Forchion - LOVE Aventura July 19, 2024 Share Now is the time to recognize the overwhelming economic impact of the Black-owned business. The influence of an entrepreneur’s success story is apparent in his or her impenetrable brand and capability of fulfilling a need, or void, in the marketplace. Many would immediately recognize the names of wildly popular conglomerates such as Fenty Beauty by Rihanna, World Wide Technology, and the Oprah Winfrey Network. Representing 10% of all businesses in the United States, and 30% of minority businesses nationwide, what are the prospects for profitability among small business owners? As access to capital increases among Black business owners, the future of growth and development continues to paint a promising picture. According to the U.S. Small Business Administration’s Office of Advocacy, Black-owned businesses account for 3.5 million companies in the nation and more than 1.2 million jobs in competitive industries such as retail, education, finance, hospitality, and technology. For the past 20 years, institutions and professionals acknowledge National Black Business Month in August, urging consumers everywhere to recognize the past and current contributions of Black-owned operations as they catalyze immense wealth within the global economy. Moreover, such companies also promote inclusionary measures paving the way for diverse employees to not only make a comfortable living but achieve economic prosperity. Property Rules For Snowbirds: The Difference Between Second Homes And Investment Properties By Christopher Carter - Real Estate Broker Associate February 23, 2024 Share Over the past couple of years, thousands of buyers from "up north" have purchased houses and condos in Florida with various ideas in mind about how that property might be used. Some intend to relocate here full-time, some want to be seasonal residents until they become full-time at some point in the future, some want to own property they can offer to visitors and snowbirds for Short-Term Rental. It is important for all property owners to have accurate information about the difference between Second Homes and Investment Properties. Many potential buyers and new owners are asking for clarification on various occupancy categories, and the answer depends on whether you're looking at mortgage lenders' guidelines, IRS interpretation, or Condo/Homeowners Association Rules. Mortgage lenders focus on risk management The IRS is concerned with taxation and deductibility of costs Condominiums and HOAs want to preserve property values through controlling non-owner occupancies. Mortgage lenders identify 3 separate levels of residential occupancy in their borrower qualifying standards: Primary Residence, Second Home and Investment Property (Non-Owner Occupied). Within the same mortgage loan program (30-year fixed for example) and for the same borrower, a Primary Residence mortgage will have a lower interest rate than a Second Home, and a Second Home will have a lower rate than an Investment Property. When applying for a mortgage, buyers sign a statement declaring their intended occupancy of the property. Lenders' maximum Loan-To-Value ratios (LTVs) are higher for Primary, lower for Second Homes, and lower still for Investment Properties. This means that a higher down payment is needed for Second Homes and Investment Properties. This is part of all lenders' risk management. Primary Residence is defined similarly by most all interpretations. It refers to where a person lives for most of the calendar year, based on things like: • Address on Driver’s License and Vehicle Registration • Utility Usage • Address On Federal Income Tax Returns • Voter Registration (The rumored "6 months and a day" standard for occupancy, residency and Homestead Status is just that - a rumor. Occupancy and residency are determined and verified through valid documentation.) When we talk about Second Homes, things get a little blurry depending on whether you're applying for a mortgage or Filing Tax Returns. IRS Publication 936 (Home Mortgage Interest Deduction), addresses how mortgage interest is treated on Primary and Second Homes. Here is a direct link: Publication 936: www.irs.gov IRS guidance explains that if a Second Home is not rented to others, it is automatically considered a "qualified home" for Tax purposes even if the owner doesn't use it during a given calendar year. As such, any mortgage interest paid during the year on a qualified Second Home is Tax Deductible when Itemizing Deductions on Personal Income Tax Returns, the same as for a Primary Residence. When a Second Home is rented to someone else for part of the year (seasonal or vacation rental), the IRS says the owner must live in the home for a certain period during that same year in order to deduct mortgage interest. If an owner does not live in their Second Home for at least that period of time, the IRS calls it a rental property, which requires different tax accounting. See IRS Publication 527 (Residential Rental Property) for details. Here's the direct link: Publication 527: www.irs.gov - Make sure to consult a tax professional for application to your specific circumstances. Just because the IRS says something is OK for tax purposes, that doesn't mean mortgage lenders look at things the same way in terms of their risk management. For our discussion today, we are using FNMA's (Federal National Mortgage Association or "Fannie Mae") guidelines which are considered the benchmark for conventional (non-government insured) mortgage qualifying standards. Government-insured mortgage financing (FHA, VA, USDA) is only for Primary Residences. Second Homes and Investment Properties are not eligible for FHA, VA, or USDA mortgage financing programs. FNMA's current Second Home guidelines include: • Reasonable distance from Primary Residence • Occupied by borrower some portion of the year • Single-family home or individual condominium unit • Suitable for year-round occupancy • Borrower has exclusive control over occupancy (no third party approving or declining rentals and tenants) • No rentals for a certain period after purchase Under either IRS or lender guidelines, if a property's use doesn't conform to all Second Home guidelines and requirements, it defaults to Investment Property status which is property purchased with the intent of producing cash flow and/or price appreciation. Remember - loans for Investment Property carry higher interest rates and require higher down payments than loans for Second Homes, and Second Home mortgages have higher interest rates and down payments than those for Primary Residences. For years, occupancy misrepresentation to receive better rates and terms has been one of the most-committed types of mortgage fraud in Florida. Another major difference between Primary, Second Home, and Investment Properties comes into play with properties governed by Condominium and Homeowners Associations. Many Associations limit Non-Owner Occupied (Investment) occupancies. When there are too many Investment Properties in a building or community (think Short-Term Rentals), lenders are unlikely to approve purchase financing for individual properties in it. Study your Association's Governing Documents for details and restrictions related to owner, guest, and tenant occupancies. Keep in mind that for all of the occupancies mentioned in this article, non-immediate family and friends/guests/acquaintances are NOT owner occupancy if the property owner is not there at the same time. This distinction is made clear in many Florida Condominium and Homeowners Associations' recorded Governing Documents. Dillard High School Graduate Gabriel Samy The Fort Lauderdale Native Serves Aboard Navy Warship In San Diego By Ashley Craig, Navy Office Of Community Outreach Mar 27, 2025 Petty Officer 3rd Class Gabriel Samy, A Native Of Fort Lauderdale, Florida, Serves Aboard USS Jack H. Lucas, A U.S. Navy Warship Operating Out Of San Diego, California. Samy graduated from Dillard High School in 2017. The skills and values needed to succeed in the Navy are similar to those found in Fort Lauderdale. “Growing up, I learned to work hard, to never give up or falter under pressure,” Samy said. “Having that mindset put that fire into me. I feel like it’s helped me basically learn how to adapt. During hard times, it’s easy to give in and here you’re not really able to quit.” Samy joined the Navy three years ago. Today, Samy serves as a machinist’s mate. “I was working for a temp company before I joined the Navy and I met some prior enlisted guys who told me about the Navy,” Samy said. “They told me about traveling and having a steady income. They were still getting paid by the military while they were working with me.” Jack H. Lucas is named for Marine Corps Pfc. Jack Lucas, who served in the Marines during World War II and earned the Medal of Honor for his heroism at the Battle of Iwo Jima after saving the lives of three Marines when he was just 17 years old. Lucas is the youngest Marine and the youngest service member in World War II, to be awarded the United States’ highest military honor for valor. Jack H. Lucas is a Navy destroyer, a multi-mission ship that can operate independently or as part of a larger group of ships at sea. The ship is equipped with tomahawk missiles, torpedoes, guns and a phalanx close-in weapons system. More than 300 sailors serve aboard Jack H. Lucas. Their jobs are highly specialized, requiring both dedication and skill. The jobs range from maintaining engines to handling weaponry along with a multitude of other assignments that keep the ship mission-ready at all times, according to Navy officials. The U.S. Navy is celebrating its 250th birthday this year. According to Navy officials, “America is a maritime nation and for 250 years, America’s Warfighting Navy has sailed the globe in defense of freedom.” With 90% of global commerce traveling by sea and access to the internet relying on the security of undersea fiber optic cables, Navy officials continue to emphasize that the prosperity of the United States is directly linked to recruiting and retaining talented people from across the rich fabric of America. Samy has many opportunities to achieve accomplishments during military service. “I’m most proud of my medals from Captain’s Cup,” Samy said. “It’s a competition between other commands on the base. We won the overall competition. I’m also proud of the stability I have now.” Samy serves a Navy that operates far forward, around the world and around the clock, promoting the nation’s prosperity and security. “Serving in the Navy means having integrity and protecting those who can’t defend themselves,” Samy said. Looking To Travel In 2026? - Your Next Trip Could Be Riskier Than You Think - Here's Why And How To Adapt By Christopher Elliott Jan 1, 2026 Colombia Has Been At The Top Of Seann Malloy's Bucket List For Years, So He Recently Started Planning A Solo Trip To Cartagena And Medellin. He Looked Forward To Sipping Tinto Coffee At A Cafe And Strolling The Beach At Playa Blanca. The destination seemed safe at first, but then came a U.S. State Department travel advisory warning of an increase in crime. And then he started to do more research, reading local crime reports and talking to Colombian expats on Reddit and Facebook. That's when he started to have second thoughts. "The tipping point was a pronounced surge in robbery and kidnapping of tourists in cities, much of which went unreported in the mainstream travel press," says Malloy, an attorney from Bethesda, Md. "I wondered: Would I feel safe walking alone at night, or taking a rideshare to a more casual location? The honest answer was no.” He canceled his trip. Malloy isn't alone. It's been a busy year for government travel warnings, but those notices don't address the personal risk factors to an individual traveler. And as a result, many travelers are wondering how to answer the question: Is the place I'm planning to visit safe? How do you determine if a destination is safe? As travelers start thinking about their 2026 trips, personal safety is coming into focus. Andrew Coggins, a Management and International Business Professor at Pace University, says determining how dangerous a place is can be tricky. It's a balance between your own risk tolerance and the conditions on the ground. But he says Malloy followed the right steps. "Some key indicators of dangerous destinations are unstable governments, civil unrest, and high crime," he explains. "These don't always get above the news radar, but watching and listening to vetted news sources with a global outlook can keep you abreast of what's going on around the world." Pro strategies for figuring out travel risk in 2026 Experts say travel next year will be fraught with risks, including crime to geopolitical turmoil. But there are ways to ensure you know the dangers before you commit to a trip. Cast a wide net. No single source is completely reliable, according to John Rose, Chief Risk Advisor for ALTOUR, a global corporate travel management company. "Safety is dynamic, so it’s essential to cross-reference data points, from crime trends to health infrastructure to geopolitical stability, rather than rely on a single source," he says. Check official and unofficial sources. Sure, the State Department is an official source, but don't stop there when looking for safety advice, says Harding Bush, Associate Director of Security Operations at Global Rescue. "To assess the safety of an international destination, start by examining the U.S. Department of State travel warnings and other countries’ travel ratings like the U.K. Foreign Commonwealth Office and Canadian travel advice and advisories," he says. Unofficial sources can be important as well, he notes. "Ask friends or colleagues who have recently visited the area whether it is considered stable, or if it is a conflict zone or near one, while also identifying any violent factions present.” Go social. "We always suggest monitoring the local consulates at your destination on Social Media, and do that prior to deciding on your trip," says John Gobbels, Chief Operating Officer of Medjet, a medical transport and security response membership program. "Most are very good about tweeting updates on everything from where protests might be happening, to upcoming strikes, areas to avoid and a lot of other general safety information." Gobbels says in an emergency, it’s often a source of real-time updates customized toward U.S. citizens. Be skeptical. "Crime statistics do not tell an accurate story as to safety in other countries," says Leonard Sipes, a Former Senior Specialist for Crime Prevention for the Department of Justice who now runs a site called Crime in America. His go-to resource for safety information abroad is the State Department Travel Advisories page. But again, don't rely on just one source. Watch for these red flags. Some signs should trigger an immediate cancellation, says Muhammed Fawas, a tour guide from Kerala, India, who regularly advises his clients on travel safety. "They include sudden government advisories or embassy evacuations, Social Media reports of unrest or large-scale protests, or insurance providers pulling coverage for a destination," he says. If you see those, it's time to rethink your travel plans. Beware of overly general advice. For example, last year, right at the start of Nepal’s peak travel season in late September, the southern part of the Kathmandu Valley experienced serious flooding. But it was in an area that tourists rarely visit, notes Naresh Dahal, Operations Manager at Everest Luxury Holidays, a tour operator. "Many travelers saw those news clips and assumed the entire country was unsafe," he says. "In reality, the actual trekking and cultural destinations remained completely unaffected." Look before you leap. Global volatility means more destinations can quickly shift in their risk profile. "We're seeing increased caution advised for areas impacted by geopolitical instability, rising crime rates, or active conflicts," notes Luis Ortega, Vice President of Risk Assessment for Allied Universal, a provider of private security services. For example, parts of the Caribbean, like Trinidad and Tobago and Mexico, can change at a moment's notice. Ortega says it's best to check before you travel, even if you did your research during the planning phase. One more thing: When you go abroad, consider registering for the State Department's STEP program, which will keep you informed if the security situation deteriorates. Risk is a personal decision As you look to your 2026 trips, beware of one-size-fits-all advice. For example, I interviewed travelers for this story who said they would never visit a communist country because they feel it's too dangerous. But I just visited Laos and China, and it was perfectly safe -- for me. The point is, risk is a personal decision, and the general advice experts will give you only provides a framework for making your choice. "Travelers can prioritize safety through thorough preparedness, taking proactive measures, and leveraging support where available," says Frank Harrison, Regional Security Director for the Americas at World Travel Protection. But the rest -- which includes some heavy lifting on research, contemplation and consulting with trusted sources -- is up to you. Determining the danger of a destination in 2026 hinges on more than government warnings or crime stats. It’s a mix of hyper-local insights, geopolitical awareness, and self-assessment. Experts stress that travelers must triangulate real-time Social Media updates, cross-border advisories, and on-the-ground expat accounts to navigate risks like sudden unrest or unreliable data. Even meticulous planning can’t guarantee your safety. Volatile regions demand last-minute reassessments, while personal comfort with uncertainty varies widely. Beach Sweep is Back: Help Keep Hollywood Beach Clean March 17, 2022 Share One of Hollywood’s greatest assets is its beautiful, award-winning sandy beach. Travelers from all over the world choose our backyard as their vacation destination. As we make our way out of the pandemic, more travelers are vacationing on our beach. As with any popular destination, the more people who visit - the more debris gets left behind. In addition to the City’s regular beach maintenance, there are dozens of dedicated volunteers who hit the beach every day to pitch in to pick up litter on our beach. The City of Hollywood is pleased to announce the return of the monthly Hollywood Beach Sweep, where volunteers gather every second Saturday of the month to collect litter and cigarette butts from the sandy beach. Hollywood Beach Sweep Clean-Up returns on Saturday, April 9th from 7 – 11 a.m. Volunteers meet at Charnow Park at Garfield Street and the Broadwalk, at 7 a.m. Volunteers are asked to complete the registration form available on the City’s website and children, ages 8 and older are welcome to participate when accompanied by an adult.
