office buildings. Scientists are also developing lasers that can identify and surveil individuals based on their heartbeats, scent and microbiome. Tracking you based on your behavior: Rapid advances in behavioral surveillance are not only making it possible for individuals to be monitored and tracked based on their patterns of movement or behavior, including gait recognition (the way one walks), but have given rise to whole industries that revolve around predicting one’s behavior based on data and surveillance patterns and are also shaping the behaviors of whole populations. Tracking you based on your spending and consumer activities: Consumer surveillance, by which your activities and data in the physical and online realms are tracked and shared with advertisers, has become big business, a $300 Billion industry that routinely harvests your data for profit. Tracking you based on your public activities: Private corporations in conjunction with police agencies throughout the country have created a web of surveillance that encompasses all major cities in order to monitor large groups of people seamlessly, as in the case of protests and rallies. They are also engaging in extensive online surveillance, looking for any hints of “large public events, social unrest, gang communications, and criminally predicated individuals.” Tracking you based on your social media activities: As The Intercept reported, the FBI, CIA, NSA and other government agencies are increasingly investing in and relying on corporate surveillance technologies that can mine constitutionally protected speech on social media platforms such as Facebook, Twitter and Instagram in order to identify potential extremists and predict who might engage in future acts of anti-government behavior. Tracking you based on your social network: Not content to merely spy on individuals through their online activity, government agencies are now using surveillance technology to track one’s social network, the people you might connect with by phone, text message, email or through social message, in order to ferret out possible criminals. What this creates is a “guilt by association” society in which we are all as guilty as the most culpable person in our address book. Now the government wants us to believe that we have nothing to fear from these mass spying programs as long as we’ve done nothing wrong. Don’t believe it. The government’s definition of a “bad” guy is extraordinarily broad, and it results in the warrantless surveillance of innocent, law-abiding Americans on a staggering scale. As I make clear in my book Battlefield America: The War on the American People and in its fictional counterpart The Erik Blair Diaries, surveillance, digital stalking and the data mining of the American people—weapons of compliance and control in the government’s hands—haven’t made America any safer. And they certainly aren’t helping to preserve our freedoms. Indeed, America will never be safe as long as the U.S. government is allowed to shred the Constitution.
