Avoid Mortgage Loan Modification Scams By Consumer Financial Protection Bureau March 17, 2022 Share Millions of homeowners struggled to make their mortgage payments during the COVID-19 pandemic, and it’s important for all homeowners to know about mortgage loan modification scams and how to avoid them. Mortgage loan modification scams are schemes to take your money – often by making a false promise of saving you from foreclosure. These so-called foreclosure or mortgage consultants often use public notices or lists of distressed borrowers purchased from private companies to find their targets. They may offer to "prevent" foreclosures or "rescue" desperate homeowners from foreclosure through advertising, email, phone calls or in person. Examples of scams related to mortgage modification and foreclosure prevention include, among others: Foreclosure rescue and refinance fraud. Scam artists offer to act as intermediaries between homeowners and lenders to negotiate repayment plans or loan modifications. They may even "guarantee" to save your home from foreclosure. They tell you to make mortgage payments directly to them so they can forward payments to your lender. Instead, they may pocket your money and leave you in worse shape on your loan. Fake "government" modification programs. Scam artists create websites that mimic federal websites and use business names like those used by government agencies. They may use "federal," "TARP" or other words, acronyms and abbreviations associated with official government programs. These tactics are designed to fool you into thinking they are approved by, or affiliated with, the federal government. Leaseback and rent-to-buy schemes. Con artists entice you to transfer your home title to them with promises of new and better financing. They say you can rent your home and eventually buy it back. But, if you do not comply with the terms of the rent-to-buy agreement, you can lose your money and your home. Scammers have no intention of selling your home back to you; they want your home and money. Scammers may: • Ask you to pay fees upfront to receive services • Promise to get you a loan modification • Ask you to sign over the title to your property • Ask you to sign papers that you do not understand • Say you should start making payments to someone other than your servicer or lender • Tell you to stop making mortgage loan payments altogether If you believe you have been contacted by a scammer or if you have been the victim of a mortgage scam, report the scam to the Federal Trade Commission ( https://reportfraud.ftc.gov/#/ ) or call the Florida State Attorney General Fraud Hotline 1-866-966-7226. Stop paying the scammer. If you can’t pay your mortgage or are worried about missing a mortgage payment, you have options. The first thing to do is call your mortgage servicer. Learn the steps to take, relief options, and places to go to get help with your mortgage. If you need more help, reach out to HUD-Approved Housing Counselors. The U.S. Department of Housing and Urban Development (HUD)-approved housing counselors https://www.consumerfinance.gov/find-a-housing-counselor/ can discuss options with you if you’re having trouble paying your mortgage loan or reverse mortgage loan. Visitors are asked to please abide by all rules and regulations while on the barrier island. Beach rules can be found at each entrance to the sandy beach. Lifeguard towers and first-aid stations are located along the sandy beach. If you see something, say something to a police officer, security and/or lifeguard. Call 911 in an emergency. Alcoholic beverages, firearms, weapons of any kind, fireworks of all types, sparklers, glass, single-use plastic and foam items, coolers larger than 36” long and barbecue grills are prohibited and could be confiscated. Connecting canopies, or canopies larger than 10’ X 10’ are prohibited. All dogs, unless a service animal, are prohibited on the Broadwalk. Dogs are welcome between the lifeguard stands at Pershing and Custer Street only. Picnicking is permitted on the sandy beach in designated areas between Sherman and Custer streets as well as within Charnow Park at Garfield Street, Keating Park at Magnolia Terrace, and Harry Berry Park at Azalea Terrace. To help keep Hollywood Beach beautiful, visitors are reminded to bring reusable items and clean up after themselves at the end of the day. Please do not over-fill trash receptacles. As a reminder, Hollywood Beach is plastic and foam-free. Single-use plastics, foam containers, plastic bags, bottles and utensils are prohibited on Hollywood Beach, at City-operated parks and other City facilities. It is prime nesting season for several protected species of sea turtles. Turtle nesting activity is normal and should not be considered an emergency. If you plan to stake out a spot on the sand to watch the fireworks, please avoid the nests and dunes and remember the nesting habits of sea turtles can be impacted by light sources, including flashlights. If you do encounter a sea turtle or sea turtle nest, do not disturb it. Knowingly interfering with a sea turtle nest could result in civil or even criminal penalties and fines. All boaters are advised to travel at safe speeds and to watch for threatened or endangered species including manatees and sea turtles. Any collisions with or injuries to sea turtles, manatees or other protected species must be reported to Sea Turtle Emergency Line (24 hours) at 954.328.0580 and the Florida Fish and Wildlife Conservation Commission at 1.888.404.FWCC. Spectator boats are not allowed to anchor on or above sea grass, hard bottom or coral reef structures and could face fines or criminal penalties for doing so. This is a condition of the event permit from the U.S. Coast Guard. Boaters also must remain at least 1,400 feet from the fireworks barge. The Hollywood Police Department Marine Unit will be on hand to assure boaters follow these regulations. Public restrooms are located at the Nebraska Street Parking Garage and at Tyler, Fillmore, Johnson, Garfield, Taft, and Missouri Streets on the Broadwalk for your convenience. TRAFFIC and PARKING INFORMATION Due to the anticipated heavy traffic and no public shuttle service, access to the barrier island will be limited. The Hollywood Police Department will be monitoring parking and beach capacity in an effort to maintain a safe environment for all. Once capacity is reached, motorist will be directed to seek an alternative. SUN SHUTTLE The Hollywood Sun Shuttle, operated by Circuit is an environmentally friendly, electric public transportation option that transports riders through service areas from City Hall Circle to downtown Hollywood, Hollywood Beach and along portions of Federal Highway. An App requested ride is $2 per person per ride. Hailing a ride is free, hop on and off along the route the driver is already going for the paid App requested ride. The Sun Shuttle will be operating from 10 a.m. to 10 p.m. on July 4th. Download the free “Ride Circuit” App from the App Store or Google Play. Riders should expect heavy traffic and lengthy service delays, and service routes may be altered due to traffic congestion. RIDESHARE Uber and Lyft drivers may drop off and pick up passengers at the designated ride-share spot on Tyler Street between A1A and Surf Road. Riders should expect heavy traffic delays. TRAFFIC PLAN - EXPECT HEAVY DELAYS DANIA BEACH BOULEVARD From 8 p.m. to midnight (12 a.m.), access to the barrier island will be closed. All eastbound traffic will be U-Turned and directed west on Dania Beach Boulevard. SHERIDAN STREET From 11 a.m. until midnight (12 a.m.), no eastbound traffic will be permitted onto the barrier island via Sheridan Street. All eastbound traffic will be directed north onto SE 5th Ave, south onto North 14th Avenue, or to U-turn westbound on Sheridan Street. HOLLYWOOD BOULEVARD From 11 a.m. to midnight (12 a.m.), the southbound A1A exit ramp to westbound Hollywood Boulevard will be closed. From 11 a.m. to 8 p.m., eastbound traffic will be directed north or south on A1A. From 8 p.m. until midnight (12 a.m.) all eastbound traffic from Hollywood Boulevard to A1A will be directed southbound only. HALLANDALE BEACH BOULEVARD From 8 p.m. to midnight (12 a.m.), all northbound traffic on A1A will be directed to U-Turn at Jackson Street southbound towards Hallandale Beach Boulevard. OCEAN DRIVE – NORTH OF SHERIDAN STREET From 11 a.m. until midnight (12 a.m.), northbound traffic will be directed north toward Dania Beach Boulevard. Southbound traffic will be directed west on Sheridan Street. OCEAN DRIVE – SHERIDAN STREET TO HOLLYWOOD BOULEVARD From 11 a.m. to midnight (12 a.m.), the Hollywood Police Department will restrict southbound traffic between Sheridan Street and Hollywood Boulevard to one lane. The southbound A1A exit ramp to westbound Hollywood Boulevard will be closed. Northbound traffic will be directed to exit at Sheridan Street. Broward County Transit will travel northbound only during this timeframe. ***Traffic pattern subject to change based on traffic flow. HOLLAND PARK AND POLK STREET MARINA Once the parking lots reach capacity, the only permitted vessel traffic will be that which is leaving the marina. BRIDGE SCHEDULE Intracoastal Waterway bridges will maintain their regular schedules throughout the day and early evening, but from 8:00 p.m. to midnight bridges at Dania Beach Boulevard, Sheridan Street, and Hollywood Boulevard will remain in the down position to allow vehicular traffic to enter and exit the beach. Marine traffic is limited. PARKING Public parking at the City-operated parking garages on the barrier island is on a first come, first served basis. The Garfield Parking Garage, 300 Connecticut Street, and the Nebraska Parking Garage, 327 Nebraska Street are expected to reach capacity quickly, early in the day. The SPECIAL EVENT FLAT RATE of $30 for 24-hours applies at these two locations. The rate will be charged beginning at 7:00 a.m. until 9:00 p.m. Standard parking rates apply only at City-operated parking garages in downtown Hollywood at the Radius Garage, 250 N 19th Avenue and Van Buren Garage at 251 S 20th Avenue. Public parking is available at the following locations on Hollywood Beach: Hollywood Beach Garage at A1A and Hollywood Boulevard; North Beach Park at Sheridan Street and A1A (must enter before sundown); Margaritaville Hollywood Beach Resort at A1A and Johnson Street; Keating Park at 2400 S. Admired film expert Shelly Isaacs will once again curate the series and host each film with an introduction and a post-screening discussion. Isaacs is known for his Cafe Cinematheque programs at many venues throughout South Florida. He enjoyed a 30-plus year career as a creative director/writer specializing in creating print ads, commercials and trailers for feature films, TV and radio studios. He teaches foreign-language film appreciation in the Life Long Learning Society at FAU and FIU. In 2009, Isaacs launched Cinematheque at Sea and served as the film expert for Celebrity Cruise Lines at The Cannes International Film Festival. The Aventura International Film Series opens with Official Competition from Spain on Tuesday, October 11 at 7:30 p.m. Penélope Cruz and Antonio Banderas star as two egomaniacs commissioned by a millionaire to make a movie together in this sharp comedy skewering wealth, art and pride. Panah Panahi makes a striking feature debut with this charming, sharp-witted and deeply moving comic drama Hit the Road on Tuesday, December 13 at 7:30 p.m. The film takes the tradition of the Iranian road-trip movie and adds unexpected twists and turns as it follows a family of four driving across the Iranian countryside. Over the course of the trip, they bond over memories of the past, grapple with fears of the unknown, and fuss over their sick dog. Unspoken tensions arise and the film builds emotional momentum as it slowly reveals the furtive purpose for their journey. The New York Times reported “In real life, you might not want to be stuffed into a car with these people — and let’s not forget their dog, Jesse — on a dusty stretch of Iranian highway, but from the first jokey moments of Hit the Road until its heartbreaking end you will not want to be anywhere else.” Not rated, the film is shown in Persian with English subtitles. The Menorah, with its eight candles, plus an additional one, used to light them, symbolizes, The Maccabean Revolt, around 165 BCE, against the tyrannical, Seleucid Emperor Antiochus IV and his Greco-Syrian Army, that were ruling Jerusalem. When The Maccabees retook the Jewish Holy Temple in Jerusalem, they found only one oil lamp left, that only had enough oil, to last one day. The lamp ended up lasting for eight days, until new oil could be found. The Jewish Holiday Of Hanukkah, known as, The Festival Of Lights, is the celebration of the revolt, with candle lighting, lasting for eight days. Surfside Collapse: Judge Approves $83 Million Settlement May 6, 2022 Share People who owned units in Champlain Towers South in Surfside, the oceanfront condominium building that collapsed last year will divide $83 Million for property losses, though the compensation for families over the 98 deaths is yet to be determined, a judge ruled in March. The money for owners of the 136-unit Champlain Towers South building will come from sale of the vacant beachfront land, as well as insurance policies. Unless they opt out, the owners who take the deal will relinquish their rights to sue individually but could avoid an assessment because of the loss. The compensation for the families of the 98 people killed in the collapse is not included in the settlement and will be determined after testimonies from experts are heard. "It gives them certainty. These people need certainty and they need to carry on," Miami-Dade Circuit Judge Michael Hanzman said before approving the deal at a hearing. "Maybe it's not 100% of value, but it's pretty close. I think it's an outstanding result." The cause of the collapse remains unknown, although the building was in the midst of an inspection and engineers had pointed out serious structural flaws. The National Institute of Standards and Technology is the main investigative agency in a probe that could take many months. Hanzman said the deal approved is contingent on the land sale going through, however, the sale could be for a higher amount. Under the agreement, each unit owner will be paid a share based on their ownership portion of a condominium unit and for personal items that were lost. It does not include money for wrongful death claims arising from the 98 fatalities, which will be settled later after input from court-appointed experts. “We have 98 people who lost their lives and we need to keep this case in perspective,” Hanzman said. The Town Of Surfside is planning a permanent memorial to honor the 98 killed in the collapse and a one-year anniversary event in June. < Previous News Next News >

Paint The Town Hallandale Beach July 15, 2021 Share The HBCRA offers a paint voucher worth up to $500, for the purchase of exterior paint and supplies for a residential property being painted by the homeowner Hallandale Beach Community Redevelopment Agency (HBCRA) programs foster community involvement and address quality-of-life issues, eliminating and preventing blighted conditions and are revitalizing, the economic integrity of the community. The HBCRA offers five residential programs that assist in the redevelopment of the community redevelopment areas, in order to eliminate the slums and blighted conditions, thus improving the attractiveness and quality of life for our existing and future residents of the City of Hallandale Beach. All HBCRA programs are on a first come, first ready basis, subject to availability of funds. If you are a homeowner or future homeowner, please take advantage of these opportunities. Paint Voucher The HBCRA offers a paint voucher worth up to $500, for the purchase of exterior paint and supplies for a residential property being painted by the homeowner. The program also allows hiring a qualified paint company or contractor. HBCRA would cover 90% of a maximum cost of $2,500 for single-family dwellings and 75% of maximum cost of $5,000 for multi-unit dwellings. The application fee for this program is $75 and it is non-refundable. Neighborhood Improvement Neighborhood Improvement Program (NIP) is intended to encourage neighborhood beautification and enhanced curb appeal in all areas of the redevelopment district. The goal is to provide financial assistance for exterior residential facade improvements in the redevelopment district for the purpose of improving property conditions, values and aiding in the elimination of slums and blights. The program offers up to $50,000 for single-family homes and up to $75,000 for multi-family homes for qualified exterior improvements and there is, no application fee. Storm Shutter/Impact Window Rebate Under this program, the HBCRA offers a rebate of up to $1,500 for the installation of storm shutters or impact glass for owner-occupied properties, excluding mobile homes, in order to mitigate storm damage. The $1,500 is in the form of a rebate. The property owner is responsible for any costs exceeding the maximum $1,500 benefit. The application fee for this program is $75 and it is nonrefundable. Replacement Home Program (RHP) The RHP is a subset of the Neighborhood Improvement Program (NIP). Applicants are identified to be eligible for this program once the property assessment, ordered by the HBCRA, proves that the costs of the recommended NIP improvements exceed 50% of the property appraiser’s assessed value of the property. Under the Replacement Home Program, the HBCRA will provide a low interest or interest-free loan up to $250,000 (or the current cost of construction with plans, permits, construction and finishes) to single-family home owner. Senior NIP Mini Grant Program This program provides up to $15,000 in financial assistance to seniors (age 60+) for exterior residential facade improvements in the redevelopment district for the purpose of improving property conditions, values and eradicating of slums and blights. The grant can also assist with interior repairs to mitigate life safety issues, including removal of asbestos, mold, home barriers to the disabled and/or elderly or other life safety issues, as determined by the Building or Code Compliance Official. A property can be assisted twice, every four years, providing that no other HBCRA loans or City liens exist on the property. Senior Rental-Utility Assistance Program This program provides up to $100 a month toward rental or utility expenses for up to six months. Applicants must be income-eligible (50% Area Median Income), senior households (age 60+), reside within the Hallandale Beach CRA boundaries and spend more than 30% of the household’s income on housing costs. First Time Homebuyer Program Under this program, the Hallandale Beach CRA (HBCRA) provides a maximum amount of $80,000 in down payment assistance for the purchase of their first home, within the CRA's district. These funds are available to affordable housing buyers ( in-come is between 50% and 120% of the Broward County median income guidelines) to be used for gap funding and closing costs. The program also provides an incentive of up to $10,000 in down payment assistance for workforce housing buyers, whose income is above 120%, but, not more than 140% of the median. An additional $5,000 in-centive is available for first responders, teachers & nurses.
